The outside of the hotel is very scruffy, but this is because it is in the process of being refurbished. The rooms themselves were excellent, clean , modern (although the see through toilet door is a bit kinky in room 4.) Although being warned of the step inside the passageway to room 4 my wife tripped up it and the light needs improving or warning tape put on the step. We had to bring the date forward of our visit due to the impending death of a near relative and was very disappointed in having to pay a surcharge of £48.00 per room for the convenience of doing this although we believe the hotel did not have any reservations for these rooms, so could have waived the surcharge. We did not have occasion to eat at the hotel excepting for breakfast which was excellent.

Great place to stay. Everything was perfect and it went above and beyond expectations. Great value. Clean room. Many amenities and they have really gone the extra mile to make the stay a good experience. I would stay again. Really good access to the beach and Delawarr pavilion. Even better that’s it’s above a resteraunt and bar.

We stayed here recently and have to say would not be back in a hurry. Really rude girl who when we turned up early said we could not check in until 3pm, which is fine as apparently the room was being cleaned, well if it was then they missed all the dust on various surfaces. We were then told in the evening when having a drink that last orders were 8.30, this happened a few nights, but their hours clearly show open until 11pm, so guess they just wanted an early night and couldn't be bothered with customers. There is no headboard on the bed, the bathroom has no where to put anything, the light in the hall is on most of the night, which shines into the room under the big gap at the bottom 8f the door. Standard lamp without a shade, chandelier with bulbs missing and not working, this is not boutique! Breakfast was rushed and they wanted to know what time we would be down and then cleared up instantly we had finished, no lazing around here! Very limited cooked breakfasts with no cereal or juice offered.

Stayed here last night for one night. Absolutely perfect location. Probably the cleanest place i have ever stayed! Very welcoming and friendly from start to finish. Literally couldn’t ask for more and the price is unbelievable for the standard of the establishment. The band we were down to see had rescheduled the gig from May to November and the Hotel moved our reservation with no charge and no issues when they would have been well within their right to change us. A good honest business with attention to detail. Would definitely recommend and will be returning.

What a great place to stay! The room was so comfortable. Really quiet at night. Beds comfortable, shower hot, fluffy towels, fantastic tea tray. Amazing breakfast. Great bar downstairs. Staff very helpful and friendly. Right opposite De Warr Pavilion. What more do you need?

We booked a room here as we were going to an event at the De La Warr Pavillion. This place is literally a few steps away. The room was spotlessly clean and my wife is very fussy! It was a large room and very quirky. The staff were lovely , the breakfast was delicious and all included. The bed could have been bigger In that room. But was definitely 5 star , we will definitely stay again - thank you 😊

Location is perfect, very clean room and bathroom (stayed room 2, 1st floor). Lovely and friendly staff, inclusive breakfast was excellent local produce. Parking at the pavilion across the road very convenient but if dark take a torch as keyboard does not light up but that's no reflection on the Seaspray. Will definitely stay there again

Booked the seaspray rooms last year when I also booked tickets for a concert at the de la warr pavilion. Paid £122 for what was highlighted in reviews as the best room they had (room 7) No car park onsite but reviews had said you can park outside on the street....but we found it was a 2hr maximum stay so not pratical for an overnight stay. We parked in the car park right opposite (which also what you look out on before the 'sea view 'so highly rated) Even then we had to 're book' parking on an app as it ran out at 8am in the morning and no facility to book for longer the night before, so no lie in if you don't want to risk a parking ticket. Room was fine, quite spacious, but the 'extra large bed' advertised was just a standard king size 5ft bed, nothing special or extra luxurious. Bathroom was OK, but nowhere to put your toiletries, no shelf etc . Nice large bathsheets. Tea and coffee was just your usual fare with only 4 milk pods (when you need 2 at least for any drink you make) selection of teas /instant nescafe and some instant hot chocolate. A couple of mini packs of biscuits Breakfast in the cafe below was fine but limited. No fruit juice or actual fruit /pastries offered, only cooked breakfast which was nice enough only the toast was already in the middle of the plate piled over with other breakfast items so it was soggy..... baked beans in one of those miniscule preserve/jam pots...what IS that about with hotels? It's not even a toddler portion.... All in all it was fine because it suited our visit to the de la warr opposite, but if I'd booked it for the hotel itself I would have felt let down at £122 for the night. Guy who checked us in and out was friendly and seemed to be the only one working there (we had to wait to be checked in while he served 2 customers at the bar) Was expecting a better experience and facilities to be honest. The sea view advertised is across the road and large car park. It's not sea front as such. Think they do OK from.being so close to the de la warr and local restaurants but I wouldn't stay again at that price.

Popped in for an afternoon drink in the bar, ended up booking a room ( we got lucky as they had one left!) and staying over for dinner. Everything was wonderful. Attentive, friendly staff. Fab food ( I had the fillet of sea bass) and a lovely large room with dual aspect sea views and a very comfy bed! Toiletries and plenty of tea/coffee in the room too. Good choice of breakfast options in the morning to finish off our little spontaneous stop over. Just top to tail perfect .
