Located just 10 minutes from I-35, this is also an excellent center-point for exploring San Antonio, Austin, and Fredericksburg/wine country. 10-15 min from multiple tubing outfitters, 20 min to Schlitterbahn, and 20 seconds to the lake. Bring your tubes, kayaks, canoes, boats - there is a shared boat ramp a few feet from the house. Welcome to Cottonseed! This property is nestled on the beautiful, spring-fed San Marcos River. It boasts .65 acres of nature, a pool/hot tub, a main house, two casitas, a playground, and a trampoline for you and your guests (22 people, 11 beds). It's great for special occasions and retreats.While the property offers a peaceful retreat in a rural community, it's just a 10-minute drive to the vibrant city of San Marcos. Thus, you can enjoy the best of both worlds: tranquility and convenience.The main house is a four-bedroom, three-bathroom home with one king bed, two queen beds, and full bunk beds.The River Casita has full bunk beds, a bathroom, and a mini-fridge.The Road Casita has two bunkbebs. One is a king/queen, while the other is a queen/queen.We have a pool and hot tub in the front of the property, which is located directly on the San Marcos River. Can be booked together or separately.Lago Haus is part of a split level vintage house and is at street level. There is pine floors and wood ceilings. You can sleep up to 8 guests with a queen in the master bedroom, 2 doubles in the 2nd bedroom and futon in the living. There is a complete kitchen to cook your meals, bathroom with walk-in shower, toilet and sink. Has an open living-room/kitchen/dining area. There is a front covered patio with outdoor furniture. The spacious backyard has our new pool and hot tub. Accessible through the outside side steps.These properties are located on a very quiet cove on Lake Dunlap. It is only 3- 4 miles to Gruene, Schlitterbahn, N.B.Hist. Dist., restaurants, shops, bars, theaters, tubing the Guadalupe and Comal Rivers. The Outlet malls in San Marcos are only 15 minutes away, N.B.Airport 2 miles, San Antonio Airport 30 minutes, Austin Airport 45 minutes.Also river outfitters can pick your group up from any of our properties and take you to either the Comal or Guadalupe Rivers for tubing, providing required equipment for your float, put you in and then pick you up at the end of your float and bring you back approx $30 per person, min of 6.In total we have seven cottages, with each cottage posted here individually to book separately, a combination of or book all 7 together. Bass Haus- A 2 bedroom 1 bath that sleeps up to 8. Back patio area with views of the Guadalupe River at Lake Dunlap has picnic table, outdoor furniture, BBQ pit and fire pit. Access to our shared pool, hot tubs, and River.Parking is in the back, there are two steps that lead into the property, you enter through the kitchen. The complete kitchen comes with utensils, pots & pans, silverware, appliances, etc to cook your meals, walk straight past the kitchen and you enter the living room with plenty of windows that overlook to the big open back patio/grounds. There is a hallway that leads to the master bedroom, second bedroom and bathroom. The first door on the right has bedroom #2 with full bed, bunk bed (2 twins), dresser, night table, and closet. The middle door goes to the master bedroom with big king size bed, dresser, night stands and closet. The left door goes to the bathroom that has toilet, sink, tub/shower combo.The back door from the living room takes you outside to the back deck with views of the Guadalupe River, accessible for fishing or kayaking. In the first bedroom there is a queen bed, the second bedroom also has a queen bed. The Grand Lodge is a large 2 story 5 bedroom 3.5 bath property! Bring up to 20 guests to enjoy a much needed weekend getaway with family and friends. When you step in through the double glass doors you will see the main living room, dining areas and large kitchen. The main living room has a large screen tv and the complete kitchen has pots and pans to cook meals. There is a large dining table, large dining wooden plank table and countertop chairs to seat about 24 people with great views of the swimming pool. There is a half bath with toilet and sink. When you step out of the living room onto the large covered porch you are facing the pool. There is a common area with charcoal & gas grills and outdoor furniture.After a long day its time for a good night's sleep. Behind the kitchen is a second living room adjoining 3 bedroom and 2 baths. This 2nd living room has a large TV and sofas plus a futon. In the first bedroom there is 2 queen beds with private bath. The 2nd bedroom has also 2 queens and has bathroom access from the bedroom as well as from the living room. The 3rd bedroom has a bunk bed. The other 2 bedrooms (bedroom 4 & 5), bathroom and 3rd living room are upstairs. The living room upstairs has 2 large fold out sofa beds plus a large TV. From the living room there is a door that leads to the balcony, has views of the pool and Guadalupe River at Lake Dunlap down the hill. Reel Haus is Our newest addition! She is actually a 2 bedroom and 1 1/2 Bath that sleeps 6. The Reel is very close to the pool located in between Lago and Posada and the Angler Haus. When you walk in you enter from the back patio into the Dining area. Tucked into the back of the house we have a sofa sleeper perfect for two guests. To the left you enter the Master bedroom where we have a the coziest room in the house. The master has a queen size bed and full size on suite bathroom. The living room and kitchen are open concept and perfect for quality time with friends and family. Connected to the kitchen is our half bath equipped with a washer and dryer. Finally at the front of the house we have a studio area with another queen size bed, couch and seating area, and a divider for the space between the room and living area.
