This motel offers good flexibility for cancellations which was our biggest deciding factor in staying there as we were travelling down for my hospital treatment and needed to be able to stay somewhere we could tweak the dates to stay if for some reason the hospital postponed the treatment start. At this point All seemed to be well in terms of the service we received over the phone during the booking process, we booked asking for very specific requirements for our rooms and we felt at the time of booking the understanding of these needs by the host seemed to be all very good and understood. We also rung the day before we arrived just to clarify that our rooms were as requested still and reminded we had very specific needs due to medical and health reasons and again we were reassured that all was as requested. Well we got a real shock fast when we arrived at the motel and found that none of our booking requirements had been met at all for either my parents room or for ours. :( We had requested the wheelchair accessible room for my parents, and second a ground floor unit for us. .We had asked that our room was placed downstairs near to my parents who were to be in the wheelchair unit as I have 2 autistic children , and suffer a brain tumour (reason I was there for treatment and had my parents there to help) and my mobility for stairs/seizures at random times makes it extremely agonising to navigate stairs let alone dealing with the special needs children who have very little danger understanding with heights so it was so anxiety inducing at a time that was already very scary for me to find that we had been placed in an upstairs unit . My parents were also NOT placed in the wheelchair room, and my disabled mother had to climb steps and not be able to use her wheelchair at all for 3 nights - this is hideous for someone who is a full time wheelchair user!!!!. She was not able to come up and help me with my children overnight as it was needed as she couldn't access our room! How does this happen? It actually really sucked for us all. The host was unable to rectify this situation because the motel was full, and we ended up having to make do. I don't feel like our needs were listened to or met at all and I was very frustrated at the situation and lack of help given when we were explicit on our needs when first booking, especially with also being proactive to call the day before to ensure our booking requests were being upheld. When people request certain things, either tell them you can't meet those requests or actually listen and ensure those requests are followed through when promised. There were an elderly couple in the wheelchair room, so why didn't they either tell us or them at the time of booking (whoever tried to book it last) that the wheelchair room wasn't available? I couldn't believe it. It left us feeling like they had taken our booking knowing they couldn't fullfill the requirements and hoped that it would be ok? well it wasn't o

This place is run worse than a prison. It's a total shambles with owners and staff who continuously get wasted on alcohol and drugs then get violent with each other and the residents. They also do all this in front of their innocent children. Not a business run professionally at all. They don't clean every day including during a level 4 lockdown, there was no cleaning done at all for an entire week during the current level 4 lockdown. The owners can be heard having sex and don't seem to care who hears (including children), it's a sick and twisted environment to be in. It's been run like this for months and it's only getting worse! BEWARE if you stay here, they will be nice to you one minute then turn on you the next and once they turn on you, you're not only kicked out for absolutely no reason but you're also assaulted by the owners and staff. It's about time they started running a business and stop acting like it's a ​party house! The owner and her partner also smoke in there room which they always say is a big no no to other residents. I highly recommend that you consider staying at one of the many other places Dunedin has to offer. It's only a matter of time before the doors are closed and locked for good when that happens I feel sorry for whoever has decided to stay there for a week or more as you will not get a refund and you'll be out on the street with nowhere to go like myself, my friend and her two children for absolutely no reason at all. I witnessed first hand the owner combing nits out of one of her kids hair on the front deck. Stay away and stay safe people.

I don't get down to Dunedin much thesedays, and when I do I'm usually with my partner. So I'm sad to say I don't know when I'd be able to stay in this room again but it sure as heck would be my #1 choice for another night or two by myself. Of course I can book another room there if it was two of us, and actually you could do two people in this room for a night if you had very little stuff with you (or leave it in the car). The downsides were minimal - Wifi was non existent, maybe because this is the furthest room from the office. Something else I can't remember now, maybe that you have to crank the hot water right up to start with otherwise it doesn't come through. After that you gotta turn it down back to about where you tried at first. Offsetting the Wifi situation was the fact they had Sky with loads of channels, yay! Everything else fantastic considering it is a tiny room. Beautiful big photo mural that you can see some of in one of my pics. Small but workable kitchenette and bathroom. Good usage of room having little nooks above the bed pillows where you can control the lights and charge stuff, as pictured. TV screen totally moveable to get it on the right angle, then tuck it out of the way. Nice toiletries/amenities, great selection of tea etc. And they had the room ready for me early as I wasn't going to be back until quite late, so I really needed to pick up the key ahead of time. Really it was darn fantastic.

