I agree with pretty much everything in the review by Kath C two weeks ago. This hotel is vastly overpriced for what is provided. Room was very large ( we paid for the suite and view) but aside from toiletries there was no hint of luxury. A tea/coffee tray surely is a basic supply. Staff were very pleasant as others have said but something didn’t feel right. The owner was in reception when we arrived. The ‘welcome’ was extremely brusque which was all the more odd as he mistakenly thought we were returning guests (checkout was even worse-he did not even ask if we enjoyed our stay). Dining room was dark and lacking in atmosphere. Food was competent but no more and not worth the price charged. We ate in nearby Dunkeld after one night. Pricing is strange. We were charged more for a basic tea tray with very ordinary shortbread than we were for coffee with petit fours. This could be a lovely place but it needs a good shake up and perhaps the owner should let someone else manage it. It feels very tired throughout. Definitely not worth the prices they are charging.

After many road closures (which I ignored) we arrived at Kinloch House and were instantly welcomed, booked in and shown to our room. From then on it was a dream, with a comfortable bed, fantastic food, both dinner and breakfast, with one exception, (the black pudding was to spicy). The hotel is well appointed and our suite overlooked the grounds with two lovely highland cattle and two lovely horses always in view. The staff were very welcoming and efficient. We met some lovely guests there which was a delight. The owners mother is a STAR. Highly Recommended.

I am still at a complete loss as to why this place is SO expensive (apart from paying for the hotel's heating bill). Prior to our arrival I was dreaming about the luxury that was awaiting us for our one-night stay for my birthday. I imagined beautifiully presented home-baked traditional Scottish shortbread on the tea tray to accompany my much anticipated cuppa (of Scottish tea perhaps?). The setting and location is stunning, and we were helped with our luggage from the car which was a nice touch. I didn't particularly like the angry stuffed bear standing upright in the entrance hall (couldn't quite see why you would have that but I chose to ignore it - it's tasteless in my opinion) and we checked in and were shown to our room. As we know, May has been an extremely and unusually warm month so I was quite surprised to feel the heat coming from the radiators as we climbed the stairs. Our room was no better - the temperature in our room was really quite unbearable so we quickly turned off all the radiators, opened up all the windows (had to prop one open) and I immediately glugged the complimentary spring water. I searched for the tea tray but there was nothing (just the two bottles of spring water)....even the most basic B&B room has tea/coffee and a kettle, but not here. I was baffled.... We perused the evening dinner menu - quite pricey but maybe we would treat ourselves. Disappointingly, there was no vegetarian option offered so we decided to head into Blairgowrie and we both enjoyed a meal at a fantastic Indian restaurant, with a welcoming atmosphere and quality food. We returned to the hotel and I asked for a cup of tea. After checking a couple of times, I was assured it was complimentary. Incredibly a tea tray also suddenly appeared in our room with UHT milk sachets etc. It was confusing - you either provide it or you don't. And if you do, it has to reflect the quality that you're supposedly paying for. The bed was very comfy - we slept well. It's very peaceful here and the Thrush sang beautifully outside our open window. But overall the place felt tired and outdated. The radiator in our bathroom was leaking so I put the bath mat on the floor to soak up the puddle. There was no long wall mirror, just a dressing table mirror in the room. The toiletries in the large bathroom were good quality and there were fluffy bathrobes which were nice but we didn't need them. Breakfast was very nice. The porridge was excellent and overall it was good and nicely cooked. Perhaps my husband would have appreciated mushrooms, beans and a tattie scone with his cooked breakfast but there was a reasonable choice on the menu. The staff seemed on edge and the happy and engaging personal service just wasn't there. It was incredibly expensive and I have no idea why - apart from financing the heating bill? Our room didn't overlook the Perthshire countryside so we weren't even paying for the view! This hotel obviously pleases some

We were upgraded to the Mabel Suite, a stunning room in the turret, which felt straight out of a fairytale. The property is lovely, with Highland cows, a horse, and a few adorable dogs. Beautiful setting, attentive service, and a truly memorable stay.

We had the most fabulous two nights stay at this beautiful house. The staff were all amazing , very welcoming. especially Gordon. Dinner was superb , Glenn especially loved the trout. We have been travelling for the last four weeks and this has been one of our highlights. .Thank you all for making us feel very welcome.

Another lovely stay at our favorite hotel. Usual warn welcome, lovely room and an excellent dinner and service. As always, Paul made us very welcome. The Hotel is so relaxing and we look forward to several visits and golfing nearby. The changing menu every day always produces superb food and wine.

I am a tour guide , I have booked the room for my clients ,My client don’t understand English . So I have to help them to check in and check out. When I help my client checked in on 23rd Feb 2025, the Gentleman is quite nice, the hotel don’t have lift , he helped my client’s luggage. when I pick up my client on 24th Feb 2025,the Lady in the reception is very rude, she said I can't sit on the sofa, the sofa only for the resident, ask me to go out , she even told me the driver and tour guide only can stay in their car . I do think she has the racial discrimination for Asia people. I have been to Marriott , four season,holiday inn and so on , even I am not stay there , just use the toilet, the hotel’s staff never said go out for a strangers The Kinloch house hotel’s staff is too rude to Asia people,I booked the room and spend the money , I don’t have the right to sit your sofa The Lady said the tour guide and driver should stay in their car, the discrimination not only for Asia people but also to all the drivers and tour guide. Such a lovely country hotel, I don’t know why the staff so rude, if you don’t know how to deal with the clients you can learn, if you have racial discrimination and bad manner you can’t run the hotel. I spend 340 pound recommend your hotel to my client, the only right I deserved is sit in my car.

A truly traditional Country House hotel in a great rural location. The complete experience of staying here was truly enjoyable and reflects how things used to be and still are in some places, Kinloch is most definitely one of these.
