Travelling around Europe for a month with my wife and two sons 8&12 years old from Scotland. Budget was a key driver, as well as locality to the train station. Bit of a strange arrival coming into a big dark hall way but quickly appreciated that this is quite normal in many properties in Venice. Room was traditional but had effective air con, was very clean and was functional (and very large). Bathroom was in excellent condition; other reviews talk of rooms using a shared bathroom. This is the case for at least some of the other rooms but ours was en-suite. I found the online check in a bit strange but worked very well and know that more places that don’t have a reception are doing this similarly. it does mean you need to upload your families passports and photos of them with their passports which is a bit of a faff, but didn’t take away from our stay. Location was excellent - canal boat service straight outside the front door and only a 5-7 min walk from the train station . We managed to get in slightly early (through messaging the administrators on ***********) so dropped our bags before seeing the city. This is not plush accommodation but we have a rule of as long as we feel safe, the air con is effective and it is clean we’re happy. This accommodation did all of this as well as being spacious and in an excellent location

Positives include: well located, bed was big and comfy and the breakfast is included at a great bar around the corner (coffee and croissant, bar is called Cip e Ciop). Also was affordable compared with most other options. However: we arrived and the room was completely infested with mosquitoes. We asked to change room (via the online chat) but there wasn't another free, so they put a repellent in our room. We had to crush all the mosquitoes (which the previous inhabitant had clearly done as there were already lots squashed on the walls that hadn't been cleaned off). There was a mosquito net with a huge slash in it, and a hole in the other window that we had to block up. It felt like the only part of the room that had been cleaned was the bed - other than the mosquitoes all over the walls, the room was dusty, the curtain rail had fallen down and not been put back and there was a huge crack down the wall behind the bed. There is no physical host or staff, but they did reply promptly via the ******* chat. I received 11 emails asking me to complete the online check-in in the week leading up to our stay (which requires 3 photos each of everyone's documents and is a faff), and you need an internet connection to access the building as all is done electronically. (Strange but it did work). The shared bathroom was fine except that we were sharing with a family who flooded it, and who arrived back at the B&B after midnight shouting and whistling (noise really travels) so it felt more like staying in a hostel. We stayed in the Rialto room and it looked onto a building site. There is also no fridge. Wouldn’t recommend and wouldn’t stay again.

There is no staff in the accommodation, everything is done online, from check-in (you have to do it before you arrive), to opening the doors... Breakfast is in a nearby bar and somewhat scarce.... our room It overlooked the Canal and just below there was a Vaporetto stop, it was quite noisy. The best thing is the location and the spaciousness of the room.

Fortunatamente, tutto ok! Consigliatissimo!!!!
