The location was great and the staff super friendly. A part of the beach was reserved for hotel guests and was not overcrowded. The team was trying its best to pick up all plastic in the morning from the beach but unfortunately during the day more was coming. People should take more care themselves.
You can go snorkeling at the beach but to arrive the corals you need to wait for the tide and have to be a good swimmer. Then it’s beautiful out there.
The breakfast was great and a good combination between buffet and menu.
Overall we can recommend it for 2 nights. Don’t forget your mosquito repellent and bites relief.
We saw several Gerrys;) - beautiful creatures.

The rooms are definitely not comparable to those in the main city, but you can see that the hotel has tried its best to provide facilities. First of all, the celcom network is OK, but the hotlink is basically unusable. Secondly, the hotel's wifi, which only covers the lobby, is not very powerful. The hotel even provides mahjong, projection and chess for guests to kill time on the island. Breakfast and dinner are both buffets, which are enough to eat. There will be many guests on the island during the day, which is quite noisy, but the service staff are nice.

Such a beautiful place to relax and chill! I highly recommend for couples or solo travellers who want some peace and alone time! what a place to relax!
Most of the travellers stayed for a day, but i stayed for 3D2N. Managed to sleep in and rest the first day and did snorkelling/kayaking on the 2nd day.
1 thing to take note: for this booking of accommodation is just the resort by itself. therefore there isnt any other food or stores around it! other than it's own restaurant (for some might be expensive) so bring your own snacks and drinks if you're like me hungry in the middle of the night 🥴
Other than that, this is a beautiful place! def a good place to visit and disconnect!

The resort is beautifully located. You get there only by the hotels boat service that charges around 30€ per person for every round trip (5-10min one way). That boat only departs/arrives every 2 hours.
There is a beautiful reef in front of the hotel however the waters in front of the hotel as well as at the private beach are full of plastics and I’ve never seen anyone collecting some. This place could be much more beautiful without that.
Food was very basic at a rather high price. If you compare it to KK restaurants the prices are ridiculous. But because of the boat service’s price you don’t really have the choice to go to the city to get good and reliable food.
All staff were really nice eventhough not always well trained.
Overall we had an average stay. Nothing extraordinarily positive but not too bad on the other hand. Therefore the prices for everything from accommodation to food to activities (almost everything charges extra) has been way too high in our opinion.

Luma Hotel was incredible and very clean! It had a pleasant fragrance throughout. The bellboy and attendant were outstanding. The hotel is conveniently located next to Imago Shopping Mall—just a short walk across a bridge. It’s also near several convenience stores and Chagee. The staff provided excellent service, assisting us by storing our luggage while we waited for our flight. Our room was spacious and comfortable.

I would just rate it like a 4 stars hotel. Don’t expect too much, and it will be great.
Breakfast just normal, waitstaff was a bit inattentive, not sure which table bring us to.
didn’t book a seaview room, but my room was totally a blocked view 🤣. Can only see a huge rooftop of other buildings. But the room is clean, cleaning service quite good, I asked for more water and they did gave me more.
One of the highlight could be their pool.
Great sea view, I enjoyed it a lot.
location is decent, still need to walk a bit to reach the main city area.

Located conveniently nearby waterfront, shops and entertainment. The appearance of the deco, finishings and corridor could do with some love as it seems a little outdated. The acoustics and ambience of the room did not balance well, as neighbours could be heard clearly and anybody that past in the corridor. Perhaps think of putting soft textures inside each room (rug/carpet, etc) rather than having hard surfaces so that it can absorb the noise and quieten the room. Nevertheless, to thank the housekeeping team, i wrote a small hand written note and left some tips. Unfortunately for me however, I accidentally left my air pods when i checked out. I contacted the hotel but no luck. I have evidence that it was in the hotel but seems like some cleaner picked it up but did not declare it as lost and found. Thus it was never returned to me. A sour ending to what wouldve been a pleasurable stay

Hotel near to the airport around 15min travelling by car. Its location in the heart of KK city makes it easy for me to go anywhere. Near to shopping malls, waterfront, Philippine Market and many more attractions. Front lady and gent are very friendly welcoming. Their breakfast spread just a so so but still delicious though. I really enjoyed my stay here! Would love to come again.

