No elevator! No elevator! No elevator! Please make sure you're okay with stairs before booking to avoid any misunderstanding; the location is excellent—right in the heart of Semporna town, with convenience stores and food stalls just downstairs; there's a Chinese restaurant on the 1st floor (authentic Chinese cuisine by a Chinese chef, not local flavor); a rooftop shared kitchen on the 4th floor is coming soon—perfect for cooking, gatherings, or stargazing; it’s about a 10-minute walk to the jetty, so island hopping and early boat tours are easy to catch; since it’s in the city center, it can be lively—we provide free earplugs to help you sleep well; nearby mosque prayers start around 4:30 AM daily, which is part of Malaysia’s cultural and religious diversity—thank you for your understanding and respect.
Choosing Sunshine Boutique Hotel for this trip to Semporna was a truly wise decision! The hotel's location is convenient for dining and shopping, and the rooms are clean and tidy, with adequate amenities, making for a very comfortable stay.
What was most heartwarming was the owner—a particularly amiable Chinese woman who spoke fluent Chinese throughout our visit, making communication a breeze. From the warm welcome upon check-in, to her support for us after landing at the airport, recommendations for value-for-money restaurants, accompanying me to the clinic to get my medication after falling ill, to her thoughtful reminders upon check-out—every detail made it feel like being at a friend's home.
For first-time visitors like us, having such a warm and knowledgeable owner around made our trip much more reassuring. I highly recommend this to anyone visiting Semporna; staying here is not only comfortable, but also makes you feel like family.
Most importantly, while water and electricity are at a premium in Semporna, our hotel provided unlimited hot water for showering every day, which was very comfortable.

Staying here was a truly memorable experience. The resort is set in a serene location with a picturesque lake where you can fish and even take a boat ride around. The unique touch of being able to bring your catch to the kitchen and have the chef cook it up for dinner was a real highlight. You can also buy fresh seafood from the local market and ask the chef to prepare it however you like for a very reasonable fee. The food, prepared by the owner and chef who hail from Guangdong, was the best I’ve tasted in Semporna. Each dish was bursting with flavor, showcasing authentic Chinese cuisine at its finest.
The resort is about 15 minutes from Semporna town, but they offer a free shuttle service to and from the town, which makes it incredibly convenient for guests.
At night, there’s outdoor karaoke under the stars, creating a fun and relaxing atmosphere. Overall, the resort had a homely vibe, with the owner and staff going above and beyond to make us feel welcome.
The resort itself is new, and the rooms are spacious, clean, and incredibly comfortable. I felt right at home the entire time. The peaceful surroundings, combined with excellent service and food, made this a perfect getaway.
To note that the staff mainly communicates in Mandarin, so knowing a bit of the language would be helpful.

I came here with my wife for diving and stayed here again. I added the boss lady on WeChat when I stayed here last time. This time, the boss lady was busy running around for my wife to dive. I would like to express my gratitude.
Because it happened to be the Malay New Year, the boss and the boss lady were gone, and only Master Zhou was watching the store. Many things were troublesome to him. He is a generous and smiling good man.
A few days later, the boss came back and had a drink with the boss. As a result, we waived the money for washing clothes and drinking in the past few days. So everyone remember to find the boss to drink in the evening when you come, hahahaha.
The hotel hardware is ordinary, mainly the service is good, so I won’t post the hotel pictures, just post the scenery, I wish the boss a prosperous business

