"The hotel is very, very tired. The pillows on the sofas in the hall have been crushed for a long time, the rooms are in dire need of updating. The room is very hot and smells unpleasantly of sewage. It is difficult to regulate the temperature of the water in the shower, its pressure is very weak. The breakfasts are meager. At the entrance to the hotel there are seven steep steps - it is difficult to go up or down them with suitcases. But, thanks to the staff, they helped with the suitcases and called a taxi. The staff is generally very friendly and the location of the hotel is quite convenient. But if the stay was for several nights, I would choose another hotel"

"This hotel is incredible. The room was divine with high ceilings, tall doors, and beautifully decorated (including the painted ceilings) to give the utmost feeling of elegance. Every detail is thought of in providing a wonderful stay. Having the mini fridge was very nice. The bathroom was amazing, including all the amenities. Thoroughly enjoyed the jetted tub and getting out into the luscious robe. I cannot say enough good things about Andrea. He was fantastic and thoughtful of every possible need. He went out of his way to provide incredible service. Absolutely recommend this hotel for the service, room, and location to many sites in Modena."

"We stayed here as a family of 4 during mid April for one night. Firstly, great location close to all the amenities. Secondly, for the price, it ticked all the boxes. The room was large enough for us and our luggage. Yes, its very dated and desperately needs to be dragged out of the 1960s into the 21st century, but it was clean and confortable and suited our budget. The owner was helpful and kind, and the breakfast was adequate and plentuful. So if you can look past the retro vibe, we would recommend this quaint little hotel for a decent stay in Modena. Oh, and check out the restaurant downstairs for dinner. It was very good!!"

"The hotel has undergone a partial renovation. The hall is in fact modern and functional, the rooms still need to be modernised. They still have carpet even in the corridors and are a little dated. The management is young and to amortize the costs they are slowly renovating the entire structure. The rooms are quiet, clean, a little small but functional. Opposite is the hospital but it has never caused us problems with noise or sirens or anything else. It has about ten parking spaces and others are available nearby for free. The center is a good 15 minutes away on foot, but I must say that the prices are lower than other more central structures. Breakfast needs improvement, definitely not memorable. Advised."

"This hotel is located just outside of Modena's city center—Piazza Grande is a 15-minute walk away—and is a convenient base for those staying in the city for business or pleasure. The rooms could use some updating: the furnishings are basic, with no real closet, just shelves for clothes and linens and hangers for jackets, and the furniture has a vintage look. The double bed for single use where I slept was comfortable, and I slept well, especially since the hotel is located in a quiet area. The bathroom, small but fully equipped, doesn't have independent heating, and to maintain a comfortable temperature, you have to turn on the air conditioning in the room while keeping the door open: not exactly the best convenience, especially if the room is shared with other guests. The breakfasts are excellent, varied, and plentiful, with a wide selection of sweet and savory items, coffee, and fruit. If you arrive by car, you can conveniently park outdoors on a private road right in front of the entrance. Prices are average for a three-star hotel: including the €3 tourist tax, I paid €85 per night. Overall, a decent quality hotel, a great place to stay without excessive expectations and without spending too much."

"My husband and I booked two rooms here with a friend for one night when we were going to Osteria Francescana in May 2024. I loved this B&B so much that I wish we had stayed another night. If we ever go back to Modena, this is where we will stay. The room: The room was absolutely beautiful and very unique with high ceilings, a beautiful Murano glass chandelier, and a well appointed bathroom. The view looked out over a beautiful courtyard that was lit up with lovely lights in the evening. The air conditioning was excellent. The service: The service was excellent. We got in later than expected due to heavy rains and trouble getting a taxi, but Benedetta stayed 30 minutes late to wait for us so she could make sure to tell us about the area, hotel, and let us grab some fruit and pastries since we were leaving early the next morning. She was extremely kind and friendly - one of the nicest people we met during our month in Italy. The location: We picked this hotel because of its proximity to Osteria Francescana (it’s literally across the street, like a one minute walk), but it’s also walking distance to several shops and restaurants - we wish we had stayed longer to explore. I can’t recommend this place enough - it was amazing and very affordable (less than 200 euro per night for our room, and 130 euro per night for our friend’s room) especially compared to the other hotels we stayed at in Italy."
