We paid so high but we got the basement room at the end of the corner near exit room. They said it is because we arrive late at night. Well, i have already msg the hotel long time ago to prepare for us and we will be coming late. So i guess not enough proffesional. The front desk promised us to put us on highest floor with better room but finally the next lobby man only give me second floor but it is litttle better room rather than the basement rooom so bad experienced. We are couple but they give us separate bed on the next day. We dont want to argue so we accept it because our basement room is totally sucks. Worst nightmare ever experience in our lives. We cant boil our water because the kettle is so dirty . But overall is ok. It is not just what we expected like we stay in paris with the same price we paid but everything is much better and better service.

The location of the hotel is good, about 15 minutes from Roma Termini. Very good breakfast. The size of the room and bathroom are perfect. Room cleaning is very bad. We stayed at the hotel for 5 days and the only thing they did was make the bed. Air conditioning worked, but it looked like it hadn't seen a cleaning in a long time. Would not stay again . Bad value for money.

Staying at the hotel seems to be luck I booked 2 nights separately (the other night was booked on another website). I don’t know if it was random or what. The first night was assigned to another building nearby. It was at the level of a hotel. When I entered the building, I welcomed the garbage room. The toilet sewer smelled a bit big. Most of the metal accessories in the toilet 𥚃 are rusty, the shower room is dark enough, and the air conditioner is just that kind of home. Back to the hotel headquarters on the second night, it was too far away! Health is normal, no smell, large space, the headquarters is paradise, but also unexpectedly upgraded, sleep particularly well!

It’s a bit of hot when I registered, and I have tried to turn on the air conditioner, but it didn’t work. I called the reception desk saying the air conditioner can’t work, she said the temperature was not too high and suggested me open the window if I felt hot. And she still told me the air conditioner would work at night…actually, the air conditioner didn’t work at night also. Meanwhile, the WiFi is terrible in my room. It can’t connect with internet although it looked like have been connected. And it’s funny that the WiFi run well when I was out of my room.

Bed was comfortable. Room size was okay. Bathroom was not up to mark with lack of amenities. Breakfast was limited because of lack of halal options. Preferring eggs omelette and for this they charge 6 Euro extra. Breakfast area is different and have classical looks. Reception check in and check out was excellent. Only observation is AC was not in operation and opening window is not good choice for noise coming to the room and can’t sleep well.

About a 10-minute walk from Termini Station, it feels generally quite safe. However, this was the only hotel in Italy out of all the ones I stayed at where you didn't need to swipe a card to use the elevator. The front desk staff were very nice; I arrived past 12 PM, and I was ready to just store my luggage, but the front desk proactively told me my room was already ready. When we left, they also allowed us to check out two hours late. When checking out, they asked if I was willing to leave a tip, and since the staff were so nice, I agreed to give 10 Euros.

Just an honest review here for future guests. There was one iron (and ironing room) for the whole hotel, you had to get a key from reception to get into the room and you are limited to use it for 30 minutes. Also, the iron was old and not good. I ironed one shirt twice and it was still wrinkled. I was contemplating buying an iron to donate to the hotel for the poor future guests. You cannot use the gym for free- it costs $10€ per session. (The gym looks great though) The cleaners were cleaning the hallway with a loud machine at 10pm at night. The shower is tiny, I could barely turn in there and wash my body. The air conditioner is situated behind the curtains and doesn’t cool the room as a result. Overall, not the best experience for what should be a good stay. Positives: The room was spacious and quite nice. There is a beautiful older Church (1915?) attached to the Hotel which can be accessed. The building and decorating was nice. Some staff were really helpful with requests. The room is about 5/10 minute walk from a convenient train station which goes into the city/tourist attractions. There is a grocery store right next door. The gardens are beautiful.

The bed was very comfortable but the room was dark, musty and smelled damp. Difficult to open the shutters which are high and very dirty to touch. Couldn't leave window open to air room as on ground floor. First impression of room was looking at threads hanging down from the stairs to the bedroom- looked like cobwebs at first - could be easily remedied. No explair in bathroom- not good.

