Guests appreciate the exceptional service and friendly, professional staff. The convenient location near the ferry and Tesco, with beautiful loch views from some rooms, is also highlighted.

Yuk. Smelly, dirty, mouldy, unfriendly, sticky, sparse, nasty, noisy, tacky. Awful. We had two rooms. Both were filthy and mouldy. Neither toilet seat fitted. Beds had one pillow each with no others to be found. Pillows supplied were hard and stiff. Carpets sticky and filthy. Stairwell stinks. Breakfast is over the road and down a load of stairs and consisted of self service hovis still in the bags, a toaster and cereal. The waitress wandered about looking like we were a major inconvenience and didn’t even greet us.

My experience with this hotel was absolutely appalling. Due to ferry cancellations caused by bad weather, I was physically unable to arrive at the hotel. Despite this, my request for a refund was met with silence on the booking platform. Instead, I received a dismissive private message outright refusing a refund, not even a partial one, showing zero understanding or flexibility for circumstances beyond my control. As if that wasn’t bad enough, I later received an automated message thanking me for my "stay"—a stay that never happened. The message was poorly formatted, which added insult to injury and showcased the sheer lack of professionalism at this establishment. This level of disregard for customer service is disgraceful. If you value respect, communication, or even basic decency, I strongly advise you to avoid this hotel at all costs.

The minute I walked in I regretted the booking but I needed to sleep before I could drive my lorry again. The reception bench had been repaired with scrap unfinished and unpainted wood. The room had the dirtiest carpet and couch as well as chipped and worn paint. The TV didn't work and black mold was growing above the bathroom window. The headboard and bedside lamp were squint and something was left on the sheets. When I moved the bedside lamp I found it had been stuck down with filth. All of this is shown in photos. I was fortunate in finding that the hotel kitchen was closed and decided not to avail myself of either dinner. I also decided against the breakfast I had paid for as although it was at a sister hotel it was tainted by association.

Did not actually stay at this hotel. Here is why. Attention to folks considering booking this hotel. If your family are in an emergency and have to cancel (I tried to cancel a week before my parents were due to stay). My dad was in the ICU in Aberdeen with a negative prognosis. UNDER NO CIRCUMSTANCES will a refund be issued. It's August in Ullapool, they would have had zero bother reselling that room. No compassion, no understanding. Was referred to Desirable group head office however had no response. This visit was for a a wedding with never intention to cancel.

-1 There could not be a lower score, quite honestly the hotel requires inspectors to visit! It is the most revolting hotel I have ever visited and if I could have turned tail I would have but my next stop was Dornoch and it was too late to travel there. The reception desk/office was an untidy mess and the stairwell was smelly and the paintwork badly chipped as was the room. I had to go down to the bar at 1am to ask for the music and noise to be stopped as it sounded as if in our room. The barman was very pleasant and apologised and then the noise stopped thankfully. We slept in our clothes and didn’t use the bathroom as it too was smelly and damp. Please please avoid at all costs. How they can charge anything is beyond my comprehension.

The hotel has fantastic views out over the water, and that is probably the best thing I can say about the hotel. The hotel is not a hotel, it is a pub with rooms, and they are not £150 per night rooms, but given demand for accommodation in Ullapool I can see why they charge this amount. The room was cleaning, but not spotless. The bed was comfortable, but a small double. The pillows were of poor quality. There were marks and stains on the bathroom walls and floor, as well as cracked tiles. The bathroom was small and badly designed. Without going into too much detail if you wanted anything other than a stand up wee - good luck! The television did not work initially, but after about 30 minutes of playing around with it and trying a few crafty tricks we eventually got to watch it. The internet was ok, but did stop working about 9.00pm and did not come back until morning. The room was noisy, and you could hear everything going on outside. The pub has a licence until 1.00am and the locals know how to drink. Sadly, the staff did nothing to move them on! The owners of this establishment come across as greedy and having no interest in making sure their guests get the £150 a night treatment. There was one member of staff dealing with the rooms, a busy bar and a restaurant. Needless to say no one got good service. The member of staff was polite, but did not give the impression that they were enjoying their job. I can see why the establishment makes sure payment in full is taken before you arrive - much harder to get a refund!

Had the unfortunate experience of staying in this so called hotel. No breakfast or catering on offer at all during our stay.. The noise from the locals on the bar is intolerable especially in the early hours of the morning. Probably the worst place we have ever stayed 1/10 and that’s just for the view from the bedroom window..

On arrival I was slightly nervous as the reviews are very mixed. The manager I have to say was welcoming and honest, he informed us that the pub gets very busy and everyone from the other pubs finish their night in this hotel so to expect noise until 1am, he didn’t lie! The noise from outside was horrific, there were people screaming, singing, shouting and VOMITING whilst getting jeered on while bringing up the contents of their days food and drink! The rooms were tired and creaky, walls are paper thin , I heard the man next door fart! It was vile! This hotel was the most expensive of our trip, we paid £123 a night for a Luxury hotel in aberfeldy and this hotel had the cheek to charge us £150! Which didn’t include breakfast. Do not go here if you want a decent sleep or if you are less able as the rooms are up some steep stairs. Such a shame to end our trip like this, this could be a stunning hotel if the owner would be prepared to change a few things.
