Cleanliness Mixed Bedding clean (and bed comfortable) Loo clean Tea station clean BUT Curtains not properly on rail No net curtains even though on ground floor Carpet hoovered but stained Wallpaper on exposed corners worn and grubby.

When I arrived the building looked shoddy and run down and had signs for a different name (Hyde Park instead of Avalon) although a sign with the old name on was still visible on the side. The room was quite small and looked nothing like the rooms advertised on the website. The room looked like it had not been cleaned in a long time: there were stains on the carpet and walls, the paint on the doorframes had been scratched off and the lightshade was covered in dust and cobwebs. In addition to this, the radiator was also covered in dust. Inside the bathroom the toilet hadn’t been cleaned, the extractor fan/vent was caked in dust, the mirror and shelf looked like they were going to fall off and the toothbrush holder was cracked. The listing when I booked said it included a free breakfast but this was not the case - there was no provision for breakfast whatsoever - and there were no toiletries supplied contrary to the listing. In general, the service was poor, the lobby smelt of stale cigarette smoke and the hotel was very noisy.

Upon arrival it looks like something out of the Adams Family. Single room with shared bathroom and toilet that was always occupied by families who looked like they were permanent residents. Room filthy, remote control filthy. I ended up switching hotels!!

The worst experience of a guest house I've ever had! This was booked through *********** and even though I provided booking reference number and pin number on arrival they couldn't find our booking on there phone! After contacting the owner they eventually showed us to a room that was dirty and with heating on full with window wide open! We decided to go into Leeds straight away but the key they had given us did not lock the door. After trying numerous keys they could not supply a key that worked. We left the property requesting a refund from the owner which we did get the same day. The next day however *********** emailed us to tell us the owner had put it down as a no show on our behalf!! Our advice avoid this place

Arrived at the hotel with the booking confirmation, all paid for in advance, to be told there were no rooms left for us. Staff didn't care, were rude an unapologetic, and left us homeless on the doorstep 4 hours from home, then proceeded to carry on laundry duties while we stood there with nowhere to go. AVOID LIKE THE PLAGUE. THEY ALSO CHARGE £30 WEEKEND PARKING WHICH ISN'T ADVERTISED ON ***********

Very small room for one. OK but part of room unusable as blocked by bed. Not as convenient for public transport as expected. Basically you rock up, get your keys an.d drop them in a box when checking out. Nice obliging check in but no replenishment of tea/coffee etc in 2 night stay. Acceptable for a short stay but price on a par with better chain hotels nearer to good transport links
