I booked this guesthouse based on a recommendation from a Xiaohongshu blogger. It's very clean and doesn't have any strange odors. I'd say it's one of the cleaner accommodations in town. The showers are communal, and you need to bring your own toothbrush and toothpaste, but towels are provided. Just be aware that during busy times, you might have to wait for hot water, and the water pressure isn't very strong.
The location is excellent and quite safe; you need a key card to enter the main gate. It's very convenient to walk to the pier, and right next door is the tour agency for 'Conch Diving' guides.
The owner is very nice, and I really like Malaysian people. Thank you! It was a very pleasant experience.

The service was excellent. The owners, a Chinese family, were incredibly welcoming. We were worried about finding a place to eat during the New Year, but reviews mentioned they could lend us their kitchen, and they certainly didn't disappoint. We had two twin rooms. A small suggestion: the beds could be a little bigger to make it perfect. The owner's wife even helped me buy some wild vegetables. Thank you so much! 🙏🙏

Xiao Hei was incredibly helpful, carrying our luggage and always turning on the A/C before we returned, so the room was always cool and refreshing. We accidentally left a bag behind when we checked out, but after contacting the owner, they kindly mailed it to our next destination. We're so grateful! 🙏 The hotel's location is also excellent, very close to the pier and restaurants. All in all, we were really satisfied!

I have mixed feelings about this hotel. The location is beautiful, set in a jungle with lush greenery and flowers all around and it feels peaceful the moment you arrive. The staff were generally nice, especially the Chinese-speaking lady. The rooms are quite spacious, with two large double beds that were very comfortable, and relatively clean given the remote location. They also offer shuttle buses to and from town, though these are limited and require advance booking.
On the downside, the remoteness creates some challenges. The shuttle requires early wake-ups and long waits as the day tours start later, and there isn’t much to do in town once you arrive. Prices at the resort are very high compared to town, and they charge extra when paying with Alipay or WeChat in Chinese yuan as instead of local currency they charge in Chinese yuan with elevated rates, which felt unfair.
Also the room’s roof material made the rain extremely loud. During our stays,it rained all nights during, and even earplugs didn’t fully help with the sound.
Breakfast was also limited and not great in quality.
Overall, the hotel has a lovely setting and comfortable rooms, but advertising it as 5-star felt misleading. It’s more like a 3–3.5 star experience. Worth visiting if you want the location and nature, but be aware of the extra costs and limitations.

There were several small supermarkets nearby, making things very convenient. The ice cream was also delicious and inexpensive. If you're interested, you should definitely check it out!

Guest UserMy Semporna trip was full of pleasant surprises, and I absolutely have to rave about the overwater villa I stayed in! 😆
Before I left, I'd only booked a standard terraced room, but to my surprise, the owner upgraded us to a private standalone villa for free when we checked in! It worked out to only about 800 yuan a night for a private sea-view villa with its own terrace – what a steal! We were grinning from ear to ear the moment we stepped inside.
Once we actually settled in, we didn't even feel like going out to sightsee. In the mornings, we'd just pull up a small chair on the terrace, feel the sea breeze, do some fishing with our feet dangling in the cool water, and just relax. It was so comfortable doing absolutely nothing. In the evenings, we'd sit on the terrace and watch the sunset paint the entire sea a fiery orange. And waking up, we'd see the sunrise emerge from the horizon right from our room. There's also a huge bathtub where you can soak and gaze at the sea – now *that's* a vacation!
I have to give a special shout-out to the butler here; they were incredibly thoughtful. When we wanted to go sea fishing, they had bait ready for us in advance. When we wanted to go into town for food and shopping, we just mentioned it and a car was arranged to pick us up very quickly, no delays at all. Plus, when you look down from the overwater villa, you can clearly see all sorts of small fish swimming around in the sea. In the mornings, we even saw little crabs 'strolling' on our terrace. Feeding the fish breadcrumbs and just leisurely passing the morning was incredibly relaxing.
This is absolutely the most satisfying overwater villa I've ever stayed in, hands down. If you're coming to Semporna, you really should consider this place! 👍

The location is good, close to the fish market and there's a big supermarket nearby. The room is clean. It was a bit noisy at night with dogs fighting outside. The air conditioning was slow to cool down, but it was fine to go grab a meal while waiting for it to kick in. For the price, it really met our expectations. The elevator was big enough, which was nice. The staff even took us to the fish market to find a currency exchange place. The service was genuinely great.

For my trip to Semporna, I spent a long time searching online before finally choosing this place, and I'm so glad I did! Even though it's a guesthouse-style hotel in town, the experience exceeded my expectations.
Location: It's right in the center of Semporna town, by the sea. Downstairs is the famous seafood market, making it super convenient to buy fresh seafood and bargain for prices. There are also many seafood restaurants nearby that can cook it for you, offering great value for money and a truly satisfying meal. It's only a 5-10 minute walk to the jetty, with two jetties nearby, making island hopping tours very convenient. Next to the hotel, there's also a Sayang specialty store where you can buy souvenirs, and it's also a pharmacy with daily disposable contact lenses. Watson's and convenience stores are also nearby.
Room Facilities: I booked a sea-view king room. The room was large and spacious, with floor-to-ceiling windows offering an amazing sea view right from the bed! The bedding was very comfortable, and the linens were clean. From what I saw online, it's a hotel that opened in the last two years, so the facilities are still quite new. My relatives booked a family room, which was also excellent, with two beds more than enough for a family of three.
Service: The owner is Chinese, and there's a 24-hour Chinese-speaking butler, so communication is seamless. The front desk staff were incredibly enthusiastic and even recommended great places to eat in town. The front desk attendant was also very friendly, helping us carry our luggage upstairs (even though there's no elevator, their service made up for it). There's also a vending machine in the lobby where you can buy frozen aloe vera gel, highly recommended for sunburn!
Breakfast: Although simple, it includes coffee, fried noodles, eggs, and bread – perfectly adequate to fill you up before heading out for island activities.
Summary: If you manage your expectations for a hotel in Semporna town (after all, you can't compare it to a 4 or 5-star hotel in a city center), this is definitely a hidden gem in town. It's clean, convenient, the owner is reliable, and it offers great value for money. I've already recommended it to my friends and family!

Really basic hotel. All of the other reviews are correct about the state of it but the location is perfect!!! So close to the best restaurant area and by the water. I would highly recommend staying in this area of semporna. Just know that you're getting a basic room.