PPerma FortunaWas welcomed by the very friendly Dark haired Desk Manager. She swiftly glanced at the colors of my outfit and assigned me a room that perfectly matches... I found out that later as it was a pleasant surprise, she guessed that I drink lots of tea, so she gave me a huge luxury tea kettle to take to my room, some people are emotional genuises! She figured I booked this hotel because of the name... So she explained to me the historic significance of Fium-Icino and it's incredible subtle multi-player Ed lesser relation to the famous Rubicon, which used to be called Fium-Icino until the rediscovery of the Rubicon.. It's like all the Great rivers know each other! She explained that the Rubicon became associated with Barracks populism and the Tiber became associated with Aristocratic democracy and later on Enjoying Catholicism. The Hotel itself sits on the mouth of Second tributary canal that fed the new port of old Rome, because the original Tiber last miles were full of it! If you must see the older river Port is a 15 minute walk south across until you reach the North banks across of Ostia. As that settled in my mind, she explained the Tiber significance Upstream Rome... Small boats used to go up the Tiber deep into Umbria. The thought of all that was amazing, due to the Hotel significance it will be renovated into an exclusive Luxury 5 star Hotel, will be all Stone like the Monolithic Limestone honed filled sink, but with stone cladding everywhere it will become prohibitively expensive luxury hotel, but for now it's still an excellent Transit hotel... A good 1 hour walk from the airport, especially at night, make a right and follow the river North Bank of the new Canal and you will reach the Hotel... You can't miss it.

From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest. The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

GGuest UserLocation is excellent as it allows traveler to go from the central railway station to the hotel by a walk (5 mins) and avoid queuing for taxi that in Rome are notoriously rare and scam tourist and Italians alike. Downside is that at night (I'd suggest avoiding walking around past 10pm) the area is unsafe due to the large numbers of homeless people wandering around. Hotel itself was great, polite and helpful staff, beautiful setting (in particular the dining/breakfast area) and nice rooms, quite spacious by Rome standard. Breakfast was good, specially if you prefer a sweet breakfast (excellent cakes!) but somewhat lacking of savory options.

DDarya GolubevaWe stayed at the Hilton Hotel for one night while waiting for our connecting flight. The hotel is located right next to Terminal 1 and Terminal 3, and there’s a convenient walkway from the airport leading directly into the hotel. The rooms are large and comfortable, equipped with a kettle so you can make tea or coffee. The reception staff were very friendly. During our stay, we also visited the gym, the sauna, and went for a swim in the warm pool. The hotel also has courts for playing paddle. In the evening, we had dinner and ordered pasta — we really enjoyed it, the presentation was great, and the waiters were very welcoming. We checked out very early in the morning because we had an early flight, and the hotel staff kindly prepared takeaway lunch boxes for us. Thank you very much for a comfortable stay.

It takes 15 minutes to walk to Plaza de España. There is a super delicious ice cream shop opposite! The room is slightly small, but the bathroom is large and the floor height is also high. Overall, it is highly recommended!

Although the location is a bit far from the city and the central station, a taxi cost about 16 euros a day, but the hotel rooms are indeed much better than those in the city. Especially the bed and soundproofing, the surrounding area is purely residential, restaurants and supermarkets are very close and convenient. The hotel provides a taxi service for 10 euros a trip to the vicinity of the Mouth of Truth.

The hotel has a limited number of rooms but is exceptionally clean, beautiful, and well-equipped, with great attention paid to the smallest details for guests' comfort.The hotel staff are very kind and attentive to guests' needs, and I would especially like to thank Raffa and Giovanni Loca . In the evenings, free snacks and various drinks are served. The hotel is close to major tourist attractions, and you can visit all of them by walking. Additionally, a metro station is just a few meters away from the hotel. Around the hotel, there are many beautiful restaurants and bars. The warm and friendly behaviors of the hotel staff have made me want to encourage my friends to stay at this hotel if they plan to visit Rome. Personally, I can't imagine staying anywhere else. Guests can stay at this hotel without any risk and enjoy its beautiful environment, excellent rooms, and kind staff.
