Nice enough however a little baffled by the rating . We only booked last minute and the sea view room wasn’t cheap but I appreciate that . Lovely view and big spacious room with a great view ! Everything is very pleasant but all the surfaces in the room needed a really good wipe down , they were sticky and the floor hadn’t been cleaned properly, it looked like chocolate stuck to it in places . We were only there for one night so went with it but did mention to reception ( nothing was done , think it was a language barrier potentially) . Everything else was clean , bathroom , bedding etc Breakfast ok though got our cooked order wrong ( again a language issue I think ) , food in the pool bar decent too. I would have given this a 4 if it hadn’t been for the stickiness as that’s just lazy cleaning. Would I recommend- undecided

We had the top villa for the three of us. It was a great size gorgeous balcony over looking the ocean. Staff were very friendly, and accommodating. Fabulous breakfast. Hotel was directly on the beach. Definitely recommend this hotel to families, couples and singles.

Great value stay at 22. It’s right on the beach which has a surf school too, we took an 8am beginners lesson which was a lot of fun! The staff in the hotel are super friendly and attentive. Tuktuk drivers are a 2 minute walk away and Mirissa town is only a 5 minute drive away! Food at the hotel was very pleasant and the rooms were nice and cool! We enjoyed having access to the pool where you can see the beach aswell. Definitely recommend

This resort is friendly, directly on the beach and an incredibly wonderful staff. It is a delightful beach retreat on the very southern tip of Sri Lanka directly on the Indian Ocean. I spent two lovely days and could not have had a more relaxing and lovely experience. Watching the surfers navigate the waves from my balcony was truly thrilling. I highly recommend this resort to anyone traveling in Sri Lanka to add an added touch of beach, waves and surfing to your stay.

The booking was made months ago for my 17 year old son and I. We arrived today and are staying two nights. This was meant to be a highlight of the trip. We have stayed in some absolutely beautiful accommodation across Sri Lanka, but this was an absolute disappointment from the moment we arrived. Firstly, my teenage son (6’3 tall) had to sleep on a roll out bed, even though they have twin rooms. The views were terrible, you are on the beach but you can’t even see it. The ceiling fan looked like it was hanging by only the wires, the cupboards are all chipped and a couple of the cupboard doors hang down, and the minute we turned on the taps in the bathroom it leaked and flooded the floor. Then when I said this was not very good and they won’t get a good review, I was yelled at by a male staff member, which was appalling. Clearly customer Service lacks significantly. Sri Lanka is a beautiful place, but be wary when making a booking here and if you complain, they are mean. (The hospitality in Sri Lanka is normally amazing). So all the beautiful pictures they put online is not necessarily what you get.

If you're considering booking this hotel, be sure to confirm which room and wing you'll be staying in before making a reservation. The hotel has recently opened another section called "Wing B," which houses older, substandard rooms. These rooms are far from the quality you'd expect—they feature outdated furniture, a toilet fan window that isn’t tinted (allowing people to see inside at night), and an overall unkempt condition. The most disappointing aspect was that the general manager, Mr. Manoj, failed to inform us that our rooms were in this older wing. We were charged the same rate as the newer rooms, a fact we only discovered after check-in. When we raised this issue and requested a partial refund, we were met with unprofessional and dismissive behavior from the manager. His approach to addressing our concerns was both rude and unhelpful. After some back and forth, we were granted a partial refund.However, this doesn’t change the fact that the rooms in the old wing don’t justify their price. Our room smelled unpleasant, and the bathroom window overlooked other rooms and a staircase, completely compromising our privacy. It’s frustrating to feel scammed and let down by the management’s lack of transparency and poor handling of guest complaints. I would strongly advise future guests to proceed with caution and ensure clarity about what you’re paying for. This experience was disappointing, to say the least.
