Situated in quiet location in Solihull. The bed was very comfortable.Small ensuite bathroom. On arrival no hairdryer in room, quickly rectified by Bernard( the owner),who explained the hairdryer from our room had been stolen.Tea tray in room had 2 mugs, one spoon, one inch of coffee, several teabags, lots of sugar.Asked for fresh milk and provided immediately.Towels were threadbare: one had been cut lengthways, was frayed on the cut and had a small hole in it: I've taken better towels to our local vets for the animals.Talking of animals, there is a lovely dog at the property, very placid and friendly. The cooked breakfast was good and there was a choice of breakfast cereals and toast. The tea and coffee served was good.Bernard very loquacious and happy to advise on local amenities.I wouldn't feel happy to recommend this bed and breakfast to clean freaks.

Very small, old-fashioned room, which hasn't been cleaned for months. Piles of dust on the carpet, lots of dust on all furniture. Tiny, dirty shower. Dirty toilet. Very unpleasant, rude owner. Horrible place.

The place needs an update. It was dirty and unkempt. There were wet stains on the ceiling and I was served mouldy bread at breakfast. I left after 2 of my 4 nights and they would not grant a refund. Stay clear, do not book.

When we arrived, we've noticed that the room had horrible issues with the cleanliness. It looked like it has not been cleaned for months. The carpet was so dirty, that in places the dust had clumped into heaps. Every flat surface in the room had a thick covering of dust. Furthermore the skirting around the bathroom floor was extremely dirty and on top of all the dust, the toilet bowl had not been properly cleaned of faecal matter. It was disgusting! This was shocking as we had read a lot of positive reviews and we had high expectations. When we very politely brought up our concerns about the cleanliness of the room, the host immediately became very rude and aggressive. When we asked him to go with us to the room to show him our concerns, he declined, said he was not interested, felt personally insulted and demanded in very co**** language (including use of the f word) that we leave his property. He basically told us several times : "F... off my property before something bad happens!" My husband asked him what he meant by that and he replied "you don't want to know". We took this as a threat of violence, at which point he turned and walked back through the kitchen towards us. My husband did not know if he had picked up anything on his way through the kitchen, so he stood his ground to create a barrier between him and me. There was a clear threat and we both felt extremely uncomfortable. We wanted to call a police. He continued to shout at us to get out, using extremely abusive language, so we felt we had no choice but to leave. We have travelled the world staying in different hotels and B&Bs and never experienced anything like that. This person should not be anywhere near the hospitality business! If you read any low score reviews about this hotel on Tripadvisor.com or ***********, you will see that there are other customers, who were treated by the owner in the similar manner. So please avoid this place at any cost!

The photos for this Bnb in no way reflect the reality. After being met by an indifferent teenager we we shown to our room up dirty carpet to a tiny room with a double bed jammed into one corner and a broken single bed in another part of the room. The owner said he had fixed it but it was definitely broken when we arrived . In front of the double bed was a rough home made box containing a fridge and also there was an ugly homemade table. The furnishings appeared out of a second charity shop and the bed linen was of a style that was fashionable in the mid nineties. The bed sheet on the double bed was a bed valance because there was no access to the far side of the bed. My partner and I had to sleep separately as the frig box prevented any access The shower was so tiny that I had the large mixer sticking in my back and couldn't move in the tiny shower stall . The shower nozzle was from the 50's and about 50mm across. The floors upstairs were made of plywood as everytime somebody walked the boards made noise and the noise of their footsteps came through loud and clear . Next morning breakfast was supposedly at 8 . No one turned up till 8.10. . The sugar bowl on our table had a clean ***** down the centre but had dust stuck to the sides . So glad to leave!
