Take it easy at this unique and tranquil getaway. Whether you choose to relax indoors or outdoors, you'll find the seating to be quite comfortable...you may not even want to get. The house is away from the road and just outside of town. It allows for a peaceful environment to relax during your stay. Please note that the house has been recently remodeled, I am still working on exterior painting and landscaping.The ranch has spacious floor plans with beautifully restored original hardwood floors. There's lots of natural lighting throughout the house and many windows with picturesque views with comfy seating to accompany. You'll be able to see many matured oak trees in the front yard along with squirrel(s) and bird(s). Depending on the time of day, you may catch a glimpse of deer on the property or across the fence line. The best way to enjoy the wildlife is either from inside on one of the comfy pieces of furniture or outside on the front porch. Speaking of the porch, it has been one of my favorite spots to relax at the house. When the weather is nice, I would usually spend most of my time outside sitting on the porch taking in the cool breeze and quietness of the surroundings. There is ample parking at the ranch, but please park on the gravel!There is an old wagon, tractor, pick-up truck, and farming equipment on the property. Please do not sit or climb on them. The garage will be locked and off limits to guest. Parts of the kitchen cabinets will be locked. Hallway closets will be locked. Hunting on the property is strictly prohibited.Please Note: You are renting a cabin in the Countryside which means you may encounter wildlife (Snakes, Deer, Armadillos, Opossums, Wasps, ETC). Please be aware of your surroundings, and take caution when outdoors. You may also encounter the various bugs, spiders, scorpions and mice, ETC that live in the country AND sometimes do make their way inside. This property does utilize pest control to limit inside critter activity. **For folks booking that are showing at any nearby rodeos, feel free to park trailers out in the field. There is ample room to park and turn around to get out. The property is fully fenced in, so cows and horses are okay to roam. On October 15, 2021, one of the spill gates the Guadalupe River broke when the gates were opened to let out flooding waters. As a result, the river no longer comes up to the wooden dock as it did in the past. We still access the water from the river's shore and enjoy swimming, kayaking, and fishing from the shore. From the large, family home, you can enjoy two outdoor living spaces right on the Guadalupe River. The property faces north, which means that the back patios are in the shade and the afternoon sun is kept at bay when enjoying the 90’ of lakefront and flat, half-acre lawn. The house boasts open, family-style living upstairs, with a great room that boasts panoramic views of the river with four separate seating areas surrounding the large, open kitchen. The 2800 square feet upstairs includes four bedrooms and 2.5 bathrooms, with an additional bonus room with four queen beds and a separate bathroom on the 1300 sq. ft. lower level, with separate wall-unit A/C and direct walkout to the downstairs patio. The home has one king bed in the separate master suite with jetted soaking tub, walk-in shower, and water closet, with two additional queen-sized bedrooms upstairs joined by a shared shower/tub and toilet with individual vanities in each bedroom, and a third bedroom with a twin over full bunk room. The living area boasts a large kitchen and island with seating for six facing the views of the lake that span the entire back of the house. There is a dining table for ten, plus an additional table with seating for four, in total 20 chairs for dining in the main open living area. The includes a large sectional and two occasional chairs on one side of the kitchen with another seating area on the opposite side with four occasional chairs with coffee table that makes a great game nook or spot for morning coffee that overlooks the river views.The house also boasts a large pantry and utilities/laundry room. It comes fully furnished and well-equipped with all staples necessary for a fun week at the river! There are chairs and ottomans on the large upstairs patio and also two separate furniture groups on the downstairs patio, so plenty of room for all to enjoy the space! The home is stocked with plenty of games to enjoy indoors and out, including cornhole boards, a ping pong table, pickleball net, a lily pad float, and a few lounging floats for the water. It is also child-friendly with safety gates, toys and games for little ones, child dishware, a crib, high chair, and pack-and-play. This is a river so water level will fluctuate depending on season and weather but pretty much what you see in the pictures is what you get! Take it easy at this riverfront oasis with gorgeous oak trees. It is nestled on the Guadalupe River and close to downtown, restaurants, and shopping. It is conveniently located between San Antonio and Austin. It is the perfect get away if you are looking for a relaxing weekend or week on the river.Nolan Street River house offers a spacious open floor plan. It has thee bedrooms and two bathrooms. Bathrooms are stocked with bath towels, hand towels, wash cloths, toiletries and toilet paper. The Kitchen is also stocked with pots, pans, dishes and basic condiments. There long circular driveway has plenty of parking.The river house has a huge back yard with lots of outdoor spaces to entertain and great views of the Guadalupe river. There is a deck with a BBQ grill and seating that leads down to the river with plenty of space to lounge and hang out with family and friends. The gorgeous oak trees on the property are some of the oldest in Seguin.If you are looking for more of an adventure, you don't have to go far from here to find it. The river house is located less than 30 minutes away from Schlitterbahn, Tubing on the Comal and Gudalupe Rivers in New Braunfels, the San Marcos Outlet Mall, Natural Bridge Caverns, The Animal World & Snake Farm Zoo featured on Dirty Jobs, The Gruene Hall , Gruene Historic District, the New Braunfels Rail Road Museum, Landa Park, Prince Solms Park and the Faust Street Bridge.If you are looking to do something close in Seguin there is ZDT's Amusement Park, Floating the Guadalupe at Seguin Tubes, The Seguin Aquatic Center at Starke Park, Blue Lotus Winery, Seguin Brewing Company, BS Brewing Company and the Pape Pecan Nutcracker Museum which are all less than 10 minutes away.Other things to noteWe have plenty of parking for cars on the driveway. Only small cars will fit in the garage.Update: PLEASE NOTE: In March 2023, Meadow Lake (aka Lake Nolte) was lowered 12' when they opened the dam. We were fortunate enough to be on the deepest part of the river so water levels are high enough to float, swim, fish, lounge in tubes and even kayak.
