"Pros: -Territory of the property is huge. Big garden and its all green. There is swimming pool also. -Big room as you can see in the video. One big bed and one small bed and lots of space in the room -Amenities such as small fridge and closet are available inside the room. -View to the garden and the pool. -Access to the garden from the room with sitting space is beautiful -Airport transfers are provided by hotel if you provide your flight details. -Totally worth the price as we booked it under $40. Cons: 
-Location is in the opposite direction from the airport to the city. If you have short stay in Colombo and you want to see Colombo as much as possible, the location is not great for you.
-Property is not in the great condition as aircondition was leaking and bidet shower was leaking as well"

"I stayed in this hotel for a week. It’s only been open for 5 months and at first appearance it looks good, but taking a closer look it’s still being built and repaired. There are still cables jutting out of the wall and ceiling. Although the kitchen is featured in the photos of the room, it has no tap, the cupboards are sealed. I raised some of my concerns when I arrived with the general manager when he asked me questions about my stay and he seemed blasé about addressing it. Based on what was paid, this hotel is overpriced. There are still cement stairways and drilling taking place during the day. The WiFi is awful, they finally installed a router in my room which took the week to do and it only worked on the day of my departure. The best part of the hotel is some staff members who will go out of their way to help, special mention to Jazz. They have a great pool on the roof. Until it’s fully built I wouldn’t recommend staying here!"

The hotel has a swimming pool with sun loungers. The sea is 10 meters away. But I do not recommend swimming there, firstly, the sea is dirty, secondly, it is very dangerous. This is not a beach for swimming. But there is a beautiful view from the room to this beach. The neighboring building is a Catholic church. They hold mass twice a day, early in the morning and in the evening at 5. They sing into a microphone, in principle with a beautiful voice, but in any case it looks like karaoke. Then the priest reads a sermon to the parishioners and all this is also into the microphone. I get up early, so this karaoke did not bother me in the morning. Be prepared and informed if anything. Another minus is that small ants appear in the room literally a second after you forget food or drop even a crumb. In general, do not leave food outside the refrigerator and clean up after yourself after eating. But in any case, cleaning is done every day or on request, they quickly deal with these ants. They are not offensive, just unpleasant. The town of Negombo itself is nothing special, there is nothing to do there except spend a few days after arrival or before departure. There is nothing to see in this town at all. At all. But there are many restaurants with delicious seafood. My recommendations for price and quality are Jude Restaurant. It is about 20 minutes' walk from the hotel. The hotel itself does not provide meals, there is no cafe or anything like that."

I think it is the best breakfast in the seven hotels this trip, because there is bacon. The staff is very enthusiastic, will prepare hot water for us, chat with us, and send us black tea. You can see the little squirrel at the place where you eat breakfast. The location is very convenient. The road opposite is the beach and you can see local fishermen casting nets to fish."
