The cottage is nestled next to the Ford on the East Lyn River, in the charming Brendon Valley, renowned for Lorna Doone. Located on the National Trust's Watersmeet Estate, Rockford Lodge can be reached via a footbridge, tranquilly situated in a forest, secluded from traffic. The stunning North Devon coastline is close, with Lynton and Lynmouth merely four miles away. A variety of river, moorland, and coastal trails are accessible right from the garden gate, offering a scenic treat for nature enthusiasts and photographers alike. Opportunities for salmon and trout fishing on the East Lyn are available, along with excellent nearby horseback riding options.The cottage features three comfortably sized bedrooms, including two twins and one double, a spacious bathroom with a separate shower, and an additional toilet. The ground floor offers generous living space, with a sitting room that boasts an open fire for the colder months and a large dining/TV room. The farmhouse-style kitchen is equipped with a breakfast table and is kept warm by the AGA. Additionally, there's a breathtaking River Room with views of the East Lyn River, an ideal spot for sipping wine. Outdoors, the sizable garden is dog-proof, and amenities such as tables, chairs, and a barbecue are provided. Parsonage Farm Stables is almost 1000 years old, the hayloft of a farm that has been occupied since the time of the Domesday Book. It's ideal for walkers and dog lovers, offering easy access to all the splendours of Exmoor. Red deer often visit the garden, much to the owner's dismay, and the gentle cluck of our tame chickens creates a relaxing atmosphere throughout the year. Stunning in Summer, with beautiful gardens, and reassuringly cosy in Winter. Sometimes you're above the clouds, and the feeling is rather special. Lovely friendly place next to the river. Plenty of parking facilities just over the bridge which is approx five minute walk.  The room itself is spacious enough although for some may be a little dated. Bed is comfortable with a lovely duvet and pillows. Only downside was the curtains which are not blackout so do let in too much light for me but heyho I still had a reasonable night sleep  To get to the room we stayed in, we had to walk up a spiral staircase which for some people, this could be a struggle as the steps have been assembled quite tightly due to space so make the steps on the small side, there is obviously a handrail so coming down side ways helps.  Breakfast was continental consisting of fruit, cereal, yoghurt ( which was exceptionally tasty) toast etc. An English breakfast was offered at an additional cost but we preferred this option.  All in all a lovely place to stay with friendly welcoming hosts who were on hand to offer advise and assistance should you need it.

Postman's Knock is a first floor apartment in the centre of the coastal village of Lynmouth, overlooking the river and sea. This light and spacious apartment has recently been completely refurbished and is centrally located for the harbour, riverside walks, a selection of pubs, shops, cafes and restaurants. It has private parking within 30m. There is a shared street door into Clifton House, but the apartment is totally private and for your personal use.We accept small dogs over the age of two for an additional charge.The apartment is situated in Clifton House, which was the home of Lynmouth Post Office. The building was damaged during the flooding of 1952, but not seriously enough to be demolished.
