Great location, centre of the island. Nice and hidden gem so feel secure and safe. Only provided one large and one small towel for 3 days and 2 nights, would have preferred a second large. Was also only provided 2 small sachets of shower gel, again could have done with a few more. Cleaner had been in the room and only emptied the bin. Owner was lovely during check in.

We’ve stayed in many hotels and apartments around the world, from tiny rooms to beautiful villas, and this was honestly our first experience like this. We arrived around 2:30 PM, right after check-in time. There is no elevator, but that’s completely understandable for an old Venetian building. We carried our luggage to the third floor, and while my wife was speaking with the host, we suddenly found out that the bathroom was shared with another room. This was a huge surprise for us because on Trip.com the booking clearly mentioned private facilities in the room and a shower. Only later did we realize that the bathroom was actually outside the room and shared between two rooms, with separate keys for the wooden bathroom door. The bathroom itself was clean and decent, but for us this completely changed the experience. We have never stayed in a place with a shared bathroom before, and finding this out only at check-in was very disappointing. Another frustrating point was the check-out policy. Check-out was at 10:00 AM, which we already knew from the booking, but honestly this was only the second time in my life I’ve seen such an early check-out time — and I’ve probably booked more than 200 hotels. I think the only earlier one I ever had was 9:30 AM. I genuinely do not understand why there needs to be a 4-hour gap between check-out and check-in for cleaning a room that does not even have a private bathroom. On top of that, the host said it was impossible to leave luggage after check-out because she had “negative experiences” before. So after an already disappointing stay, this just added another layer of inconvenience. Other downsides: * terrible pillows — sleeping felt like your head was at a 90-degree angle; * extremely poor sound insulation, you can hear literally every movement from other guests; * in the shower there was nothing except hand soap near the sink — no shampoo, no conditioner, no basic amenities. Positive points: * very good location; * the room itself was clean; * coffee was available in the room. Unfortunately, the bathroom situation completely overshadowed all the positives for us. Because of that, I would rate this place 2/5.

Set near Rialto Bridge. So directions home from all over Venice. Local restaurant was excellent amid a vast array of restaurants all over the city. Good contact with the manager. However the fridge didn't work and this was disbelieved.

Raffaella is the soul of this historic location in Venice and she is a kind soul. The welcome, the atmosphere and the communication with the owner, excellent. There are steps to climb but they are superb. Very close to San Marco Square and the Rialto Bridge. A few hundred meters from the Fish Market, particularly spectacular and rich. I recommend with confidence. We will definitely come back!

This was by far the worst lodging experience we’ve ever had. From the beginning, the host (woman) treated us with rudeness and complete lack of respect. The place itself is very poor, and to make matters worse, just five minutes after checkout time, she entered our room without permission, removed all of our belongings, and left them unattended in the hotel hall, with no receptionist or staff around. Our things were left at risk of being stolen, and we were humiliated and mistreated throughout our stay. I would never recommend this place to anyone.

I made an un-refundable reservation in error. I called two months in advance to ask for consideration for a refund. I spoke with the owner and she refused to consider it. Two months in advance seems like an adequate amount of time considering the circumstances. She hung up on me.
