Excellent location- across from the beach in the centre of town. Beds were firm, with good bedding and pillows. We had a spacious room with a balcony, king size bed over looking the pool - which I highly recommend. There is building work outside the hotel so avoid the rooms overlooking the road. We were told we could not use the main hotel swimming pool ( but we did anyway and no one cared) although they did have security guards hovering about. This hotel does not have a bar, which is fine for us, there was no coffee available most mornings (there was meant to be) which was a bit annoying but that was the only thing to complain about! Staff were friendly although some of the reception staff had poor English so best to have an app on your phone!
Casa Doña Susana

Earlier this year, I had a lovely stay at Hotel Casa Dona Susana and gave the hotel a nice review on TripAdvisor. Based on that experience, when I was going to be in Puerto Vallarta for one night in July, I booked using Booking.com. I arrived at the hotel and checked in. Then the man who checked me in excused himself. A few minutes later a woman came to the front desk and told me the hotel was sold out (I had already checked in). She said they would put me in Playa Los Arcos across the street, in a large room with a King bed. She then had me check in a second time. After asking a couple of times why my reservation had been accepted when they were sold out, she admitted they knew that they never had a room for me in Hotel Casa Dona Susana and had always planned on putting me in one of their other hotels. Playa Los Arcos is much larger than Hotel Casa Dona Susana and is geared to families. The pool was filled with kids and music was blaring all afternoon. The noise only stopped at 10 p.m. when it started raining. So much for relaxing stay. My room was large but the furniture was tacky (faux tiffany lamp) instead of charming. Would it have been too much to have comped me either breakfast or a drink for the bait and switch?
San Marino

After a two year absence, I returned to the San Marino for my fifth visit, a two week all inclusive holiday April 7-April 21....I was greeted warmly by the Manager Luis and assistant manager Armando. Mauro the hotel porter was his usual friendly self. I found the hotel again, very clean, with ongoing physical improvements to the hotel itself, and the food overall had improved from the last visit.....The bathrooms in the cheaper rooms desperatey need to be updated...but then of course prices go up. I must say they have replaced the mattresses and while firm, they are unlike the concrete blocks of yore that required a call down to the front desk for a foamy....Perhaps I have a little extra padding now as well....Masking regulations had been relaxed somewhat, but after a few days Covid reared its ugly head again, and masks were worn full time by staff, and guests were required to wear them while choosing their food from the buffet, which was dished out by kitchen employees....I actually preferred this as you know only a couple of gloved hands were on the serving spoons, as opposed to possibly hundreds with a self serve buffet....Food waste was cut down as well.....The servers would dish up small to medium portions, but you could always go back for more if you wanted to....I rarely did as the portions served were generous enough for me. Unfortunately due to Covid regulations and the staffing needed to serve guests, the made to order omelettes in the morning were dispensed with....but there was always a good selection of Breakfast items. The servers and chambermaids were friendly and efficient as always and work so very hard.....please tip your servers and chambermaids well.....Samuel, Jesus, Antonio, and the other servers (whose names escape me at the moment) made our holiday that much more pleasant with their great service. We were there of course at a very busy time Semana Santa(Holy week) and the second week of school holidays...so the hotel was crowded....However, they are enforcing the adults only pool rule....so one could have a quiet drink by the adults pool if one desired. They have closed the upper bar permanently......as it is close to the childrens pool, but it may have been due to staff shortages/cost cutting as well. The bartender Edgar still pours a good drink, and still loves to tease gringos....The beachfront and all of Olde Towne were incredibly busy, and the San Marino being by the pier, is anything but quiet. Would I return to the hotel for another holiday?....Probably, its nice being greeted like an old friend when you return to a hotel, and the San Marino remains good value for travellers on a budget, and the hotel fits me like a comfortable old shoe...but I would definately choose a quieter time of the year to visit.....

PROS: great location, within walking distance to many restaurants, grocery store, XOXO and Saturday market in the park in the Romantic Zone COVID test nearby costs 650 pesos and 16 minute results Clean and linens and towels provided Friendly staff except evening desk clerk Security in the evening and green band was worn to ensure security Small pool on top floor with lots of tables and chairs We were in room 504.. 2 double beds, nice bathroom and shower, along with small kitchenette, refrig, stove and some plates, utensils and pots and pans and 2 table high chairs plus TV and air conditioning. We also had 2 plastic chairs to sit outside on walkway with plants and rooftop Sunlight coming in. Our friends were in room 22 with king bed, all the above amenities, plus table and 4 chairs, and 2 couch like seating and a little porch looking out the back of the hotel CONS: Slow to sometimes non existant WIFI...CAN GET BETTER WIFI AT PAGE IN THE SUN ABOUT 3 DOORS DOWN or beach seating at The Red Onion about a half a block away dogs barking out back Was loud on our last Saturday night..may want to bring ear plugs

The hotel stands out for the location. Keep in mind for a 3 star hotel the rooms are small and outdated but for the price your getting a very good deal for PV compared to many places. The Taxi/Uber are available, the beach is walking distance, lots of amazing places to eat and shop, lots of night life and entertainment, and the buses are available for public transport anywhere in PV which i found to be the most convenient. Simply the location is the best ever and that is what your paying for the most in the price. The hotel staff cleans the room really well the the courtyard is pretty beautiful especially at night. The AC is so cold and well maintained that you wont be able to sleep on low setting. The staffs are very friendly and check-in and out was a breeze. Overall I am very happy with my stay here, next time ill be staying here again.

Super location, everything one needs within 2 to 3 minute walk and beach about a 12 minute walk. Very clean and neat and everything one needs for a great stay in PV! I would stay again and recommend it to friends and family.