WWill_ChenI traveled alone and stayed here for 4 nights from 8/4 to 8/8.
**Environment:**
The resort is so amazing that I wish I could keep it a secret rather than share it with you. Located in the middle of the sea, with no other structures around, you can easily enjoy the sunrise, sunset, and the starry sky every day. During the daytime, you can participate in various water sports, and if you're lucky, you might spot a sea turtle at night.
**Food:**
Breakfast, lunch, and dinner are included when you book the hotel, so there’s no need to worry about meals. The resort offers seafood and local cuisine daily. Please note: Visitors should bring their own snacks and drinks before boarding the resort, as it only provides water, coffee, and tea.
**Facilities & Service:**
All the staff here will treat you kindly, even if there might be a language barrier (English is spoken here!). If you're afraid of swimming, the staff will accompany you while you're in the sea (life jackets are provided in each room). Each room also has a balcony with a lounge chair where you can relax, grab a beer, and do nothing but enjoy the soothing sea breeze.
You may not want to stay in the middle of nowhere like I did to escape from modern civilization, but I truly recommend staying at the resort for at least 2 nights. You'll definitely feel completely recharged!
Finally, I want to say that the view is so astonishing that I can hardly describe it with my limited English. You must visit this place yourself.
AAmyLThis was our first trip to Semporna with our son, and we absolutely loved our stay at Sky Water Villa! The Deluxe Villa offered a beautiful view, and the staff were incredibly friendly, always welcoming us with warm, courteous smiles.
We felt so lucky to witness a sea turtle that appeared around midnight—such a memorable experience! Although the food was a bit spicy for our son, he still enjoyed it very much. We truly appreciate the chef’s kindness in preparing a special fried egg for him at no extra charge.
The staff also accompanied us for snorkeling around the villas, as well as kayaking and stand-up paddling. Their thoughtfulness really made our stay extra special.
We loved everything about Sky Water Villa and hope to visit again soon!
Ddingrc28The resort, located on a shallow beach in the middle of the sea, takes nearly an hour to reach by speedboat from the pier. Surrounded by lush greenery, the beach only emerges for a few hours at low tide when it's not raining. Because it's in the middle of the sea, the water is crystal clear, and the corals are still vibrantly colored. Turtles frequent the shallows to graze on the water plants, creating a breathtaking view. Ninety percent of the tourists are Chinese, so the hotel has Chinese-speaking staff. It's clear the hotel is diligently catering to the tastes of Chinese tourists, with security and equipment provided in the snorkeling and beach areas, and a transparent boat for photos. However, it's also heartbreaking to see plastic bottles floating in the water, causing many corals to be trampled and killed. If this continues, I wonder if our children will still appreciate this pristine sea when they grow up. I sincerely hope we can all work together to protect this beautiful scenery, by encouraging people to bring their own drinks and providing ample free drinking water, thereby reducing plastic waste. When snorkeling, try not to wear large fins when entering the water and step on the coral. The coral is very shallow, and many people who can't swim will instinctively step down with their feet. Wearing large fins to take pictures will definitely kill a lot of coral. The only colorful coral we saw the day before was trampled by so many fins that by the next day, there were fewer colorful corals. Try to reuse plastic water bottles and fill the dining area with water to reduce empty bottles. Try to use the pure plant-based bath soap provided by the hotel to reduce the amount of chemicals discharged into the sea. Use bath towels and hand towels for multiple days... Eat as little as possible to avoid waste... Nature and humans are mutually dependent. If we pay attention, nature will reward us with beautiful scenery.
HHaojingchangzai☀The room is clean, tidy and sanitary, very good, and cost-effective compared to other hotels. I came here mainly because it was clean. I put on earplugs before going to bed to hear the noise from the mosque next door, and I couldn't hear it at all after falling asleep. The boss was very friendly.
MMessier M45Maybe because it is off-season, so basically it's a package tour. I signed up for a double island snorkeling. The coach is very nice. Bang Bang Island itself has a very rich school of fish and coral reefs. I saw turtles visiting here every day. There is a low tide every day, and the exposed shallows can be walked to, which is very beautiful. The water house environment is very good, but the facilities are relatively old. Pay attention to mosquito repellent in the house. The mosquito coils brought by the hotel seem to be useless. There are motor sounds and air conditioning sounds are also very noisy. For example, I have to wear earplugs when I sleep. Lunch and dinner are not provided free of charge now, and it may be off-season. Breakfast is also made to order. There are not many types but the taste is good. If you order at your own expense, the price is acceptable. It is definitely a large amount of food, so don't order too much. Chinese service is almost equal to no, but basic English is fun. In addition, pay attention to the island transfer to the hotel to make an appointment by sending an email. You may be late for boarding at noon because of waiting for someone. It takes 1-1.5 hours from Tawau Airport to the tourist pier by land, and 40 to 50 minutes on the water. So when booking air tickets, refer to the time provided by the hotel. In fact, there is a certain margin. We left because we were the only ones there. The hotel provided free late check-out and negotiated the departure time for the boat. In addition, I would like to give you some travel advice: you must carry cash with you or have someone to watch over it, especially if you are going to the water for a long time.
GGuest UserIt was my first time to experience a water house. The slide went directly into the sea. It was very interesting.
Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps
AAzieraThe water pressure is really slow for sink & toilet.. for shower is acceptable.. I came down around 7am to checkout but both staff are sleeping at the receptionist area😅 I dont mind if u want to sleep but at least 7am u should wakeup already. The pic is a place near to this hotel u can walk 5-10mins..
GGuest UserLarge room
very clean
toiletries available.
room facing sea with spectacular view
bedsheets and towels clean and scented.
big and clean toilet.
Several restaurants available within walking distance.
Pharmacy available downstairs.
GGuest UserIt’s similar to hotels/guesthouses in China, and much simpler than domestic budget hotel chains such as Home Inns or GreenTree Inn. Hotels in Sabah generally feel two stars lower than those in China. The one I stayed in in Kota Kinabalu is owned by Marriott The Le Méridien hotel is also comparable to domestic All Seasons hotels, so don’t expect too much.
The sanitation is quite clean, and there are often people chanting sutras with loud speakers in the morning and evening... overall it's not bad.
It is two kilometers away from the pier and takes a taxi for 6-8RM. You can go to the seafood market to bargain for dragon knives, which is quite fun!
AAnonymous UserI think I might be the first Korean visitor :) I am from Malaysia but it was a beautiful experience in East Malaysia, which was my first visit. For safety, I recommend that you understand the territorial disputes and historical background of East Malaysia. You will need to communicate with the local resort through email and WhatsApp, so if you have difficulty speaking English, you can get information about boats and resorts with plenty of time.