I came down from Christchurch to visit family and was extremely pleased with my stay at Alhambra Oaks. A very positive experience overall thanks to the lovely Carolyn, who is always available for anything needed. The customer service was very good and friendly. The rooms were spacious and clean and tidy, much better than other motels I’ve stayed at in Dunedin. The location of the motel is also perfect as it is nearby to practically everything in the city. Plenty of parking in the car park. Also have a night and day within walking distance 😁Don’t have a bad word to say!! Will definitely be coming back here again! Highly recommend for anyone looking to stay in Dunedin.

There were lots of great things about this place, and at the same time it's the strangest place I have stayed in! First the great things - immaculate, amazing bed and super amazing shower. Large room, All of that was perfect. Then the not so great - nothing in the room to read about where to go for food, whether any place might deliver, wanted to order breakfast and it didn't seem to be an option. Ended up googling, then not finding the place I was looking for in Mosgiel (maybe it's shut down? It was all dark) so was happy to find Countdown and a soup for dinner with some food for breakfast. Then the terrible - they say they are contactless, which is all fine in this new world. I didn't know this before I came. As a result I didn't see a soul and as a traveller from out of town who was on her own I felt a little unsafe at having no contact with anyone (even at a distance would have been OK!). It felt a bit post-apocalyptic. I was wondering if they are scared to see people! This is New Zealand and there is no COVID in the community, so it seemed a bit over the top. I had trouble locking the door (it's a European lock and the instructions weren't enough for me), so went looking for help. Rang the door bell. No reply (there was a car outside and the lights were on). Then saw a notice saying I should phone. Did that and the recorded message said no one was available to talk to me Then got a text saying ”Please text me”, did that saying I can't lock the door. No reply. I texted again asking if someone could please help me. Then I got a text back with better instructions which worked. That was the sum contact I had. If I had a serious problem would anyone have helped me? I didn't feel safe, as it felt like there was no one who would help out at all. In this regard I found the place quite unwelcoming. If they had reading material in the room with helpful info and including some warm and welcoming words, and so I could know that someone was there and actually cared, it would have helped a lot. I would have been quite happy not to see anyone, but to know they were there in the event of an emergency. So the summary - this was the most comfortable place I have stayed in for a long time. But as a single female traveller who needed some help with the room and a pointer as to where to get food on a winters night, I didn't feel safe.

Easy and quick check in. Room was lovely and spacious, separate bedroom and lounge with a small fridge/jug. Housekeeping was excellent. Location is a few minutes walk from the Octagon, a bit of a climb walking back up, but doable, even though I huffed and puffed a little 🤣. The lift isn’t the fastest, only had to wait once during our 4 night stay. Requested a late check out as my flight to auckland wasn’t until the late afternoon, which was accommodated with a smile. Front desk was friendly and helpful. Would happily stay here again.

Every one who is reading this review im putting a bad feedback about this motel,i had made a booking with them over the phone,but its always best to get that confirmation email which i never through to asks for,i was going to stay there for nearly a week,then i had to cut it back to two nights i had to be in invercargill had something important on,i was chatting to some lady on the phone an had told me it was booked,when i arrive there on Monday 15th Nov 21,some lady there did not know to what i was talking bout,so my family an i ended up heading back home,i got a txt that night saying the key was under the mat,i told this lady i already been an gone,she tried to tell me i went to the wrong motel an i never did i had checked the sign,an her cell no came up with the motel name,she had lied to me,not the best motel to stay at
