I flew to Georgia for a short stay, and Orbi turned out to be the cheapest option, especially since it was an apartment, not a hostel. I was worried about not having shampoo, since it was an apartment, but in the end, I got the full hotel experience—they even provided slippers and a toothbrush.
The elevator wait was a maximum of three minutes, and that was for going down, not up. There were no problems with water. Maybe these Orbi ailments only manifest themselves in high season, but in the fall, everything was perfect. On the downside, the room was a bit tired (as was the complex itself) with all sorts of marks and scratches, but it was clean, so it wasn't a problem. The curtains were see-through, so I couldn't sleep during the day, but it was enough for me. There was no soundproofing from the hallway; I could constantly hear the elevator beeping, although fortunately, I didn't have any noisy neighbors. The street noise is well blocked, but there were also issues with a nearby establishment having parties from 9 PM to 11 PM or 12 PM, and you could hear them. Considering I was out and about during the day and working until late at night, it didn't bother me too much.
Overall, a positive experience; at this price, I'd stay here again.
Absolutely delighted with our stay. The room was spacious and well-equipped with a fridge and microwave, which was great for preparing our own meals. The beach is just across the road, making the location incredibly convenient with excellent transport links, as there's a bus stop right outside the entrance.
I really liked the hotel!
Pros:
-convenient location (on the beach, on the outskirts - there are no hotels nearby, therefore few people), the view from the windows is wonderful
-very polite, friendly and helpful staff, and all of them - security, maids, receptionists, waiters. You are great! The staff is the heart of any hotel.
-the view from the rooms is gorgeous, the area is well-kept, the construction does not interfere.
-high-quality materials, competent construction
There is only one minus for me - a hole of 10-15 cm on the balcony, a child may not fall, since there is a rope, but he will break his leg, hanging there.
There are no other minuses, but there are some things that I would like to draw the management's attention to (maybe someone will not notice this, but I noticed it due to my professional activities):
- they do not provide foot towels, they removed them the first time, and they did not bring them again, although they are exactly what you need with the shower and their replacement.
- if the hotel positions itself as 5 stars, then there should be all the cosmetics and slippers, and not just soap and shampoo (but I assume that 5 * will be officially after the completion of the construction of other buildings)
- they hung a do not disturb sign at lunch for two hours, then hung a remove sign - no one cleaned it until 2 days later when we contacted the reception, I understand that the maids do not always see, but they can pass by again after lunch when people go to the beach - in a hotel by the sea this would be logical.
- our bed linen was changed only the day before departure😁
- there are a lot of dogs in Kobuleti, and accordingly on the beach. I love them very much, but not on the beach. When you are sitting with a child, and they are here nearby and squabbling with each other. I would like a private beach in such a hotel, which would be monitored.
Again, I repeat, these are not some critical minuses. We had a good rest, we liked the hotel, we liked the staff, if you look at it in general, everything is great!
It's good hotel for summer holiday, far from batumi attractions you need a taxi to go to that side of the city but in a great location if you want to enjoy the beach
The location is very good. It can be said to be one of the landmarks of Batumi. It is right next to Hilton. It was developed by the same developer as Hilton. The appearance is exactly the same, but one building is given to Hilton and the other is given to this one. Half of this building is occupied by residents and the other half is rented out. There are also two companies that have taken over the owners' houses to run as hotels. First of all, the scenery is very good, facing the sea. Secondly, it is very safe. Thirdly, the most important thing is that it is a transit point for long-distance travel. There are washing machines. In addition, the restaurant and bar on the top floor of the Hilton next to it can be used well. Another point is that the price is not expensive, and the cost performance is very high.
Luxury Seaview Apartments in Batumi: A Review
Batumi, Georgia, has emerged as one of the Black Sea's most exciting cities, combining old-world charm with modern-day sophistication. One of the most prominent features of its booming real estate market is the availability of luxury seaview apartments. Let’s explore key aspects that make these apartments attractive to investors, holidaymakers, and long-term residents.
1. Location and Views
Luxury seaview apartments in Batumi often boast stunning, panoramic views of the Black Sea, making them highly desirable for those seeking serenity coupled with convenience. Located along the coastline, many of these properties are nestled within walking distance of Batumi’s main attractions, such as the Batumi Boulevard, Botanical Gardens, and the iconic Alphabet Tower.
The seafront promenade and proximity to both leisure and cultural hotspots add to the allure of these homes, creating a perfect blend of urban and coastal living.
2. Architectural Design and Amenities
The architecture of luxury seaview apartments in Batumi is often modern, with sleek glass façades designed to enhance the views and maximize natural light. High-end residential complexes typically offer a wide range of luxury amenities, including:
Swimming pools (both indoor and outdoor)
Spas and wellness centers
Gyms
Private parking
Concierge services
24/7 security
Rooftop terraces and lounges
Many also incorporate eco-friendly elements and advanced technology, ensuring both comfort and sustainability. Some developments are linked to hotel chains or serviced apartment models, catering to short-term stays with the same luxury standards.
