We visited this hotel end June/beginning of July. It was a lovely hotel, rooms were clean and spacious though the shower was a little small. The food was nice the staff were excellent in the bar/restaurant area. Norma was exceptional always asking how your day was, what your plans were etc. Marina who worked in the snack bar and bar was very friendly always smiling. There is a happy hour every night. The pool area was clean, a couple of the beds were a bit worn. WiFi is a bit hot and miss but worked in the bar. There are a few little tavernas near the hotel all really friendly both to the left and the right as you come out onto the main road. Kos town is a walk away or if you’re not good on your feet the taxi costs 7 euro's they do take a while to come so be prepared for that. You can rent a car, push bike or scooter from the hotel. We found hiring a car great to get round the island. If you’re thinking of a trip I would recommend Sunset in Zia - simply beautiful. Lovely hotel with excellent staff.

Lovely hotel. Very nice fully air conditioned rooms, modern, nicely decorated, peaceful feel. Fully tiled modern shower room. A balcony with table and 2 chairs, a tilt patio door. A large dressing table with 2 draws and a cupboard, fridge, kettle, 2 cups and glasses and a hairdryer. Superking size bed, which is extremely comfortable. Bedside tables with drawers and great bedside lights, and a very comfortavle modern armchair. A tv with a few channels. (Regular csi in English )Linen changed frequently, rooms cleaned, and beds made daily. Lots of choice for breakfast, 4 different types of bread, meats, cheeses, olives, croissants, cookies, cakes, yoghurts, fruits, choc spread, honey, jam, marmalade and then cooked items, eg: boiled eggs, fried, scrambled, roasted vegetables, bacon, porridge etc... Far too many items to mention for evening meals. Needless to say, I'm a vegetarian that doesn't eat fish, and I had plenty to eat every night. Lots of salad choices, particularly liked the beetroot and orange and the pear and walnut. Fresh fruit each night and 2 'naughty' puddings to choose from. The staff are lovely. They aren't intrusive but are happy to chat or help any time. The pool bar is open day and night and there's a 'Happy Hour' 20:30/22:30, serving half price cocktails etc... The outdoor pool area is lovely and relaxing, with lots of seating options. Lots of evening entertainment and very friendly bar staff. There's also a quiet comfortable seating area inside. The only extra we had to pay for was a safe in the safe room within the reception, which was e15 for the week. Reception is manned 24hours a day. Free wifi. Excellent customer service and care. Really can't fault this place at all, we will return POINTS TO NOTE 15 minutes walk into Kos town, 50 seconds to the beach, escooters and bicycles available, car hire available. Great view, romantic and quiet, excellent value for money

This hotel is not 3 star. There is only one restaurant and not 2 as Jet2 claim. The rooms we were given were awful and not superior as per the booking. The reception staff are appallingly rude. The rooms require significant updating and maintenance. The two rooms we had both had leaks - the first from the floor above, and the reception staff admitted they were aware of the leak when I reported it. The second room had a plumbing leak which continually flooded the floor. They eventually moved us from this room but only after blaming us for the leaks. The replacement room had a broken patio door which came off its hinges and cockroaches. The reception staff thought the cockroach issue was funny! We contacted Jet2 about the issues but they did absolutely nothing to help. Suspect they knew the issus before but still accepted the booking.

Palm beach is a small hotel with nice pool area and clean bedrooms, our room was cleaned every day and had a towel change during our 1 week break, food is ok and the staff are lovely and work really hard, they had entertainment on 4 nights, we had a great time and would use this hotel again if we returned to Kos. We checked reviews before our break and there are some poor and inaccurate reviews don’t listen as they must have been staying at a different hotel to us!

