Without a doubt the worst property I have stayed at in Italy, and I have been to Italy 3 times and mostly stay in B&Bs. The primary reason for a 1-star rating is we discovered a large cockroach in our room the first night. On its own, that is already quite disgusting and indicative of the general state of uncleanliness in the property, but the host (Fabrizio’s) response was made it worse. We called him after we discovered the cockroach and instead of empathizing with his guests, he immediately said that all he would be able to do would be to neutralize the bug (implying he would not offer us a refund if we decided to switch to a hotel/another B&B). He came over and started to suggest that we made up the whole thing. After we pushed back, he rushed out and stated that he would not be able to provide us a refund for any of the nights as he has not received payment from ******* yet (this is categorically false as I contacted ******* the next day and learned that he lied and could issue a refund immediately). Additionally, he did not offer us any help with securing new accommodations (keep in mind, this was at 12:30 AM in Rome) and said we could do “whatever [we] please”. I tried contacting him the next day to confirm that we left during the first night due to the presence of a cockroach, but he ignored my messages and subsequent messages from *******. If you want to avoid a complete lack of professionalism and a dirty property, please book with another B&B/hotel.

All good in average. Breakfast could be a little improved, with more bread options, kettle to boil water and microwave. Got the necessary attention from staff and the place is well locate and god for the price. Metro station right in front of the place and a really good restaurant as well (4 Venti)

Amazing value This is more accurately a bed and breakfast. It is clean, across the road from a regional train station, quiet, and an amazing value. I would definitely stay here again. It is not fancy or posh, but is a reliable and affordable place to stay in Rome.

Room was clean. Other than at check in, saw no staff. Parking was not available, breakfast was assortment of bagged sweets, coffee only if you made it yourself.

While we are generally rather easy to satisfy and frugal during our travels we were still a little disappointed by the low value for money this accommodation offered. It felt more like a self-service apartment than a B&B. The owner states that breakfast is served from 8-9 every morning. In reality this breakfast consisted only of some processed, store-bought pastries and cookies in plastic wraps, sometimes 2, sometimes 3 pieces per person, sometimes none at all (apparently whoever is supposed to refill them tends to skip days randomly). We were also assigned a shelf in the fridge with a bottle of water, a box of milk and three pieces of fruit for both of us - all of which were never restocked when empty and lasted us only for 2 days of our 6-day stay. There's no coffee unless you make it for yourself using a very old Italian espresso maker. If you want juice, butter or savoury items for breakfast you have to buy them yourself. We washed the dirty dishes ourselves because no one else would show up to do it, leaving the items to pile up in the sink. The same goes for the cleaning. Our room was never once cleaned during our stay. Neither toilet paper nor soap were ever refilled so we also ended up buying these things ourselves. The owner (whom we saw only twice) was nice and friendly, yet we can't help but feel that he puts very little effort into his B&B. What you get has little to do with the services stated on the website and booking platforms.
