Hotel overall is pretty good and very new, breakfast 👍, just location not in hot spot area

I had a great experience at this establishment when I visited in March 2025. Location: Nearest stations: Midosuji Line - Yodoyobashi Station (10-minute walk away), Yotsubashi Line - Higobashi Station (5-minute walk away), near Utusbo Park, many convenience stores around walking distance, a Yoshinoya restaurant beside the hotel (great for a breakfast meal) and a Anytime Fitness near the hotel. Cleanliness: Excellent, I was impressed with how clean the hotel was when I stepped into it, the check-in counter was not messy, the lift area was well maintained as I did not see any sort of litter, the lift itself was spacious and the reflective surfaces were clean and did not have signs of smudge, the hallways leading to the room were very clean Service: The staff were very kind and were able to communicate in English very well, when I asked them for some additional amenities they provided me with the items promptly and when I asked them about wanting to do luggage forwarding to a different hotel for my next leg of my trip through a convenience store, they actually let me know that the hotel itself did the luggage forwarding and I was very pleasantly surprised as it saved me from the hassle, the luggage arrived at the next hotel the next day. I would recommend you to ask the staff if you have any doubts! Facilities: I did not use the facilities that often but they were not bad when I took a quick glance at them, just wish the fitness room could have a Smith Machine and/or a Treadmill.
