This newly renovated condo is perfectly situated to take advantage of as much (or as little) as your vacation-state-of-mind desires. Sleeps 4 adults plus kids.The space• The building underwent some major repairs/updates in 2020-2021. The exterior of the building is expected to be painted Fall 2025. I'll update as I know any impact this may have on our condo and your stay (as the balcony will need to be painted)• This unit was fully renovated at the end of 2021 (down to the studs)• All tv’s are wall mounted Smart TV – so you can sign in to your Netflix, Hulu, or Disney+ accounts. The great room tv is tilt-able and also has basic cable with OnDemand options• The dining room table seats 6 plus an additional 4 chairs at the kitchen island• The updated kitchen is fully-equipped. We hope you find everything you need• The main bedroom has a comfy king-sized bed, drawers as well has hangers in the closet, and an en-suite bath with a walk-in shower• The guest room offers a queen-sized bed on the bottom and 2 twin bunk beds above. The hall bath, with bathtub, offers direct access into this room, creating a second “suite” if desired.• You’ll find a washer/dryer upfront in the hall closet• Beach chairs and a menagerie of beach toys are available in the front closet to use during your stay (supply will vary)Guest accessYou will have full access to the entire unit and amenities, including the heated pool, BBQ area, and picnic tables. Take advantage of the covered parking on ground floor or find additional parking on the 1st floor. The parking lot is directly in front of the building.Walk to a nearby restaurant/bar or take a short drive to a plethora of others. Need to stock up? You’ll find grocery stores, liquor stores, and beach shops nearby. Looking for something to do? You’ll be less than 3 miles to the Ponce de Leon Inlet Lighthouse, the Marie Science Center, and shops that rent kayaks, paddleboards, ect. Take a boat tour to see manatee, dolphins, or to do some deep sea fishing.Other things to noteLocated south of Daytona, “the World’s Most Famous Beach”, and the quiet town of Daytona Beach Shores and north of New Smyrna Beach, is the tranquil town of Ponce Inlet. This 2 bedroom, 2 bath condo overlooks the Atlantic ocean from the top floor of a recently renovated building. There is a queen sleeper sofa to provide space for a maximum party up to 6 people. Dolphins frequently swim by for entertainment as you relax on the beach or the balcony. Fully renovated. . You have access to the entire home, including your own washer/dryer. I am available by email or phone except for 10pm to 8am. A car is the way to go! You can park under the building. Be sure to pick up a parking tag in the office! We will independently verify your details via a secure 3rd party platform (Truvi)) before your reservation can begin.. IMPORTANT! This building is undergoing renovation that is expected to last until November 2024, including replacing the living room slider doors in every unit. It is not known at this time when the slider for THIS unit is scheduled for construction, but the owner is keeping in close contact to obtain updates.As a result, there may be noise during the day. You also have use of a full washer/dryer. On-site is a full service restaurant with delicious food. There is also a fitness room, 9 hole golf course, tennis, fishing piers and plenty more. Across the street is the privately owned beach club with another gym, pool, a kitchen and a lounge area. You can park there and lounge at the pool or walk down to the beautiful and quiet beach of Ponce Inlet. You will also have access to a large storage cage located in the parking garage where you will have a dedicated parking spot. There are also bike racks to bring your bikes. AGREEMENT On behalf of the property manager, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $2,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $2,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage. This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property. Waivo will not respond to damage or theft under $50 US dollars. If there is a dispute related to these terms, mediation is required before any party may file litigation. We work really hard to keep the unit fully stocked with everything you need to enjoy your stay. We are fun and laid back company and our owners only want to host others that are also fun or laid back. We have done everything we can think of to make this unit an awesome beach retreat and we want you to have the best time ever but we'd love to hear your suggestions, too. Smoking: We take this very seriously. We don't care what you smoke, just go outside to do it. We don't mess around with this, you will lose your deposit and incur damage fees for us having to have everything (curtains, furniture, etc) cleaned if you smoke anything in the house or if you smoke near doors or windows and the smoke smell gets in the house. It's a non-negotiable so please just go outdoors to smoke and away from the doors. It's Florida so being outside enjoying the sunshine or watching one of our amazing storms can be fun! Lastly: Everyone at our company (staff and owners) really loves helping people make great vacation memories. We are human and travel too, and we try to look for the good not the bad when vacationing. The point of telling you that is that this is an awesome unit and we work really hard on it, but things can and will happen. We don't know when the microwave will break (if it does we will replace it) or if a Florida palmetto bug will sneak in the house (we are located in Florida which is a jungle..the unit is treated for pests but sometimes they will sneak in and there is nothing we can do about it). Every unit is professionally cleaned prior to check-in but if our cleaners miss something just give us a call and we will send them right back out to fix it. If things like that would bother you, then we may not be the place for you. These are things that we have experienced as well at vacation rentals while travelling and we roll with the punches and have fun. We are not in this business to be a hotel, we have a fun place for guests to stay with friends and family that is fairly priced.. if you are uptight or looking for perfection we aren't the place for you. If you are ready for fun in the sun with friends and family, adorable decor and a management company that will respond if you do happen to have any issues...book away and get ready to vacay! We've been doing this awhile and are just over uptight people that look for reasons to complain when they should be enjoying their beach vacation. