The location is the best part of this hotel. It's centrally located in the heart of South Lake Tahoe, right next to the Mariana/breach. The hotel is a bit aging; bedding are comfortable, but covering sheet that I got was a bit dirty. Room was a bit small but there's a kitchen, so that is a big plus. Front desk girl who checked me in was very not friendly. The resort fee is a rip off. Parking sucks and is $27/day, so I parked across the street in the residential neighborhood for free. Overall, I think it's really worth a 3-star, so paying ~$120 or below for a night during the low season is probably fine.
If you go skiing, the location is good. If you go skiing in Heavenly, you can go up from the less crowded cable car. Only free valet parking is available for parking. Overall it's okay, but the furnishings and decoration are old, the furniture TV is very old, and the ventilation is not very good. There is a big jacuzzi in the room, which is of no use. The bed is not very comfortable, and the queen size is also small for two people. When the fireplace opens, it is a real flame, which is very warm. Soundproofing is not bad.