Please ignore the negative reviews. We're just back from a 2 week happy friendly stay. Lovely staff all round added to our great holiday. Beautiful sea view room with air con plus a mini fridge. Comfy big bed with powerful shower in the bathroom. Happy hour cocktails every night from 8pm till past 10pm made by the brilliant Gratsiela and served with a smile by waitress Marina. Picturesque big pool with sunbeds all round, some of which are extra comfy. Food good. Receptionists Maria and Anastasia super helpful and friendly. No complaints at all by us whilst staying here. Would love to visit again. Enjoy your holiday as did we. 👍

The service can be described as completely inconsistent and unfriendly. The staff at the hotel (apart from stavros on the bar) were rude and never acknowledged us as we walked in and out of the hotel (every hotel I’ve ever been to the staff have welcomed us and said bye). The server was rude and never friendly but unsure of her name. The housekeeping was inconsistent with towels we either didn’t have them replaced, put on the bed or folded nicely on the bed. The food was not a level it should have been, if you had ordered the food at a restaurant that’s offered here you would be very disappointed. My friend and myself stayed here for a week and we ate here twice (the first two nights before we gave up and ate out the rest of the trip). The pool area is nice and the room aircon is good and to be honest that’s the only good thing I can say about the hotel. It’s very sad because the other reviews say how friendly the staff have been and we’ve seen ourselves that the older demographic have the best service. I would not recommend this hotel to younger people wanting to stay with friends. AFTER writing this the night before we left we had a problem with the night host as we had lots of red ants in the room and in our beds we asked for a different room for the night and the guy literally come to the room had a go at us about the towels on the floor?? And said we were being silly and didn’t we have the ant problem back in the UK, genuinely worst service I’ve ever ever had in a hotel and I was so upset on the last night. HORRIBLE. The owner even walked past us shaking his head as we moved rooms in the end- honestly it’s laughable how horrible this hotel has been.

I am so unbelievably disappointed with our stay at this hotel. I can honestly say I have never stayed at a hotel where the staff are so dismissive and service be so inconsistent. Me and my friend have stayed for a week and we were barely in the hotel. The rooms are really small and dated. The food was really bad. After the first 2 nights we just didn’t bother and ate out for the rest of our trip. I personally felt really singled out watching how the staff made the effort to have a laugh and a chat with all the other guests, whilst we have been ignored the entire week. For 2 young girls in our early twenties, this made us feel so unwelcome and uncomfortable. We made efforts to try and make small talk with the staff, and we are so polite, but they didn’t make any effort with us at all. On our second night, we were waiting for the entertainment to start in the communal bar area for all hotel guests, I had bought a pint of the local beer 45 minutes to it starting as we didn’t feel like drinking because we were so tired. 5 minutes before the entertainment started, the waitress kicked us out of the communal bar area because we weren’t buying any drinks. We didn’t say anything or argue because we aren’t the confrontational type. We have paid so much money to be here and this type of behaviour is so wrong. There were lots of empty tables with absolutely nobody looking for anywhere to sit. The final straw has been tonight. The room we have been staying in has holes in the wall/skirting board by our bathroom door, and over the last few days we have noticed some ants coming out of it and into the bathroom. We just swatted them away and at the time it was manageable. Tonight we have come back to find the ants all over our clothes, and in our beds/on our bedside tables. We have both been waking up with new bug bites, not knowing where they’re coming from, and we now presume it is this. I spoke to the man at reception, and said we had videos of all the ants and asked if it was okay if there was a spare room for us to change to just for tonight before we leave tomorrow at 9am. He wasn’t interested in the videos of the problem and said he would come and spray them with bug repellent, which we had already been doing but this didn’t stop more coming. By this point they were already in our beds and we were both covered in bites, so we just didn’t feel comfortable sleeping in the room and again I asked nicely if there was any chance of having another room for tonight - all we would be doing is sleeping. The man was so unbelievably rude to us and the only problem he could see was that we had placed our dirty towels against the wall where the holes were to stop the ants coming out. He yelled at us for this but our towels hadn’t been changed in 3 days by this point, so we didn’t see the problem and just wanted to block the ants. Our towels have been changed twice our entire stay, so this felt like a giant slap in the face. My friend got really upset so we just asked hi