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown. III. CONDITIONS Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage. This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property. Waivo will not respond to damage or theft under $50 US dollars. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property. Vacation Rental Terms and Conditions SECURITY DEPOSIT. In lieu of a security deposit, at the time of the booking, guest shall be required to purchase rental coverage for the duration of their stay. The guest is held financially responsible for damages to the Rental Property, whether made by themselves, their family, and another guest in their group or invitee. POSSESSION. Guest shall be entitled to possession on the first day of the term of the booking at 3pm (condos) 4pm (houses), and shall yield possession to Manager on the last day of the term of this Booking at 10am, unless otherwise agreed by both parties in writing and early check-in or late check-out fee paid. At the expiration of the booking, guest shall remove its goods and effects and peaceably yield up the Premises to manager in as good a condition as when delivered to guest. MINIMUM STAY. The guest will be required to pay for the booked dates. Guests wishing to extend their stay may do so by contacting the Manager and paying additional fees if the unit is available for extension and the guest has abided by all rules. USE OF PREMISES/ABSENCES. Guest shall occupy and use the Premises as a dwelling unit. Guest shall notify Manager of any anticipated extended absence from the Premises not later than the first day of the extended absence. Guest will maintain the premises in good order and appearance including keeping the premises free of trash and garbage. Reasonable wear and tear are the only exceptions to damage to the premises. Booking guest agrees to be the primary occupant of the dwelling during the entire period of the rental. Guest may not use the premise for commercial or event purposes. No commercial photography or filming is allowed on the property. Guests booking units that may allow small weddings or similar must notify Manager upon booking, pay additional fees and disclose all requested information to Manager. In the event a guest hosts an agreed up event but does not give accurate information as to the time of the event, number of guests or type of event, booking will be cancelled and guests immediately evicted. Any agreed upon event must be paid no less than 7 days prior to event. Manager has the right to deny any event request for any reason. Guests may not hang towels over outdoor railings, erect tents or banners or do anything else to make property look less appealing to neighbors. Guest agrees to lock all doors and windows when they are not at the property. Local and state regulations can be found on the local public health department website. OCCUPANTS. No more than the number of person(s) entered in the booking may occupy the Premises at any one time unless the prior written consent of the Manager is obtained. All guests over the age of 2 are counted towards the maximum. Any party falsely representing the number of people, or exceeding the maximum may be subject to immediate eviction without refund. All guests over the age of 15 will be required to provide a copy of a government issued ID. For properties that allow pets, pets are only allowed if approved by Manager. All pets must be disclosed to Manager within 24 hours of booking, or if booking is less than 24 hours from booking time then at the time of booking. Guest must pay any required pet fees no less than 7 days prior to reservation start. For bookings made within a week of reservation, fee must be paid same day as the reservation is made. Guests must be 25 to book (or the specified minimum age to book as noted on the booking site). Guests under the minimum age must be accompanied by a legal guardian or parent. Guests over 25 may not book a property for the use of a group under the age of 25 (ex: a mom or aunt cannot book a unit for a group of high schoolers where the parent or legal guardian will not be present). FURNISHINGS. The unit is completely furnished and stocked. Guest shall return all such items at the end of the stay in a condition as good as existed at the beginning of the booking, normal wear and tear excepted. PROPERTY INSURANCE. Manager and Guest shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises. Guest shall also maintain any other insurance which Manager may reasonably require for the protection of Manager's interest in the Premises. Guest is responsible for maintaining casualty insurance on its own property. It is recommended that travel or vacation insurance is obtained by the Guest. Manager requires unit insurance coverage purchase at booking. NON-DISTURBANCE CLAUSE. Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes. Quiet hours are from 10pm to 8am. Guests shall adhere to noise policy and shall interact kindly with neighbors. Guests understand that many units are in residential areas and will act with the utmost respect while at the premise or in the neighborhood/condo. Guest will not be heard using foul language, being rude, arguing or displaying obvious intoxication. Guest will treat property with the same care as if the property was their home and will not hinder normal traffic patterns in the area. Guests will not do anything neither at the unit nor in the neighborhood/building that would cause complaints from neighbors, HOA or Condo Managers or police/code enforcement. Guest will abide by any parking restrictions. CANCELLATIONS. (b) Cancellations from guest will be refunded as described on the booking site used by guest. SMOKING. Smoking is strictly forbidden inside the Property. Smoking is only allowed "outside". Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee charges to Guest as Excess Damage Cost and will be charged against the credit card on file. Smoking near open doors and windows that leads to interior smell of smoke will be charged as if guest was smoking in unit. Please note, purchased damage coverage does not cover smoking and guests card on file will be charged $500 for damage and smoke remediation. COOKING. Guest may cook only in the specific areas set aside by Manager for cooking. No open fires are allowed other than in the grill, outdoor fireplace, or in the stone hearth.
