"I agree all smoke and no fire. Very nice structure but they get lost in the services. We had the large room which is always shown in the photos. Nice but: some of the windows have no shutters or curtains so there is no way to block out the light from outside. The room was cold and we were told it was not possible to heat it. Luckily there were extra blankets available. The bathroom has a hot water tank which is not enough for 4 people. There is no hotel service so the rooms are not cleaned. I've traveled around Tuscany a lot. At that price I expected very different things."

"Small but nice. Access: A slightly bumpy dirt road. Reception: Friendly and professional. A complimentary drink from the hotel would have enhanced the first impression. Hotel surroundings: Very quiet. Pool, park in front of the room. Room: Tastefully decorated, everything works perfectly and is clean; compliments. I would have appreciated coffee in addition to tea in the room. Restaurant: Very good service, good and original food, good prices, and portion sizes so nothing is left over. Breakfast: Nice buffet, small but nice. Staff: Friendly, well-trained. Room rate: On the higher side. Transportation: Since a taxi has to come from Siena, it's expensive. Transportation organized by the hotel would be advantageous (it happened to work out in my case on the way back to the airport.)"

"We had been staying at location inside the walls of Lucca for a few weeks and needed a 2 night escape. We booked with Residence Arianna so we would be close to Volterra and Siena for some day visiting. Caterina & Fabio have this wonderful, clean and semi modern building about 1/2 way in-between the places we wanted to visit. The apartment we got was on the top floor (unit 10). There is a lift for easy access. The apt itself is great for a few nights. Is very roomy, although the shower is a bit cramped. The kitchen is pretty good, but could use a few extra pans etc. When we asked for a coffee maker, Caterina not only brought us one but also some pretty good coffee. They put on a decent breakfast and there is an onsite restaurant open at dinner time run by Their daughter Arianna and serves up pretty good pasta which we tried one of the nights we were there. And the big bonus is there is a nice large lap pool which we used both days we were there in the hot afternoons - great way to cool off. Highly recommended for creature comforts and location."

"Everything was just perfect, lovely place to stay. Located just near enough to visit the main cities in tuscany. Team there was so kind, gentle and attentious. Breakfast was a chapter apart, no question the best we had in our 16 day trip to Italy, everything freshly baked, selection of cold cuts just amazing and the coffee, oh my god, from the gods. No automatic machines doing it, they prepare at your request right there, as many times you wish, just like having your own private coffee shop, cappucinos, expressos, you name it, delicious. we stayed for 4 days, would highly recommended and hope to return."

Location is near many Tuscany highlights, the pool is amazing, we loved the ‘garden room’ to dine outside with veggies and fruit from the garden, and the service was outstanding, every request we had was fulfilled within minutes. On top of that the beds are very comfortable and the apartment very clean. Go here, you won’t regret it."
