Great place to stay. Very clean and the pool area is small but nice. The rooms are well laid out and has everything you need. We did change rooms as the walls are very thin and the noise from the rooms above and beside had noisy families. Breakfast was good with excellent selection. We tried to add extra nights to our stay, however the hotel was fully booked.

Location: it is not that near to night market. Walking with young kids not easy. However, free shuttle bus to the night market makes the distance tolerable.
Room: The doors to the room and toilet are sagging. Made it difficult to close without screeching sound. Sound proofing can be improved. I could hear people talking along the corridor and a group of people partying loudly at the open air lobby area. Mosquitoes fly into the room the moment you open the door. Thankfully the bed is clean and comfortable.
Breakfast is also decent.
The hotel is old but cozy and acceptable clean. There’s some area that can be improved for cleanliness like toilet in my opinion. Staff are all helpful and sweet. Perfect spots to chilling for vacation in mae sareang
I had such wonderful time here, that I extended my stay twice. The atmosphere here is calm and everyone is so nice and helpful. The stuff always did their best to help with any sort of question, big or small.
The room was nice and cozy even during some rainy days. You can rent a bike at the reception, all of Pai's key attractions are only 10-15 minutes ride away.
It was a truly amazing stay, I am sad to leave.

Walking distance to the night market, serenity surrounding during the nights. There a local market just next to it during the day. The bed need some upgrade. Overall, i will still recommend the stay because of the environment.
The hotel's three-story all-wood building is legendary in Mae Sariang District. despite being very old But with good maintenance making it still a condition that invites you to stay Shoes must be taken off when inside the building as in the past. But there are walking shoes in the house. The room has no TV, no refrigerator, and has an air conditioner. Stayed on the third floor with a river view. The view is good, but I can't help but complain that there is an outside air conditioner blocking the view of the water curve. There is a car park opposite the hotel. If that's not enough, you can park at another hotel, which is probably the same business. You can choose to stay here with or without breakfast.
The hotel is a bit old. But the facilities are complete. Good service staff. The hotel does not have a lift.
There was an incident of forgetting something at the hotel. The hotel staff helped solve the problem and returned it quickly. and did not receive damage. Very impressed. Will definitely go back to use the service again.
The school also has a service for issuing certificates for conquerors of 4,088 curves. (Service fee 100 baht) Very convenient.

The staff were friendly and helpful, even when I caused some problems by inadvertently leaving with the wrong luggage (long story; it was an accident but mostly my fault, and they were very gracious about helping to find a solution). I appreciated the comfortable bed, seating area for doing some work, and hot, clean shower. A couple of things to note: there is some noise that will be unavoidable at any of the riverfront properties. I could hear people walking across the bridge and something involving a man speaking on a microphone that seemed to happen regularly. There were also some tiny ants around, not really a problem but something to be aware of if you bring food into the room. I would still happily stay here again or recommend it to a friend.

GGuest UserThis resort is perfectly located a few short miles from the busy activity of Pai town and major tourist attractions. The bungalows are spread across the landscaped terraces, separated by flowering trees and fish ponds. The resort sits among the rice fields of the Pai River valley, with views of mountain ranges on two sides. The setting is peaceful -- with the sounds of tree frogs, wild birds, geckos and the occasional farm animal providing a natural orchestra. The new owner, Vanda, is a fantastic hostess and goes out of her way to make sure your stay is comfortable and you have the information you need to make the most out of Pai's many attractions. In Jan 2023 the resort installed new, spring mattresses and upgraded internet service and wifi technology to the best available in Thailand. The free, high-speed wifi service is available resort-wide, making the Pond Terrace a perfect shared workspace for digital nomads and those traveling for work. The breakfast options (included in the price) included Muesli with yogurt or honey, French Toast, or full American Breakfast. Fresh tropical fruit from local farms is included with each. Finally, the coffee options included American coffee, espresso, cappuccino, latte made from freshly ground coffee beans from northern Thailand. We have lived and travelled in Thailand for 8 years. This resort ticks all the boxes! We will return--often!

It's not located in the downtown, but they offer pick-up and drop-off service so there was nothing uncomfortable with it. If you rent a motorbike the distance is no problem. 20 minutes by walk, about 3 minutes by motorbike.

GGuest User99% perfect: The hotel is well located next to the river and we were lucky to have a bungalow direct on the river. The breakfast is great and have more than everything, also have some change from day to day, so can try something new daily and it's located on the riverside which is perfect in the morning. The manager Mike has a high hospitality knowleadge and share good vibes at all occasions. We would have loved to stay longer but is was sad that the hotel doesn't make any offer for longer stay. We will come back. 1% negatif: The other rooms were noisy even from outside. All the bathtubs from all the bungalows on the riverside are out of service which is really shame. The hot spring water swimmingpool is open to outsider until 7pm so it busy and noisy all day, however after that it is quiet (except twice while a couple with their very little kid stay until 11pm playing in the water). Our room was a bit cold at night (beginning of january) and all kind of insects came in the room.

The only reason I'm giving it 4 stars instead of 5 is that the WiFi could be a bit stronger, and some areas of the resort might need minor upgrades. However, these were small issues compared to the overall experience.
