Adelaide Hotels with Jacuzzi

"We stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done."

"The room is generally clean and very spacious. It has many plugs around and a desk to work. However, there’s no bottled water, dental set, body lotion, etc. Toilet looks old and there was 1 incident that water started to come out from the drain when I drained the bathtub. Told the staff, they were quick to come and clean up for me and send a plumber to check the next day. Water pressure and temperature was not consistent which means that it will suddenly turn cold/hot while showering. Staff were overall friendly and professional. Breakfast was the normal continental breakfast. There were many parking lots in the hotel premises."

"The receptionist didn't check who I was and didn't disclose the hotel room number when I told her that my partner has already checked in and I had paid for the hotel room. They don't provide a spare key when 2 adults are staying in 1 room. The amenities were decent however they need to have their signs laminated for DO NOT DISTURB or for HOUSEKEEPING SERVICE as I couldn't put the sign on the door knob because it's made out of cardboard. I could hear mobile notification noises from the room next door throughout the early morning which is annoying, there should be a sign about that. Other than that, the amenities were functional and easy to use, the bed was comfortable for me to sleep in after 20 hour flight and easy to get to. The check out reception were great."

"The hotel is generally nice And the staff members are super friendly. Facility-wise, it is a bit out-dated, but you can see this staff is trying the best to keep it clean. They also have an interesting buffet offering for 20 dollars, i haven't tried it out, but i heard it quite nice."

"No car park attached to hotel, have to drive to car park yourself or pay $55 for a chauffeur to drive it. Room service menu was fancy stuff from the downstairs restaurant. Nothing simple. Not even room service breakfast available. On the note of the restaurant downstairs this is where the “buffet” breakfast was and I use that term loosely. Shocking variety. Even have to do our own coffees right in a tiny corner of the the room. One coffee at a time while the line gets bigger. We have to get a special order for eggs because the scrambled eggs are just mush. At least the toaster worked. And the space fits maybe 20 which is fine for a B&B but not for a 16 floor hotel. We had to have breakfast at 8 to avoid the crowds waiting at 9 and later. In the room itself (we had a suite), there were light switches EVERYWHERE. And they were all so confusing as you couldn’t see what they said. Then the one in the bathroom you had to walk in and close the door to access it. No fan ventilation for showers. Bath mats being so thin gets immediately soaked after one shower. No face washers. Bench was too low for a bathroom. Hand towels way too low. The size of the bathroom was nice though and the shower pressure was good. TV remote didn’t work properly, could not find all amenities like coffee, tea, fridge even etc. No nice hotel guide folder to help us out. The “desk” was the tv cabinet when there was plenty of space in the lounge area to have a desk. Then we had a balcony with no chairs or table to sit at (can easily have some out there and bolt them down for safety). The temperature stuff don’t even get me started. Uncomfy beds and flat pillows. I ended up sleeping on the lounger as it was more comfortable. I don’t think I’ll be back anytime soon. Wasn’t horrible but wasn’t great. The staff were nice though which was a nice change"

"Ordinary motel, the facilities are a bit old, there is a distance from the beach, it is estimated to take about 20 minutes to walk. The key is that there is always a damp and moldy smell in the room, and it is the same if you change a room. It is estimated to be a common phenomenon. A month in Australia, is the most uncomfortable hostel in Melbourne and Adelaide. Not recommended."

"I had a really great stay at this hotel. The room was spacious, very clean, and well-maintained. The air conditioning system worked perfectly, which made the stay very comfortable. One of the highlights was the heated swimming pool — a really nice touch that added to the experience. What stood out the most, though, was the service. The lady at the reception was incredibly kind, professional, and welcoming. Her attitude made a big difference and left a very positive impression. Overall, I truly enjoyed my stay and would definitely recommend this hotel to others. I’d be happy to come back again."

"The location is excellent, right by Glenelg Beach. Supermarkets and restaurants are just a 5 to 10-minute walk away. Getting to Adelaide city center or the airport by car takes only 15 to 30 minutes. The hotel features a bar where you can enjoy a drink and some gaming facilities if you fancy a few rounds. While the hotel is a bit dated, it's clean and the rooms are spacious. Breakfast was average, with limited food choices, although the view from the breakfast area was quite nice. The paid parking isn't in the hotel building itself; it's across the street, a mere 30 steps away, so be prepared to carry your luggage."

"The breakfast is a set menu, the view of the lake is excellent, and the view from the terrace is also very wide. In the morning, you can see many boys and girls practicing rowing 🚣, btw, the sound insulation of the glass is also very good, so you won’t be disturbed by the outside world, but if you live next door With a loud voice, you can hear what they are talking about."
