The Philipburn Hotel, BW Signature Collection enjoys a peaceful and tranquil setting within four acres of beautiful woodland grounds and gardens. And soon, you could be enjoying it too! On the outskirts of the historic border town of Selkirk, this centrally located accommodation is ideal for touring places of local (and arguably national) interest including Floors Castle, Dryburgh Abbey, Abbotsford House (home of Sir Walter Scott) and Bowhill House and Country Estate (home of the Buccleuch Family). Featuring 12 individually styled and intimately comfortable rooms, some with mezzanine floors and balconies overlooking the gardens, youll have plenty of room for doing absolutely nothing, while spa baths offer a fast-track to feeling great! Family accommodation is available in the lodges and studio rooms situated in the grounds of the hotel, and whether its a table for two or a family feast, our restaurant features fine dining menus using the best of local produce! Enjoy fishing on the River Tweed or walking, cycling and game shooting in the heart of the Scottish Borders, and be our guest.
It really is outdated, compared to other spas and hotels of similar ilk. For instance I stayed at Dunked house, it was night and day. The staff are great but the place needs a lot of money spent on it. In our room 317 we hd a television that had half the screen darker than the other half, good thing we didn't go here to watch the telly. The pool area was nice but needs refurbed. The big steps taking you down the front are dangerous for elderly people, they are patched up and in a very, very, ”note the two very's” bad state to of affairs to say the least.
Would I stay here again, probably not till the place has been upgraded.
Looking at what I have seen of the hotel, this is going to take millions of pounds to do.
I enjoyed the archery, the wee girl was a great help.
To be fair the staff are lovely but things really need to improve on the hotel side.
Located in Heiton, a small village just outside of Kelso in the Scottish Borders. A little over one hour drive from both Edinburgh and Newcastle. Kelso is a five minute drive away. Built in the early 18th century, the listed Floors Castle is the seat of the Duke of Roxburgh and one of the most popular tourist attractions in the region. Kelso is also home to the ruined Kelso Abbey as well as a number of other historic buildings dotted around the pretty market town.
The hotel is in a great location in the town center, close to Melrose Abbey, a supermarket, and several bus stops, making it very convenient. The room had a bathtub, and there was plenty of hot water, which was a nice bonus. However, the building seems old, and there were creaking noises. When other guests walked down the hallway, the sound echoed into the room, and I could also hear conversations from the neighboring rooms.

Hotels was great service was fab and food in restaurant great. Only thing missing is a jacuzzi in the spa. Our trip was spoilt by the reception charging us twice for our accommodation. Already paid via trip.com and then got home to discover the hotel had also charged directly. Despite informing Hotel of this error on day of departure, a week later and multiple tel call we still haven’t the money returned to our account. As a result we will not be returning as very poor post trip customer care!
We were offered an upgrade to a suite at a much reduced rate and accepted the offer. The room was huge comfortable and well equipped for a pleasant stay. However the room and bathroom looked as if they hadn't been used for a while. In need of an update and tired it also could have been cleaner. A bit disappointing.
On saying that the rest of the hotel was very clean, comfortable and welcoming. Staff were all helpful and friendly, and attentive. The food was excellent and the menus had a great selection to choose from.
I would definitely visit again, but as the standard rooms are more modern and comfortable I would ask to view any room before agreeing to any update
