This is a superb setting for Luton airport customers. You are literally in the last bed before the runway. This means it isn't quiet when the planes fly over, but it is superbly comfortable and the hosts go the extra mile with small but winning touches including the ready when you are breakfast for those travelling at odd times. Great stay, but bring your ear plus if you want to pretend you are not staying near the airport.

Really disappointed with our stay. Previous stayed over a year ago and it was wonderful had all the animal and the owners were lovely. Weren’t told that the owners had changed over and all the animals had all gone. Had a very upset daughter. Nothing near by and never saw the owners. Wouldn’t come back Also no sink to wash up.

What a wonderfully idyllic place to spend a night. I only wish it was the week before when we had unseasonably warm temperatures so I could wile away the evening in the private patio area looking out over the pond with water feature installed. Nice security with the automated gate along with the digital lock for entry. I had everything I needed for my overnight stay as well as waking up to everything required for a lovely continental breakfast. The place was nice and rural and yet still pretty close to civilization. The only slight drawback was that the property was in the middle of the flight path for jets coming out of Luton Airport but it really didn't present any problem when it came to getting rest.

The property is in a unique location within easy driving distance from Luton and several small local towns (the country roads are narrow and occasionally challenging). The rooms were clean and a good size. However the location is under the flight path in to Luton airport and the planes start flying over around 6am.

Lovely on arrival No animals but did get message few days before to say new owners. Kitchen area nice but no sink to wash up in only the one in bathroom. Breakfast was good selection ( no hot croissant’s that was stated in other reviews just some in fridge.( nice kettle as someone else posted ) Bread cereal butter jams orange juice milk water yoghurt biscuits tea coffee and hot chocolate all there to help yourself. Selection of plates cutlery mugs and bowls.( no kitchen sink ) The view was lovely and nice patio area all strictly no smoking or vaping. Radio was on when we arrived which was nice and made me feel at home. Bedroom No wardrobe ( big issue as we had suits and outfits for a wedding but no where to hang.) Hairdryer towels and ear plugs available. Chester draws with mirror. Nice decor. Living room Sofa bed very uncomfortable maybe only suitable for a child. Fire sign lights up and disturbs sleep as not dark. Bathroom Lots of stuff ie soap etc and toilet rolls provided. Planes big issue They kept us awake until 1 am then again 5.30 am they start up again . Did say it was on flight path and ear plugs provided but not good if you wish to have a good nights sleep. ( ideal if ure a plane spotter ) The farm is strictly no vaping or smoking you have to go out gates. Could do with ashtray outside ther so you don’t litter and safe this way. ( obviously if none smoker then no problem but a point to mention) Good book on local info, lovely pub up the road the red lion does lovely food and good selection of drinks, We did not see the owners of Bailey farm during our 2 night stay. Not the owners fault and is on a farm but we had 3 huge spiders in room never seen spiders that big.

Great property that was convenient for Luton Airport. Done out lovely and breakfast offered was a special touch. Only took us 10 minutes to get to the airport! Whilst we didn’t expect the property to be quiet as it was so near the airport, we didn’t quite expect to be in the exact landing flight path for the planes which was incredibly noisy. Even with earplugs it was loud. Quite relentless when it’s every 5 minutes. Real shame as property and location is wonderful!

Great place to stay, we booked only 1 night, wish it’d been longer. Felt welcome and totally relaxed from the outset, lovely setting, clean, comfortable room, everything we needed. Fridge stocked with water, milk, juice, yoghurts, jam, butter & bread. Warm croissants delivered in the morning. Terrace outside patio door overlooking pond, loved bird watching, lucky to see moorhen chicks ! There’s a very flirty peacock and a peahen,lovely to sit watching the horses in their paddock, and the camels!(yes! Camels!I thought I’d been too many gins!) At twilight, you can sit in the super comfy chairs outside and watch the bats swooping, and listen to the owls. In the morning, we were offered a show round and met so many animals. Camels, horses, owls, meerkats, goats, chickens, dogs. Yes, it is under the flight path from Luton, but it really isn’t a problem. Wasn’t aware of any planes through the night, and it’s not that invasive We loved our stay. Would I return, YES! In fact, we are planning to re book for autumn. It’d be a good place to visit in colder weather as it’s heated and very cosy Thank you very much for our lovely mini relax break

Disappointing - the room was fine, but there are no animals , despite the sign on the door inviting us to see them! They were the main reason we had chosen Baileys Farm. The breakfast was lacklustre- cereals and toast - no basket of freshly baked croissants mentioned in previous reviews. We did not see our hosts during the three day stay, so could not talk to them!
