"The hotel has a superb location right in the heart of the old town. The view from the terrace is stunning. The staff are very attentive. The room is decorated in a traditional style. I was worried that the room being next to reception would be noisy, but it wasn't a problem at all. There are no slippers or a dental kit in the room, but everything else is provided: a hairdryer, kettle, soap, and shampoos. We had an early check-out, and they even prepared a lunchbox for us."

"The service level is definitely not 5-star. Check-in is strictly at 2:00 PM. If you arrive early and don't want to wait an extra couple of hours, you have to pay 50% of the room rate, which is basically what they forced you to do. They even skimped on breakfast, saying you have to pay extra for it. The booking was for $178 per night, but we actually paid $190. There was someone else's hair on the bed. No toothbrushes. The outlet near the bed didn't work. Cheap renovations. Very cheap perfumes, definitely not 5-star quality. The shower barely runs, there's no pressure. The breakfast is okay. The alcohol selection is almost nonexistent."

The hotel is new, modern, and extremely clean, with great attention to every detail. The location is also perfect, very close to the city walls and convenient for visiting the main attractions. We also really enjoyed the massage experience, which was pleasant and deeply relaxing after a long day of exploring. "Traveling with friends in Khiva, this hotel is newly built and located on the street outside the west gate of the old city. The lobby is grand and elegant, and the second-floor terrace offers beautiful views directly facing the city walls. The room facilities are complete, the shower has great water pressure, and the breakfast is rich, with a particularly delicious croissant. Since our train was at 3 PM, the front desk helped us extend our check-out until 2 PM. Thank you!"

"Excellent hotel for the price. We found this hotel after the hotel we had booked into had a problem with their drains. I hadn't realised the price - just $50 per night - when I booked. In fact, although the rooms are small the hotel looks better than that. Breakfast is excellent, and the owner, Ali, is very friendly and speaks excellent english. The bathrooms are very clean and functional but not new or modern. Location is fastastic - inside the walls of the old town."

"We stayed in a premium room for 2 nights. The hotel is mostly well reconstructed, and the staff was helpful. It is only a 5-minute walk to the main entrance of old Itchan Kala. The room was okay; a large bed, enough tables for a short stay, a modern toilet, and a good shower with strong water pressure (our room was on the entrance level). The internet connection was also fine. I believe it is related to the city’s old infrastructure, but there was always a bad smell coming from the drain, especially after taking a shower. We had to open the room door and window to air out the room. The breakfast was the weak point. It was the worst breakfast we had in Uzbekistan. We went at 7:30, and the sliced fruits (banana and apple) were no longer fresh and had already turned black. The boiled eggs were cold. They also tried to serve European-style pastries, but I had the worst croissant I have ever tasted. Uzbekistan actually has very good bakeries and pastries. Instead of trying foreign products, they should focus on their local delicacies, which they can prepare much more successfully and tastefully. There were also not enough vegetables and no greens at all. They only served cucumbers, which is disappointing considering Uzbekistan has excellent vegetables and fresh herbs. During check-in, they offered cold tea/juice and nuts. The tea was tasty and refreshing, but the nuts were stale. They really need to improve the food section significantly. For our last day, since we had to leave early, they offered us a boxed breakfast during check-in and took note of it. However, at check-out, nothing was prepared. The receptionist had no idea about it, and we did not have time to wait."

"This hotel is inside the city walls. Being in the room made me feel claustrophobic despite their best efforts with multiple wall hanging etc trying to brighten up this very dark room. There was one small window high above the door and one in the ceiling. The room was entered through a long narrow corridor. Some clients would love this hotel, but it was not for everyone. It was very clean and the bathroom was big and very clean. There was a kettle (no tea or coffee) a fridge and air con. The water pressure very weak. There were good toiletries. There was no water when I returned to my room in the evening, and the water was off again the next morning and during the day. The water in the washbasin and shower was horrible, cloudy and not good quality. The breakfast had a good selection with a hot and cold selection. The staff in the dining area were very grumpy and unhelpful. On the second morning the breakfast was very basic, I was leaving early and they couldn’t be bothered to provide a decent breakfast for those people leaving early. Clearly they didn't want to serve those people leaving early (I only mean 30 mins earlier than the breakfasts normal opening hours!)"

"I stayed three nights in this hotel with a group tour. It was not the (better) hotel advertised on our itinerary so I suppose I may have started off biased. The hotel is located just within the walls of old Khiva. It is only about 10 minutes walk from the centre of the unique old town, in what seemed like a residential area. You need ask for a good map with the location marked on it to find it on the way back (local people can't tell you the way)! Our rooms were small and very basic. One fellow traveller said this was the sort of hotel she had stayed in when she was a student but not the sort she wanted to stay in now we are retired. I think that was a good assessment. The en suite bathroom was small and a bit smelly. Beds were not great. They didn't even put the duvets in their covers for you! The view from the window was into the windows of a house nextdoor. There is a roof terrace which you can sit on and see the sunset. They have tables and chairs but have not made any attempt to make it attractive. Breakfast was not plentiful and very ordinary. Some unsmiling staff had to be asked repeatedly for more milk to go with the instant coffee: they put about 50 ml out at a time in a small sauce boat! Staff on reception were not very helpful. They had refrigerated beer, water and wine for sale but beware: you can only buy wine by the bottle, not by the glass and you have to pay cash for it. In fact you have to pay cash for everything - they had no card payment facility. So, very basic but within walking distance of the main sights."

"The property just completed its renovation and opened two weeks ago. We took the larger rooms in level two and were very happy with its size. It is situated in the southwest corner of the walled city which made going out of the city by the West gate where good dining options were, very convenient. It has a roof top area which is great for viewing sunrise. Sunset is blocked by the nearby city wall. The restaurant serves only breakfast for the time being I will stay here when I visit Khiva again."

"This is a good hotel located on the territory of the Khan's dacha. The service and breakfast are both excellent, and there's a shuttle service to and from Itchan Kala. There's a swimming pool, and special extra towels for it are provided at the reception. It's truly oriental beauty! Next to it, the Khan's palace from the early 20th century is being restored, and there's a garden nearby. The only downsides were the lack of housekeeping (I didn't hang the 'make up room' sign) and the noise (from the restaurant and the pool – my room was on the first floor facing the pool, so I didn't get enough sleep either night). Otherwise, there's nothing to complain about. The single room was small but well-equipped for a comfortable overnight stay for a traveler: toothbrush and toothpaste, shower gel and shampoo, slippers, hairdryer, kettle, black and green tea. I booked it on Trip.com four months before my trip at a very attractive price."

"Absolutely stunning new hotel and recently renovated. The rooms are huge and spacious and the bathroom has all the amenities including Dyson blow dryer. It was a quiet comfortable stay The staff in the restaurant even though they spoke minimal Englishp they were really attentive and sweet. Complimentary breakfast spread with good vegetarian options. They have a coffee machine too. Rooftop views are stunning. Though it was winter time you can still enjoy the sunrise/sunset from there. Location: facing the west gate of Ichan Kala so just a few stones away a you can explore the historic town. They also have options to book tours and private transfers to bukhara/airport"

"The owner was very friendly, and the hotel is brand new, less than 100 meters from the West Gate ticket office. Breakfast was good, and there's a Feed Up burger joint nearby. You need to buy a combo ticket for Khiva, which costs 250,000 Uzbek Som and allows unlimited re-entry for two days. It's very convenient to go back to the hotel to rest in between visits."
