We have just returned from a 4 night Easter break at the Philipburn Hotel. The hotel is under new management. Both Adrian & Graham are extremely hands on and went out their way to ensure your stay was pleasurable. The staff in the restaurant were lovely and the food was of a high quality. We look forward to returning in the autumn. Hopefully the weather will be dry so we can embark on our walks!

Hotel was faultless. Bedroom was spotlessly clean, perfectly refurbished with everything at hand for a short stay. Very good breakfast choice of both cold or hot options. Good quantity and quality of meals. Full attention paid to us by all members of staff. Beautiful gardens and settings, quite a hidden gem and well worth a stay, use as a base for the Scottish Borders.

As locals, we visited the Philipburn and opted for the 3 courses for £25. Pate, Beef Burger and the cheese board, and my wife had the mushrooms, fish n Chips and the panna cotta. Definitely worth the money. Flavoursome, all well cooked, and delivered with a smile from the waiter. Negative points would be it was cold. Heaters weren’t on and the table next to us kept their coats on. The green and white checked table clothes didn’t seem to match the decor, which throughout is fitting of the surroundings. All in all, a pleasant experience, a varied menu with plenty to choose from, decently priced drink, we would go back, maybe get the place a bit warmer though.

I arrived at the hotel on the 14th March. I arrived at 3:10 and checked in, I said I would be staying for dinner as I was shattered. I went up to my room ( room 7 on the top floor) the room looked well presented, but the first thing i noticed was how freezeing cold it was. I started getting settled took my coat off, but soon put it back on. It was like an ice box. I rang reception to say the radiator was not on and how cold it was. I was told that they would reset the boiler and that should sort it. I sat in the room with my coat and shoes on as it was the only way to keep warm. I had worked the morning of that day and then travelled for 3 and a half hours and my plan was get in get a shower and get sorted before going down for dinner. Considering how cold the room was this was impossible. After waiting I rang reception again and said the radiator was not getting warmer and the room was still freezing i was told the boiler had been redone and it should start to get warmer, but they would send up a heater. 10 minutes later a knock at the door. No heater and I was told it would start to heat up now as the boiler had been 'fixed' that day and the engineer must have done something to the boiler. By this time it was around 4:45 after being strung along and stat I. My coat and shoes in A freezing cold room I decided to head out to somewhere that could provide a warm setting. I was on the phone to a colleague to be chased after and interupted by someone in the car park - very rude. Was the radiator working yet I was asked - I snapily responded that it was just starting to SLOWLY heat up but I wanted to go somewhere warm. I ate and returned to the hotel at around 8pm. Just as the room was at a warm temperature. Upon checking out the following day I was asked how my stay was. I simply shook my had and explained it was unacceptable. The woman's response. 'Oh okay' no shock, no apology, no empathy, no care. This hotel and its staff are a disgrace.

We had booked a table in advance for an evening meal at the hotel,however on arrival we were unable to gain entry as the front door was locked. Once we eventually gained entry after being allowed in by guests of the hotel we were told by staff that this was standard practice and that the owners of the business were ‘thinking about’ providing a bell at the front door. The food was fine but the ambiance was virtually non existent! As locals we enrolled in the ‘loyalty club’ which entitles you to 6% off food and drinks purchased at the hotel. When we paid at the end of the meal we were advised by the staff that they knew nothing about the loyalty discount. Once we provided proof of the loyalty membership, Rebecca contacted the owners only to be advised that as only a few people had taken up the offer they were not going to honour the loyalty discount. How can you expect locals to support your business when you renege on an offer that you have made available to local people.

Clean, comfortable stay in a lovely location. Stayed in a Garden room which had a Large comfortable bed and two lounge chairs. Lots of storage perfect for a longer stay. The room was lovely and warm for our arrival which was much appreciated on a grey February day.

The hotel is nice and room was clean but the service was poor. They don’t serve evening meals till 7 and the menu is poor. Also I’m here with work and they don’t serve breakfast till 7.30 which is hopeless. I was told they do breakfast to go bags which I would get in the morning but I was given this at 9.00 pm, I’m sorry but that’s really poor and I won’t be staying here again!!!

Room went freezing cold as radiators turned themselves off. Had to get a heater. Food was good. Friendly staff. Very expensive. Would rather have Premier Inn for value and services. Wi Fi in room didn't work. Husband couldn't get into shower. Bathroom freezing. It was a lodge but felt like sleeping in a shed.

Was invited to join relatives who live in the Borders for Christmas dinner December 2023. Having visited this hotel for lunch the previous year was looking forward to the occasion. What a disappointment. The whole experience was one of amateurism. Soup almost cold looked more like porridge, as for the main course of venison wellington almost inedible, accompanied by a spoonful of mashed potato and a few green beans. The whole meal, setting, miniature crackers etc must have been organised by Scrooge. Phillipburn hotel has the potential to be a a great attraction for visitors. However an overall attention to catering standards is essential, especially considering the price charged- £70 for a very poor dinner would hardly encourage a return visit.
