A gem in the centre of Keswick. The owners Ivan and Holly are very friendly and welcoming. Great choices for breakfast. Lovely comfy and clean rooms. What more do you need? Oh yes, the views. The views over the park and mountains beyond are stunning. We will definitely be returning with the family or hopefully just on our own.

Stayed here for 1 night with my wife, great little place, has a lovely little bar area and breakfast room. The room was very nice clean and beds were really comfy, 5 minutes to town centre and derwentwater. The owners holly and Ivan were lovely people. Told us information about local area and walks etc. full cooked breakfast was so good lots of choices etc. we would 100% return. Thanks Aaron & Kelly

A well appointed, spacious, modern and comfortable room with a large en-suite in a prime location with easy access to the lake and Keswick town centre. The staff are so friendly and special mention to Emma and Ivor for making us feel so welcome. The breakfast was amazing with a good choice for vegetarians and set us up nicely for the day. The B&B was clean and it was clear that staff went out of their way to ensure it stayed that way. Their attention to detail in terms of presentation of food, cutlery, layout of furniture, professional manner etc was evidence of a well run establishment. There just was an air of tranquility and calm in the place that made you look forward to coming back after a hard days walk! Recommend this with no hesitation!

Last minute stay here with my parents and it didn't disappoint. Lovely B&B and really friendly hosts. Great location just away from town centre opposite the park and path to the lake. Rooms lovely & clean Good choice for breakfast. Bar area. No lift

We loved the location which is very close (but not next to) the lake and a short walk into town. We were allegedly upgraded to a "suite" which was a very basic and sparsely furnished attic room with dangerously low sloping ceilings. However, we only stayed for 2 nights and breakfast was good with nice staff but wouldn't stay here again.

A lucky last minute booking saw me staying for a night. Fast response and friendly. Absolutely spot on and just what I was in need of and hoping for. Comfy single bed, view of the mountains. Quiet yet very close to amenities. Hot strong shower and excellent breakfast. Spotlessly clean. Can’t fault it. I know where I’ll be staying next time in Keswick

First time stay and wasn't disappointed, a lovely warm welcome from Ivan and Holly. Great location, a few minutes walk to the lake and a few minutes walk to get to the centre of town. room was lovely and clean. Breakfast was amazing. We will definitely stay here again. Relaxing weekend just what was needed.

We stayed in mid September as part of our big 25th anniversary trip. Ivan and Holly were great hosts with plenty of to do advise for the area. Our room was very large compared to some UK hotel rooms with a very comfortable bed and a great view over the park. Breakfast was excellent with a very varied choice. The hotel is perfectly placed for a short walk into the town and very close to the Derwentwater boat launch to get over to Cat Bells. We would definitely stay again on a future visit to Keswick.
