This is the best b&b we have stayed in. Fraser and Maria are great hosts. They are very friendly and so helpful. My partner was unwell and they could not have been more supportive, which meant a lot to us. I overheard Fraser offering to drop another couple to the Isle of Wight ferry. We had a large room with views of the garden (room 4). The bed and pillows were comfortable. Modern wetroom with rainful shower. Lots of appreciated extras too, the Ferrero Rochers are a favourite of ours. Thank you Fraser and Maria, we look forward to returning.

Loved everything about our stay, so much so we booked a return visit prior to leaving! The whole property is immaculate and our room was scrupulously clean with everything we needed and more besides. Breakfasts were amazing and plentiful with a good choice of options, cooked fresh to order. Fraser and Maria are superb hosts, very friendly and welcoming, nothing is too much trouble. Highly recommend.

Everything you could wish for in a BnB: all the standards (cleanliness etc.), lovely big rooms with ample bathrooms, beautifully decorated, excellent breakfast and lovely friendly hosts Fraser and Maria. Deserves six stars out of five!

We stayed for 2 nights ,Great hosts ,room was fabulous,and the breakfast to die for . A great location just on the edge of Lymington , just a 5 minute walk to the high street Great for foodies as lots of wonderful restaurants to chose from,as recommended by our hosts We will be going back!!!!!

This is top rate accommodation. The hosts Maria and Fraser are super people that welcome you warmly. The rooms are large and clean, with a well appointed en-suite bathroom. All of the fittings are modern and of high quality. The breakfast was really good and tasty. It will keep any well built man satisfied until mid-afternoon. The free parking was an added bonus. You do not need to stay anywhere else when in Lymington

Spacious room, large comfortable bed, large bath, modern decoration, and spotlessly clean. Ample parking. And best of all, a fantastic full English breakfast that is second to none. A great place to stay in a beautiful part of the country.

Excellent all round and great locatiion for cycling.. The owner frazer made us feel very welcome.. Hotel is very modern with comfy beds. Breakfast is exactly as other photos posted oo not disappointed. Also safe bike storage on the property. Seasoned travellers we will not doubt be returning.
