The Oakes Hotel Overlooking the Falls

Location is unbeatable, probably the closest hotel backing onto the Incline Railway. With a Niagara Parks pass, you get unlimited rides right down to the Niagara Falls walking path/platform level. That convenience is huge. However, they know it and gouge accordingly: $50/night parking + $16 resort fee on top of room rate, which is outrageous when nearby lots go for $20–30. The hotel itself is very dated: old-hotel smell, tired decor, no modernization. They're coasting on location alone. The 14th-floor observation deck offers a nice falls view when mist isn't blocking it. Amenities are basic but functional. Free coffee and tea/water only, no breakfast. At the end of the day, you're paying for extreme convenience at a still-acceptable budget level, otherwise you'd be shelling out far more at the high-end hotels or the ****** nearby. That said, if you're willing to walk a bit or catch the very frequent WEGO bus (included with your Niagara Pass), you can find cheaper, better-kept hotels further out. It's your call: overpay for a dated room and extreme doorstep convenience, or save money and ride the bus like most visitors do on non-peak season.

We absolutely loved our stay at The Oaks Hotel! ❤️ We stayed in the Tower Room Premium Falls View King Jacuzzi Suite (level 16), and the view of the falls was simply amazing! Waking up to that beautiful view was definitely one of the highlights of our trip. The hotel also offers unlimited complimentary tea and coffee on the ground floor, which was a lovely touch. The location is very convenient, with easy access to the falls via the Falls Incline Railway. The staff were friendly and welcoming, and everything about our stay was wonderful. We truly loved every moment and would happily stay here again!

We had a wonderful stay at The Oakes Hotel! The view of Niagara Falls was absolutely amazing and definitely one of the highlights of our trip. Our room was spacious, comfortable, and perfect for our stay. A special shoutout to Mohammed at the front desk! He was incredibly kind, welcoming, and gave us so much helpful information about the area. He really went above and beyond and made a great first impression. We had a great experience and would definitely stay here again—especially for that incredible view!

The accomodation was great with amazing views second to none. Customer service was also good. It was a central location so access was good. If breakfast was also provided it would have been great.

We have been upgraded and moved to Hilton Niagara Falls/Fallsview Hotel & Suites as per front desk staff. And as a Hilton Honor member, the service we have received was excellent.

The hotel, outside of the front desk, is not very clean or well maintained. The picture on trip.com is not the room you will get. The beds are well used and sag in the middle. They also may be different sizes. I was suppossed to have two queen beds. I had a queen and a full. The observation deck isn't great. It's basically just benches in front of windows in a hallway, that all have busted seals, so the view out of them is foggy with condensation. The windows are also smudgy. Calling it an observation deck is a creative stretch and abuse of the dictionary. Most of the rooming floors smell like kitty litter and the carpet in the common areas has large stains. I went to floors 6 4, 6, 7, 8 and 14. The only good thing about this hotel is its location and proximity to the falls and related tourist traps. I was able to see the nightly fireworks from my bed so that's a plus, but it doesn't justify the cost of the room, or outweigh the general mediocrity of a hotel pretending to be more that what it is. Pretty sure everything in the bathroom is from the mid 1900's. The people at the front desk are helpful except the guy who checked me in who got annoyed I couldn't understand him through his thick eastern European accent and then proceeded to ask me for every piece of ID he could think of even though I gave him a valid passport. He then tried to give me a room with no windows (how tf is that even legal, this seems like a fire hazzard) and also had a door that opened to the outside (like a motel). Eww.