SSteven D.Lovely hotel, a little old (it opened in 1977) but you can feel it has got a lot of character. Kudos to EVIS from Bell Service, he’s a humble gentlemen who loves to engage with his guests. He assisted me with my luggage and escorted me to my room. He knows the hotel inside out and loves to share his insights. Also a shout out to MARY from front desk, she is amazing. She is multi functional with assisting me to check-in PLUS helping me with concierge matters regarding my flight ticket. Exceptional staff. Thank you for having me!
GGuest UserHotel is in a good central location. Staff are friendly and quick to assist. I reserved a room last minute and was still able to get a good deal for a good size room that was clean. Bed was comfortable. Free parking in the lot right in front of the hotel.
NNuradilahStay in superior single room. Ruang besar dan sangat selesa. Channel tv pelbagai, xda masalah since stay untuk kejap jak. Tandas bersih, tekanan air sangat kuat. Overall bilik sangat memuaskan hati.
OOn cloud 9The hotel smells good. The room is spacious with plenty of chair to sit. They provide basic amenities. Checkin and checkout process was smooth.
The only minor is the bed is in front of the door. So it’s not comfortable to sleep.
GGuest UserI initially stayed 2 nights January 2025, climbed Mt Kinabalu, and came back for another night. Different but similar rooms. Very comfortable bed, great shower; mini-fridge and safe also available.
Restaurant served good food. A pity the Spa wasn’t open as after my mountain climb I could hardly walk and my legs and back badly needed a massage!
Hamizam Bin Ismail, the Front Office Manager, was always very friendly and eager to assist wherever he could.
HHafidz AjisBook 2 rooms. Ask if i can have side by side room. And they upgrade 1 of my room so we can have side by side room. 😁 room is clean and very good especially the room with the dining tablex near to market, foods, small shopping mall, walking diatance to gaya night and weekend market.
If i only had one complain, is breakfast choice. Maybe they can improve more choice once people pick here. Yes, so far its not worthit as this hotel is new and not too busy yet (hint)
AAnonymous UserThe location is near the place where I wanted to go. Fair rate and the room has a ceiling fan which is good for my mother who cannot stand the A/C temperature.
MMr TravellerNice hotel to stay but on basic need as they claimed they area trying their best in accommodating patron's need with affordable room rate. So all amenities will charged according to our need.
BBernard SchumacherLocation is great but the place itself looks old, there's a slight leakage in the room that we booked due to the heavy rain, the bathroom looks old. Service is fine, they do provide nice breakfast. Suggestion for improvement would be to renovate the place and make it look newer. One thing I really hate was the traffic noise in the middle of the night, I had a hard time sleeping because I kept on listening to those motorbike that always keep on passing by the hotel with their loud exhaust which really made it hard for me to sleep.
BBenjamin Sch.The Borneo Beach Villa is an unbeatable spot for a nice calm vacation. The beach is just beautiful although you fill find plastic stuff here and there. For younger (and older) children it’s perfect since the waterline is flat and you can walk easily 30-50 meters into the water. The waves are nice. there is no lifeguard on duty but you don't need one.
Don’t expect a new hotel for this price. We had nice beach front villa at the southern end of the site. At low tide you could walk the stays directly into the water, at high tide you need to go to the beach 100-200m. The sunset is beautiful. Hotel location would be 10 of 5 stars!
Make sure your Grab app works so you can order food since the restaurant is quite pricy for the offerings. Also getting away with a taxi will need some time and Grab. Go shopping and bring your own snacks and drinks upfront to enjoy the evenings. The breakfast is okay for the 3 days we stayed there but lacks some variety. They have a nice egg station for omelette and other things.
You are in nature so you need to be prepared for mosquitoes, sandflies and a cockroach here and there. But this is nothing which is really dramatic and can happen at the best places. We had all required sprays and used them when necessary. Some outdoor mosquito smoke lamps can also be useful.
Overall the family was very happy about our time there. The house is older but all items were functional. In case of support the technician was there in 15-30 minutes.
For the low price it’s a good place with a wonderful beach but if you don’t want to compromise quality furnishings or need nightlife this is not a suitable spot.
