“Tea or coffee,” was the owner’s first greeting when we met. Then she patiently showed me the rooms and let me make my choice. Then I got welcome wine. It’s too sweet, and I sleep very well. I really love it.
It’s hard to say goodbye to the owner's family. I loved their kindness and warmth. They offer the best price with the best service. Come and try; you’ll agree with me.

Hotel and good location. I walked for 20 min and is manageable. Room is nice and clean. More importantly Stella is a lovely kind lady taking care the place and customer. Excellent value for money
Me and my partner book the Huckleberry bar and grill last minute.
I rung them the day before to see if they had an iron which they did and the lady I spoke to was very kind and put it in our room ready for when we arrived .
we arrived a little earlier than check in time , there were clear instructions on how to get into the room .
We had room 1 , it was a lovely room , very spacious and very clean , good size bathroom .
The bed was very comfy , there was a little noise when we went to bed but we was out till late our selves so didnt both us .
We had a drink in the bar that evening, staff were very friendly , food looked lovely , and was very busy .
We said next time we go over to Lincoln we will definitely stay here again as the place is in a good location to shops and bars .

The lady who owned the hotel made us uncomfortable by insisting on coming into the room with us upon arrival even after I said it’s not my first stay, and when it came to check out knocked on the door 45 mins before checkout to remind us what time checkout was and making sure we were checking out then. Really confusing service and felt like we weren’t being treated fairly; as it wasn’t like that last time I stayed and i don’t think I’ll come back, cheaper rooms with far less hassle are available.
Everything was absolutely amazing. The hotel was super cozy and quiet, and they gave us breakfast every day. The sheets were so clean, and they changed the towels every day.

Perhaps listing the entry process and room entry system under 2 clear, separate headings in the communications may have made it clearer. It was also implied that the parking bays were in some way numbered or identifiable with the room number, but this wasn't the case. Apart from those small things, both dealt with quickly the room was clean, a good size and offered plenty of refreshments & breakfast options for us. The shared spaces were clean and appeared welcoming. Bed was comfy and shower great, but curtains or a blind would have been appreciated over the thin net panel window covering which was present. Would definitely come back again, good distance from the castle - about 30 mins walk - good value for price paid

Excellent hotel and location in Lincolns historic and cultural centre. Warm, friendly attentive staff. Nothing too much trouble. Our room was immaculately presented. Nice touches with bottle still and spring North Wales waters plus a couple of chocolate chip cookies wrapped in brown parchment to take home. We opted to dine in the restaurant in the evening. Excellent rib eye steak and, my wife's fish dish hit the mark as well. Breakfast next morning tasty, hot traditional English breakfast. Only minor detail they forgot our orange juice and some cutlery for our cereal. All in all a high class stay. We'll recommend Ed.

Aangie adeJosie and Paul are very nice friendly hosts, we arrived early and they let us park our car up while the room was being prepared. We stayed 2 nights in a ground floor room which was very clean and tidy with a tv, coffee stand and fresh towels, the bed was so comfortable and clean. also the guest house was quiet and well lit when you arrive back late at night .
A really nice area and it's only a short walk to all the attractions and seafront from the b&b. We didn't have breakfast but it did look amazing. We recommend this guest house 100%

GGuest UserThis was a 1-night stay and unfortunately the weather didn't allow for much exploring at this place. Our apartment faced a lovely open field and was so peaceful. It was equipped with everything we needed and was very comfortable.
