Lovely friendly place next to the river. Plenty of parking facilities just over the bridge which is approx five minute walk.  The room itself is spacious enough although for some may be a little dated. Bed is comfortable with a lovely duvet and pillows. Only downside was the curtains which are not blackout so do let in too much light for me but heyho I still had a reasonable night sleep  To get to the room we stayed in, we had to walk up a spiral staircase which for some people, this could be a struggle as the steps have been assembled quite tightly due to space so make the steps on the small side, there is obviously a handrail so coming down side ways helps.  Breakfast was continental consisting of fruit, cereal, yoghurt ( which was exceptionally tasty) toast etc. An English breakfast was offered at an additional cost but we preferred this option.  All in all a lovely place to stay with friendly welcoming hosts who were on hand to offer advise and assistance should you need it.

£24 for two cream teas with tiny microwaved supermarket scones! Table next to us had three cream teas....for £24.? Cash only, very suspicious especially as this is connected to the B and B. "Cash is king", he says. (Especially if it doesn't make it to the books I'd say) Poor quality and expensive. No toilet or hand washing facilities. Pretty garden. Won't be back.

AVOID We spotted this lovely tea rooms in Lynmouth….thats where the ‘lovely’ ends. Walked into the tea garden (empty) to be greeted by a seemingly pleasant man. He asked if we wanted cream tea, I said Yes but just one, my partner just a tea, he was quite pushy with trying to sell us more. We couldn’t stay outside because of wasps so took chain off the door to go inside, he wasn’t happy but took us to a table. This man became quite abrupt & rude when we asked for the toilets as we had been walking for some time…he said none there, only in guests rooms, we would have to go across to public toilets nr the church…too far to go & come back. Shocking not to have toilets available, then we were asked for £11. 50!! (cash only payable immediately before we had barely sat down !) for what was a laughable version of a cream tea!! A flat, very strange tasting bun, cream also odd tasting, I couldn’t eat any of it. And we really needed the Loo. 🤦‍♀️ We walked out. This place needs looking into, as why would it be cash only if it’s a hotel!!

Well what can I say that already hasn’t been said. The previous comments are all true. On arriving we had the hard sell of the cream teas, we ordered one and my husband and I had cake each and tea, that was £25, there was no menu or prices so he can charge what he likes. The cake was lovely and a big slice but a slice of cake and tea £8 really!!! It’s such a shame because it’s a wonderful setting in the garden by the river.

Only popped in for a cuppa tea and a coffee soon as we arrived the man said did we want cream tea for 2 so we both said yes.The miserable man wanted the cash there and then when the scones arrived they were so small we were taken a back a bit as we paid £16.00 cash only for the two.I have cooked many a scone in my time for customers as well as for ourselves and if I didn't know better I would say the scones we had from this tearoom were not fresh on that day.I personally think it could be freshened up in the courtyard as everything was not clean at all.The only reason I gave 1 star was because of the view of the river.I personally would not go there again the man never came out to ask if everything was OK because if he did my answer would of been no.Also I would like to add my husband said the coffee was awful cheap coffee put into a coffee pot to make it look good.I am not a negative person normally but I had to have my say.

Having just visited avoid at all cost We popped in for a drink and cream tea, no prices a very rude man appeared took our order and demanded we paid up front cash only. The scones were warm but that is the only positive, they tasted artificial and we're very small. The coffee was cheap instant coffee put into a coffee pot, undrinkable. £15.00 for something that was inedible. Someone asked for a cold drink and was offered ,,,lemonade with a quip about liking "to keep things simple" All this served by a very pushy man and chains across the door.

We went saw this beautiful place over the other side of the stream & decided it looks a lovely place to sit for a drink before heading home. Talk about Rude, grumpy old man is an understatement. We soon saw why the couple already there was glad to see us arrive, poor things made a hasty retreat. The grumpy man grumped at us 2 cream tea's, no my partner said only 1 coffee & 1 coke please, grumpy man, then repeated 2 cream tea's, that's what you get here. We said OK, we'll go & get just a drink somewhere else. Oh fine 1 tea & 1 coke. My partner gave in & had tea not coffee. He brought me a coke zero, so I said I want original coke. Grumpy growled, why can you tell the difference. He then said to us give me a £10 note & I have £3 change in my hand. We have never been anywhere with anyone that Rude, grumpy & ignorant. Such an awful man to be living somewhere that so beautiful & lovely with everyone else being so friendly.

Absolutely appalled by the proprietors attitude, Anyone would have thought we had the bubonic plague or rabies or such like with the diabolical welcome we recieved....... Firstly meet with a chain across the entrance , Rang the bell 🔔, Then met by the grumpist old man on the planet,,,,,, Before we even had chance to enquire as to what we wanted , He said, Cream tea , I replied , What else is on offer , He barked , Cake 🎂, Even though it was pouring with rain He processed to close the door in our faces after ordering cream tea , Throw the tray at me & my sister in the rain and went on to demand £15 cash We were shocked at how expensive this was , We"re cornish and farmers & were rared on clotted.cream so we know how it should be , I asked him to bring us a fresh bowl as it looked old stale and dark orange with a hard skin & a crack on the top . Like it had Been sat in the back of the fridge for days , Reluctantly brought more , Was slightly better , But the dish was smaller , Wasn't enough for one scone then rang the bell & asked for more , The same even grumpier old.man brought the original stale old cracked cream , My sister & I preceeded to taste and it , It was rancid & had spots of mould on it , Unfortunately we had already paid and we didn't want to make a fuss because he already looked angry so imagine it we had complained more . I am still shocked that this day & age paying customers can be treated this way . I've noticed all the other bad reviews, Close this man's place down before he poisons someone!!!!
