Fridge didn't work, owner saying they didn't no even though they were emailed messaged showing on booking .com and cleaner advised first day arriving ,no english channels again saying there was before booking. Lamp wires loose unsafe, items didn't work or need repair,doesn't care to fix things. Breakfast un healthy. Slippers provided stained. Location good.

Provided the fact that the city of Venice is completely walkable, this location has the advantage of staying a bit off the crowd and still gives us easy access to almost everything, including beautiful waterfront view from the breakfast room and our unit. The owner Giovanni was extremely helpful and provided us with many information about the local community and resources.

The owner treated us like family. Great place and location. Made our time in Venice a memorable one, would stay again and again. Great place to stay 3rd Saturday in July to view the fireworks.

Absolute amazing place in a wonderful location. Staff is amazing and the breakfast is absolutely delicious. Starts at 8.30am which was a bit late for me, but there is also a coffee shop with fresh pastry and amazing coffee in the same building and they open at 7.00am.

Check-in was challenging, and the first room we got was little more than a closet, and the AC did not work. However Giovani was VERY kind and gracious, and moved us to another slightly larger room for the rest of our stay. Breakfast was good, and the staff was very helpfuls and friendly. FANTASTIC LOCATION!

Staff was very helpful with directions and property was very clean. It is walking distance to the Basilica de San Marco and close to boat tours and gondolas.

Very nice , unique and clean place , great room and amazing host that serve coffee in am together with delicious breakfast
