If discount ok, walking distance to aki and in the hotel area , there is a fish ramen , super good ! Hotel room clean , all ok with price ❌No luggage storage ( this services need to improve ❌)

Cheap, exceeded expectations, and the bathroom facilities are very new.

I’ve been visiting Japan for many years and have stayed in numerous hotels across different cities — but this is by far the worst experience I’ve ever had. All the rooms smell heavily of cigarette smoke, even though some are supposed to be non-smoking. You can smell it every time housekeeping opens or cleans a room — it’s strong, stale, and suffocating. The situation became even more unbearable during my stay. I wasn’t able to sleep the entire night because I genuinely felt an unexplainable presence in the room — something disturbing enough to make me extremely anxious and uncomfortable. Several times, I felt as if something was tugging at my blanket, and I could not rest peacefully. I immediately requested to change rooms, explaining that I have asthma and was feeling unwell from both the cigarette odor and the extreme discomfort. However, the staff — particularly the Indian/Pakistani front desk personnel — were completely inconsiderate. They refused to change my room, ignored my health concerns, and showed no sense of empathy or responsibility for guest safety and well-being. I even told them directly: “Will you be responsible if something happens to me because of my asthma?” — yet they still did nothing. It felt as if they were willing to let a guest suffer or even die inside the room rather than extend basic courtesy or compassion. This hotel is not safe, not clean, and not guest-friendly. The environment is stressful, unhygienic, and spiritually disturbing. For your own safety, comfort, and peace of mind, do not check in here. There are far better and safer hotels around Akihabara that respect their guests and maintain proper cleanliness.

First time experiencing a fire escape... that was certainly a unique experience... The fact that the door doesn't automatically lock when you close it is a bit annoying, otherwise, it's pretty standard Livemax quality.

Although it's a bit far from the station, there are quite a few dining options nearby. The room is small but has everything you need.

Most hotels in Japan are pretty similar. The 10 AM checkout is a bit inconvenient, but everything else was fine. The location is okay, though a little far from Tokyo Station. I forgot to take pictures, but it was decent overall, so I'll give it a good review.

Avoid this place. I needed a hotel for a layover stay and this was the most disapointing experience I've had in Tokyo. Go to a manga cafe, net cafe etc, it'd be cheaper a better experience. I checked in around midnight, no house keeprs to address my concerns of the room - the bathroom was not clean. Then they have no phone to contact the front desk. Check out time is 10AM (already early) but they begin banging the door around 9AM to get out and try to get you to pay 1000JPY/hr extra.

On the first day, the front desk lady who spoke Chinese had a bad attitude. Other than that, the soundproofing was poor and the room was small. It wasn't a very good experience.

The hotel room is clean and tidy, and the service is good. What's most important is that they offer a room for 3 adults, which is rare in Tokyo. My daughter is 13 years old now, and many other hotels require us to book 2 separate rooms since they consider her an adult. However, there are two points to note about this hotel: 1) It is located a bit far from the center of Akihabara. 2) They do not provide luggage storage services after check-out.

Really nice place in Tokyo. I really enjoyed my visit to HOTEL LiVEMAX Akihabara Kita.

First off, this hotel's location is incredibly inconvenient. There isn't a single convenience store within a 300-400 meter radius, and I had to walk all the way to Akihabara just to find a place to eat. I had specifically booked a non-smoking room because I don't smoke and strongly dislike the smell, but upon entering, I found the room reeked of cigarette smoke. I reported the issue to the front desk. The South Asian lady working there spoke decent English and informed me that changing rooms wasn't an option. I told her I'm very sensitive to smoke and asked if she could help, to which she handed me an ozone generator and told me to 'sort it out myself.' Left with no other choice, I tried using it and went out for dinner. But when I returned, the entire room still reeked of smoke, even the duvet covers. I reluctantly decided to just bear with it for the night. That's when I noticed the grimy slippers, sticky light switches, peeling wallpaper, and worn-out tables and chairs. This is the standard you'd expect from a cheap 60 RMB hostel in China, yet I paid 800-900 RMB for it. Honestly, for that price, I should have just spent a little more, maybe up to 1000 RMB, and stayed somewhere significantly better. This experience was unbearable, and I will definitely be avoiding this place in the future.

The room was basic and spotless, with daily housekeeping. Just remember to hang the 'Please Clean' sign on your door. It's a 15-minute walk from Akihabara, and you'll find Family Mart, 7-Eleven, and Lawson convenience stores nearby.

The hotel is reasonably close to both the subway station and Akihabara. The front desk staff were incredibly helpful, and the place was very quiet. The only minor drawback was that the room was a little on the small side, but the amenities were quite comprehensive. Overall, I had a great time in Tokyo, and there were plenty of convenience stores in the vicinity.

The facilities are a bit dated, but it's still excellent and offers great value for money. I've stayed at this chain multiple times, and it's a consistently good brand. My advice would be to try and choose their newer properties.
