Fraoch House

The host was friendly, knew a lot about the location so gave us a few places to visit. There were free biscuits and mints always accessible. Place was quaint and cozy and not too far from the tram stations to the centre.

Best check in I've ever had, tea and shortbread in the front room whilst Matthew goes through all the useful things to know , super helpful with bus times, catch the number 11 right opposite, takes you to the city centre and to Leith, mind you it's only a 25 minute walk to the town. It was beautifully decorated, gorgeous comfy bed and best shower ever with nice refills of shampoo/hand soap etc. Never had such fluffy towels. Nice to have the tea/coffee and water in the room with the added extra choccy bar! A very quiet street so a peaceful night's sleep. Definitely one to use again.

Check in was the best I've ever had! Tea or coffee with shortbread in the front room, Matthew went through all the details and gave some great info of the area, helped with bus times too. The accomodation is stunning, beautifully decorated, comfortable bed, quiet, lots of extras too. Nice to see some eco refills for bathroom shampoo/soap etc.

Staff were very nice and extremely helpful. Great location to hop on the bus and travel to locations if you choose not to walk. The room was clean, slept in comfortable beds and the pillows were comfortable too. We highly recommend Fraoch House to stay while in Edinburgh.

Fraoch House is a sweet place. It's older and has charm. Matthew the host was solicitous and eager to please. We had breakfast one morning and it was excellent. Our room was adequate. Lack of a plug convenient to one side of the.bed and.odd chairs that tipped over when we sat in them were drawbacks. The location was a disappointment. We didn't realize how far we were from everything. There is good bus service, but if you prefer to walk to attractions it's quite a slog. If you have a car it's no problem.

Very enjoyable stay; excellent room & facilities, well treated & close to all Leith has to offer while the city centre is a no. 11 bus ride away, a fiver day pass getting you the tram as well. Worth the £12 for breakfast, lots of alternatives within walking distance but what you get is worth the cost!

We stayed at Fraoch house for 3 nights in April. Matthew was welcoming - and especially helpful when our flight from England was delayed and we didn't know if we'd get there before midnight! Kept in email contact and we did make it at 10.00pm. We had a spacious, comfortable warm room in the basement with a lovely large en suite shower room. Breakfast was great and superbly cooked by Matthew! Very convenient for trams and buses into town and into Leith. Some great local eating places for evenings and a friendly pub. would definitely stay with Matthew again.

A very relaxed comfortable stay Warm welcome by Mathew with tea and shortbread Room very clean and well kempt and appointed Comfortable bed good fresh linen Good quality organic instant coffee on tea tray 11 bus stops right outside short ride into centre Parking on street free weekends may be difficult in the week as paid and max few hours stay Breakfast is extra and not included however you book they recommend local cafes close by Or £12 pp in house yoghurt &berries and cooked breakfast , tea coffee and juice . Mathew cooks it fresh on his own quite a long wait but what we had was good quality and well cooked and presented with care . Would definitely stay again may not have breakfast next time if good weather

We couldn’t have been made more welcome. We were met with tea and shortbread on arrival and nothing was too much trouble for our host. She was so helpful suggesting places to visit and eat. Breakfast was excellent and she even refused payment for the second morning’s breakfast, as Scotland had won the rugby and we were there to attend the match. When one of our party had a minor accident she was so helpful looking after her. Would definitely recommend this hotel
