"We are in room 440A and B it said 2 kings on the booking however the bed in A is definitely a queen and was a very hard bed with no topper the bed in B was much nicer to sleep on. I asked for a quiet room and wasn’t too bad however if your noise sensitive there is a bar across the road and you are close to the road and the windows are not double glazed so lots of coins gets through. The place feels like it needs a bit of TLC with some block out curtains for an Oaks brand I expected a lot more. Each room only had sheets and the duvets there are no other blankets so was hard to get termperature right as the kids and I found the duvet too hot and the sheets alone to cold"

"We booked a beach front unit and so pleased we did as from what we could seen few other units had any outside seating. The grounds are immaculate , nice grassed area directly in front of one of the cleanest beaches we have ever visited. There are electric BBQ’s , picnic tables, and sun lounges all for guest use. Our unit was older style but had everything needed, how ever it could do with a bit of a paint job, and the shower needs updating. The shower has 2 shower heads, both attached to the shower walls it would have been far better if one of the shower heads was the type that has a hand held attachment. There is an excellent washer and separate dryer that work very well. Sadly there was one major issue. There is no A/C in the bedroom. There is an A/C in the sitting / kitchen area but it does not push cool air down to the bedroom. As you walk from the kitchen/sitting area down the small hall, as you reach the bathroom you are hit by a wall of heat from the bathroom which is next to the bathroom. The bedroom does have a fan, but it just pushes hot air around the bedroom. We tried turning up the A/C in the kitchen /Sitting area up but that didnt help, we tried opening the bedroom window and turning the fan on high but again it did little to cool the bedroom, which made sleeping very difficult."