3. Investment Potential
Batumi’s real estate market has been on the rise, with luxury apartments offering significant investment potential. The city’s tourism sector is booming, and Batumi is becoming increasingly popular with visitors from Russia, Ukraine, Israel, and the Middle East. As a result, seaview apartments are often rented out as vacation properties, delivering attractive yields to investors.
Additionally, Georgia offers a favorable tax regime and simplified property acquisition processes for foreigners, which has contributed to the influx of international buyers. The rental market in Batumi is particularly strong during the summer months, when tourists flock to the city's beaches, *******, and restaurants.
4. Price Range
Compared to other luxury destinations in Europe, Batumi offers relatively affordable seaview apartments. Depending on the size, location, and amenities, prices range from $1,500 to $3,000 per square meter. While higher-end properties might come with a premium price, they often offer better long-term value due to their prestigious locations and superior facilities.
For foreign investors, this represents an opportunity to own a prime seafront property at a fraction of the cost of similar developments in Western Europe.
5. Lifestyle and Community
Living in a seaview apartment in Batumi comes with a unique lifestyle. The city offers a blend of relaxation and entertainment, with plenty of opportunities for watersports, hiking in nearby mountains, dining at fine restaurants, and enjoying a vibrant nightlife scene.
Batumi also has a growing international community, making it a welcoming environment for expatriates and remote workers who appreciate luxury living with lower costs compared to other major coastal cities.
Conclusion
Luxury seaview apartments in Batumi offer a unique combination of modern living, breathtaking views, and significant investment potential. Whether for personal enjoyment or rental income, these properties are highly attractive to those looking for a balance between natural beauty and urban convenience. As Batumi continues to grow, the demand for such high-end accommodations is likely to rise, making this an exciting prospect for both buyers and investors
It's good value for money, it's close to the beach, the nearby park is good for walking, and there's a bus stop close to the hotel, so it's great for getting around the city center.
It was a shame that I couldn't use the swimming pool, but I was satisfied with the sauna facilities and the variety of breakfast options.
Beautiful suite in a fantastic location. However, the service is poor. At check-in, we were promised we could stay in the same room due to another reservation. However, that promise wasn't kept the next day. No suitable solution was offered either. We were allowed to cancel, but then had to pay all the costs. Moreover, Trip's website claims an indoor pool is included, which isn't the case. You can use the pool for a hefty 80 GEL per day fee. Next time, I'll book a different hotel.
The room is clean and tidy, and it is not noisy to sleep at night. There is a balcony when you open the window. Standing on the edge of the balcony, you can see the beautiful view of the seaside clearly. It is very pleasant! ! !
First of all it is a complete f/p hotel, the hotel is very clean, the staff is smiling (hard to find in georgia), easy to reach. Central heating etc. is sufficient. There is a children's playroom, fitness etc. When we stayed there, the breakfast was not open buffet because it was off season, but they give you a sufficient menu, you choose from the menu, omelet, pancake, cheese, croissant, honey, nutella, cornflakes, boiled eggs etc. There are also appetizer menus and soup in the hotel. All the staff are smiling and well-intentioned. The minus is that the restaurant menu is very narrow and there is no room service. If I go again, I would prefer to stay without hesitation. In short, it is a clean, safe and complete family hotel

AAnonymous UserApartment-style room, not small in size, the restaurant is very beautiful, eating a popular Western-style light meal.
The hotel has two parking lots, one is said to be free, and the other is a paid municipal parking space in front of the hotel. It is best to ask in advance.
AAnonymous UserFacilities: OK
Hygiene: Details need to be improved
Environment: Full marks, good surroundings, good location
Service: Sometimes good, sometimes bad, sometimes indifferent, sometimes very proactive, probably depends on their mood. Restaurant service is OK
AABMD US INCExcellent location within walking distance of everything, courteous and very helpful and patient staff. Tremendous service team especially at front desk and in the restaurant at breakfast who are indeed hardworking and made the 14 days spent there not only a great experience but presented a sumptuous breakfast buffet that few can equal from twenty types of bread and pastries to fresh honey still on the hive tray that you carve out yourself. I was impressed.

AAmy-YiYiAimee rarely disappoints, very satisfied, and the location is good. There are many restaurants just outside the door, and the Love Sculpture is a 10-minute walk away.
GGuest UserGood day to all ☀️
We stayed for three nights, 3 adults and a child, a suite for five (1 king-size bed, 1 single bed, a sofa that can be unfolded, a cot and a cradle-bed; and 5 windows 🔥, but also wardrobes, chairs, a table, a TV, a refrigerator - everything as it should be!
Thank you to the hotel for the gift provided for my anniversary: flowers and a bottle of champagne, it was very nice! ☺️
Breakfasts are good! There is even an individual approach (to the child), which is very important for little eaters.. I liked the hotel 🏨, the staff is wonderful!
