Our fault - we missed that at the time of our visit, breakfast had been withdrawn. It didn't matter - tea and coffee making facilities were available in the room and it just meant we could try more restaurants and cafes in the town. The room was tastefully decorated with plenty of storage for clothes and cases, albeit a bit dated. The en-suite bathroom had a shower, not a bath, which was not a problem for us, but if you like a bath make sure you book a room with one. Mark greeted us on arrival and while there was no on-street parking at the front, there was space at the rear (we parked there all weekend and used the excellent bus service) and was okay with us leaving it there while we went out for breakfast on our last day. Nice quiet location, away from the town centre which we appreciated to get a good night's sleep.

Great value, Mark and Grace who friendly and helpful and would be happy to stay again and recommend to others. Room was very clean and had all we needed. Garden was a beautiful peaceful spot to sit and have a drink away from crowds. Very much enjoyed our stay

Lovely place to stay. Pre arrival - lots of positive communication about our forthcoming trip, regarding room information and parking etc. Warm and friendly greeting from Mark on arrival. The room was very spacious and comfortable with everything you needed for the stay. Very clean throughout. Parked at the back in allocated space. We left car there all weekend and just walked into town, which was a steady 10 minute walk to reach the lake. Excellent location, lovely and quiet but just minutes from shops and restaurants etc. Spoilt for choice of eateries , the Alpine cafe nearby did a very good full English breakfast. We visited the Village Inn the first evening for dinner and enjoyed the food so much that we returned the second evening. During our visit we took the boat trip to Ambleside which was around 30 minutes and £18 return. It was a fair walk from where you get off the ferry to get into Ambleside itself but doable in around a steady 20 minute walk. I would stay at Elim House again on my return to Bowness. A very comfortable stay overall.

Not so good experience for us The property is
tired and in need of a refurbishment.furniture in our room was very old and
Missmatched during our 2 day stay we saw nearby properties offering much better accommodation for a lesser price
It was also not clear on the website that breakfasts are not provided .
Im not a person that normally leaves reviews but very disappointed.

Roomy and sparkling clean
Everything was comfortable and clean. Loved the extra space on our room. (And Mark even upgraded us!)
Location was steps from Bowness highlights. Would love to return if possible.

Arrived 15:15 where we met another guest in car park. He went 5mins ahead of us to check in. When we arrived he was sitting at a table outside. He said he'd rang the bell. We also rang bell. Greeted by Mark holding a baby (adults only?) saying "Yes" as though who are you? Taken aback we explained "we have a booking." "You better come in." We were then told, due to a bereavement the cleaner could not make it, so the room not ready and will be an hour. "You can wait here or go for a walk. "YOU DONT HAVE ANY OPTION REALLY." We then had to leave our luggage in an unsecure room with other luggage. The other guest had travelled for 5 hours and was looking forward to getting into his room, and having a cuppa. We were not offered anything!!!! We were informed mark knew about situation at midday over 3 hours earlier, but didn't think to text us. YET!!! On our last day he emailed and texted at 9am reminding me we had to be out at 10:30. Imo this text was intended to hit notification tone on my phone to ensure we were awake!!!!! We did not see him again throughout our 2 night 3 day stay, untill we were leaving. Where he stood by front door like some kind of guard ensuring you left by 10:30. The other guest like us was not impressed either, and like us won't be back. Yes understand unforseen circumstances! But he had 3 hours notice. Put tea/coffee juice out? You're in hospitality......Be hospitable? Disappointed as cheaper options were available at time of booking. Not impressed!!!!!!!

Elim House was absolutely perfect - it’s close to shops and restaurants and is an easy walk from Lake Windermere. I would definitely stay here again!
