Ray Mak Hon KitThe past few days in Kuantan, we stayed at Kuantan Imperium Seaview by AVANZEE and honestly, we loved the experience.
Check-in was smooth, fast and hassle-free. The security guards and staff stationed near the mail room were friendly, welcoming and very accommodating, making the entire process feel easy and comfortable right from the beginning.
Our unit was located on the 7th floor. The room was clean, spacious and beautifully designed with a modern aesthetic feel. It felt like a cozy studio apartment equipped with a simple kitchenette complete with microwave oven, water filter, kettle, refrigerator and kitchen utensils. Hairdryer and iron were also thoughtfully prepared inside the built-in wall cupboard, giving the room a sleek and minimalist appearance.
The TV came with Netflix and YouTube, though we barely had time to use them because Kuantan itself has so much to explore. Internet speed was decent too, which is important especially for travellers, foreigners or content creators who need reliable connectivity.
The bathroom was modern, clean and well-maintained. Shampoo and bath gel were provided as well.
One thing we really appreciated was the sleeping arrangement. Besides the main bed, there were also two very comfortable sofa beds. A family of four can easily stay here comfortably, or even more if travelling with young children. Extra pillows and blankets were also prepared in the cupboard.
Location wise, it’s almost perfect. The property is peacefully located slightly away from the busy city centre, yet still close enough for convenience — just across a short bridge. This balance makes it feel like a relaxing seaside escape without being too isolated.
The seaside is located directly beside the property and is only a short walk from the carpark. Every morning, we could see locals collecting clams along the shore. Their buckets were filled with white clams and edible sea snails, which was honestly quite fascinating to watch.
The facilities here are excellent too. There’s a beautiful swimming pool, wet and dry playgrounds for children, barbecue area and plenty of family-friendly amenities, making it an ideal destination for a family getaway or staycation.
But perhaps the highlight for us was the breathtaking view from the room. Being on the East Coast of Malaysia, we were treated to stunning sunrises every morning as the sunlight reflected beautifully across the crystal-clear sea water. Sunset views can also be enjoyed from the opposite side in the evening.
Overall, we truly enjoyed our stay here and will definitely return again — hopefully next time together with the kids and our parents.

Globetrotting SallyWe absolutely loved the chill, family-holiday vibe here. The lobby has so many cosy spots to just sit back and relax. Kids had a great time at the pool and slides, and the easy access to the beach was a big plus.
We stayed in the family room and it was very well maintained! Good air-conditioning, strong water pressure, and overall very comfortable. You really know a hotel is well maintained when even the corners and toilet tiles are clean! The staff are very friendly and helpful!
One area for improvement would be the kids’ club. Should provide more educational toys, but during our visit it felt quite empty and there was no staff around. There was also no information shared on available kids’ activities. It became a bit boring for the kids after some time. It would be nice if the PlayStation could be free to use (like Hilton), and if staff could actively engage the kids or share a simple activity schedule.
Highly recommended for families looking for a relaxing yet fun getaway. With some enhancements to the kids’ club, the experience would be even better. Would love to return! Thanks!

Guest UserGood thing about this apartment is, air cond is good, and it’s relatively clean. I will write what I see, the bedsheets and quilt cover is full of stains, it’s really time to change new sets. There is no separate air cond split unit inside small room with single bed. The under sink pipe in dining area came off during our stay, good thing is management sent repairman within 30minutes. Quite a number of eateries near the apartment, this is a plus point. Beach access was good.

Belong AnywhereI recently stayed here for a business trip with four colleagues. We booked five separate rooms, choosing this location based on its competitive pricing and convenient location. While the physical property itself is impressive, the management process left a lot to be desired.
The Good: Comfort & Space
Rooms: The rooms are genuinely clean, neat, and very spacious. For the price point, the value of the actual living space is excellent.
Parking: Finding parking was easy and secure, which was a major plus for our group as we had our own vehicles.
Location: Perfectly situated for getting around Kuantan efficiently.
The Bad: Maintenance & Missing Basics
The property feels slightly neglected in terms of upkeep. In my specific room:
The shower head holder was loose, making it difficult to use.
There were no floor mats provided, which is a basic necessity to avoid tracking water across the room after a shower.
The Ugly: Management & Customer Service
This is where the experience fell short. The administrative side of this stay was disorganized and stressful:
Automated Communication: Their chat system is powered by an AI that provides ”canned” answers. It failed to address any of our specific questions, making communication feel like a dead end.
Check-in Delays: We weren't sent the check-in passwords on time. We had to track down a separate person-in-charge just to get access to our rooms late in the day.
Pricing Inconsistencies: The documentation stated a RM50 deposit per room, but we were charged RM60. While the amount is small, the inconsistency feels unprofessional and creates a lack of trust.
Final Verdict: If you value space and price above all else, this is a solid choice. However, be prepared to fight for your check-in details and deal with a non-responsive service team. I hope management fixes their communication flow and updates their facilities soon.

Guest Userit was a very pleasent stay, good customer service with serene and healing vibe location of the resort. the resort promised rusty vibe and is exactly what we got. regarding cleanliness can be improve a lot. esp the lizard poop and previous tenant’s hair waste. food taste also can improve and can add juices options for breakfast. other than that it was a very nice stay. thank you.

Farahbaini MohamadGreat beachfront and pool—my kids absolutely loved it! We’ll definitely be coming back again soon. The only downside was the buffet breakfast, which felt quite basic and not very tasty. Other than that, everything else was excellent. I’d suggest grab-ing food from outside instead, as there are plenty of eateries nearby.

Anonymous UserI'm not sure if the bedsheets are changed between users as the pillow cover had yellow marks on it. The handheld shower was broken, so only the head shower could be used. The towel provided was damp, raising doubts about whether it was washed and dried properly. On the positive side, we had a sea-view room with good amenities, and the location offers convenient access to Kuantan town and nearby beaches. However, we were asked to clean the room and dispose of the rubbish in the refuse room, which felt a bit odd.
