Compared to hotels in Semporna, this place is vastly superior, really showing that a star-rated hotel can guarantee quality. The hotel breakfast was excellent, and the kids absolutely loved the rooftop pool, wanting to swim there every single day. Upon check-in on arrival day, we were even offered a welcome drink.

The room was quite spacious, equipped with a lounge chair and a desk. While the bed might be a bit snug for three people, it fortunately had wheels, making it easy to move. The facilities felt a little dated. A significant service oversight was that despite booking for three adults, all amenities were only provided for two, which was not ideal. The sea-view room offered a good view from the window, perfect for watching the sunset. The hotel's swimming pool is located on the ground floor, right next to a city road, which made its location a bit less desirable. However, the hotel's overall location is excellent, with famous shopping malls and food streets all nearby. The gentleman at the front desk was also very helpful. Overall, I was quite satisfied.

Booked a two-bedroom, two-bathroom sea view room for four nights during the summer, and it was absolutely incredible value for money. It also included breakfast for four, but the breakfast was quite average, so I only had it for two days before deciding to eat out. The room offered views of the sea and planes landing. It was genuinely great; the room was incredibly spacious, equipped with a microwave, plates, cutlery, and a large round table perfect for enjoying takeout. There's a small rooftop pool, but it gets too crowded for actual swimming, though it's perfectly fine for kids to splash around. To sum up, avoid booking the basic room types here. If the one-bedroom or two-bedroom options are well-priced, go for them without hesitation – you absolutely won't regret it. The location is also unbeatable; Sugang Department Store and Zheston Pier are just a short walk away.

I had a pleasant stay at Promenade Hotel Kota Kinabalu. The location is excellent — within walking distance to the waterfront, night market, and shopping malls. The room was spacious and clean, with a comfortable bed and a nice view of the city. Breakfast had a good variety, and the staff were friendly and helpful throughout my stay. It’s a great choice for both business and leisure travelers. I would definitely stay here again.

⸻ I had a wonderful stay at Citadines Waterfront Kota Kinabalu. The location is excellent – right by the waterfront with easy access to Suria Sabah Mall, local eateries, and Jesselton Point for island hopping. The rooms are modern, clean, and well-maintained, with comfortable beds and all the amenities needed for both short and long stays. The staff are friendly, attentive, and always ready to assist, which made the whole experience even more pleasant. I especially appreciated the rooftop pool area, which offers a relaxing atmosphere and a nice view of the city and sea. Overall, this property is a perfect choice for both business and leisure travelers who want convenience, comfort, and great service in Kota Kinabalu. I would definitely recommend it and look forward to staying here again.

The hotel is ok for what we paid however we found the yellow stained and scratched toilet seat unacceptable so we checked out early. I hope the hotel improves its maintenance standards.

Location : convenient , near to town area Room : big , condition okay, comfy bed, bathroom okay. Breakfast : pretty standard , no complaints Except: Room I got , AC and fridge not working well only.

Upon booking, the hotel sends an email with instructions to add them on WeChat. Once connected, they create a group chat where the owner proactively shares an incredible amount of useful information. This includes check-in procedures, tips for getting a taxi from the airport, weather updates, local tourism recommendations, currency exchange advice, instructions for in-room appliances, and even schedules for night markets or local festivals. They are also incredibly responsive, answering any questions immediately. The service attitude is genuinely excellent, which is a huge plus. Getting from the airport to the hotel: a Grab ride costs 10.2 MYR (cash payment) and takes about 15-20 minutes. Upon arrival, we found the room very clean. The hotel's location is fantastic, just a 5-minute walk from the island hopping pier. The islands themselves are close by, making it perfectly feasible to book a tour on the same day. We simply checked the weather each morning; if it was good, we'd head to the pier before 9:30 AM and sign up on the spot. Island hopping prices are: 35 MYR for one island, 45 MYR for two, and 55 MYR for three. There's an additional 20 MYR per person 'island entry fee' paid directly on the islands – remember to keep all your tickets as they're checked at subsequent islands. Food is also available on the islands for an extra cost. The islands are beautiful and very clean, but drone flying is prohibited. Downstairs from the hotel, you'll find plenty of Chinese restaurants. On the P1 level, there's a massage parlor with a good ambiance. They also add you on WeChat. The prices are a bit on the higher side, mainly because the masseuse I had on my second visit was truly subpar; she wasn't even wearing a uniform. My advice is to clearly communicate exactly where you want the massage, otherwise, she might just randomly knead wherever. The hotel is quite close to both the Pink Mosque and the Floating Mosque, and taking a Grab taxi for these trips is both convenient and affordable. Sabah is a good place for a 2-day visit, after which you can easily fly to Brunei – it's visa-free and only a quick 20-minute flight away.

Pro -Staff is helpful & friendly. -Provided free parking for those driving car. -Room is clean and housekeeping good. Cons -Just the Pedestrian crossing line to opposite road, the pelican crossing waiting is long and sometime not working.

Strategically located at Sutera Avenue, just opposite the Imago Shopping Mall, accessible by the pedestrian bridge, Sutera Avenue also have many restaurants and convenience shops, the self check in and out is easy, and is 10 mins driving distance to the airport
