This is a beautiful property, very hidden away. Surprisingly quiet considering that it is situated relatively close to the road side. The property s easy to find and has good amenities, even access to a microwave and cutlery in the breakfast room. The facilities are excellent, ample parking is available. Room size is deluxe and the warmth of rooms was lovely considering this was an older property. On arrival a complimentary bottle of water was left on the bed along with the towel. A nice touch. The property has some beautiful prints and painting scatter around making it feel homely. So what’s the reason I didn’t give a five star review? I felt some time spent on “touch ups” could make a world of difference. Even just a lick of paint in some areas along with putting the curtains back on the running hooks would make a significant difference to the over all appearance of the property. A few two second jobs could help with finishing touches. The whole property needs an update, which could be done whilst keeping the Georgian style/original features. Just requires some TLC. The welcome booklet was a lovely touch, but stated toiletries would be provided, dressing gown and slippers. I unfortunately didn’t manage to locate any toiletries, luckily I’d bought my own. The bathroom was quite cold, understandably due to windows and being a grade 2 listed building, these wouldn’t be a cheap job to upgrade. A lovely size bath was available. I felt the hand wash perhaps shouldn’t be “Asda” brand, as this doesn’t fit with the properties aesthetic. The bed very comfortable, unfortunately I didn’t sleep brilliantly due to light from one of the outside windows, where there must be a street light directly outside. A liner or a black out curtain would do the trick. I also slipped on hallway rug, but managed to catch myself. This does make me question for older clientele this might cause a problem? Again I found some of the breakfast low quality. The coffee, cereal and condiments, supermarket brands. Perhaps money saving due to the size of property and cost of utilities, heating etc. The cooked aspect of the breakfast was excellent and I couldn’t fault this! Overall, the stay was excellent value for money and I will certainly stay here again. Any queries were answered promptly (immediately) via a text. Lovely host, she has the correct balance of welcoming and polite without being “nosey” which some hosts can be! Offered to make my breakfast early as I needed to head off to an exam that morning. I hadn’t requested this, she just offered. 5* host. She manages the estate after a difficult time in the family who own the property. She’s been keeping things ticking over whilst the estate is being sorted, and she’s doing an excellent job.

There are very few places for the traveller to stay in and around Great Baddow/Sandon and this guest house was reasonably-priced and included breakfast. It's an attractive centuries-old building and the bedroom I stayed in was warm, clean and the bed was comfortable. There was no-one there to meet me (although I knew that in advance) but it was very dark inside and as I had no idea where my room was, I had to peer at the room doors closely to find the one I had booked. To get in, there are codes to open the outside gate, the house front door and your room so, although I had no issues I can imagine that some people might find it rather daunting. Breakfast is included and was freshly cooked with lots of choice - and served by Caroline who was friendly and helpful. There is loads of parking too. I would stay there again happily. The only problem was the private bathroom that comes with the room had no heating and was freezing.

We stayed for a wedding and everything was perfect. The garden is stunning to sit and relax in, free parking, tasty hot breakfast that you select the night before, comfy rooms and stunning old decor. The house is beautiful. Caroline was very friendly and helpful. We would certainly stay again and can highly recommend this to anyone in the area. It’s superb value for the rate of room too. Loved the 4 poster bed! Don’t miss this gem.

A great B&B it's a listed building and the garden is lovely. I stayed in the Regency en-suite room it was just what you'd expect from such a building a comfortable bed with great pillows the en-suite was small but spotlessly clean. The cooked breakfast was good and Caroline the host was so friendly and welcoming. Overall a good experience and good value for money

I booked this hotel from my wife's 50th as we are attending a Festival close by. 3 weeks out it has been cancelled with no explanation. There is obviously at this late minute no other available properties in the area. We have recently lost a close relative (especially to my wife) and this event would have been the perfect chance to somewhat recover. These hotel has completely ruined that and caused unnecessary stress in an already stressful time.
