This would be an easier place to stay for Italians because of the language barrier. Even though it's a BNB, breakfast didn't come with our stay. It has a kitchen but it's not well equipped. We had a two bedroom, but the bathrooms were tiny and the space was cramped for . Now that4 adults. Now that I got out what might not be a good fit for all, let me say that our hostess was very gracious, the grounds are beautiful, and at night you have an incredible view of San Francesco Basilica. It is out of the way for those who want a car, but a very short drive to Assisi historic district. Overall a very nice place to stay with a few limitations.

This was our favorite stay in our trip to Italy. No elevators for those that can't go up stairs. The hotel is nestled among the beauty of Assisi. The grounds have beautiful views and very nicely maintained. The room we had was very clean and comfortable. We were greeted by the kindest and friendliest staff. Marco and Lara were exceptional hosts. Marco took care of all our needs. We arrived when restaurants were mostly closed between lunch and dinner and he prepared a beautiful tray for us with their delicious wine. The breakfast was included in the price of the hotel room and was magnificent. We will definitely be staying there again.

The hotel is in a great location within the walls. Our room was small but comfortable. Excellent cleaning of the room and bathroom. A rather hard mattress (as we like) that allowed us to sleep very well. There is air conditioning. Breakfast with cakes made at home. excellent quality price ratio. They also have a restaurant (right on the square) where you eat very well. We will surely return to both the hotel and the restaurant. The P.S. to access the hotel is there stairs and so it is little indicated to who has problems with deambulation.

Hotel located two steps from the door of Santa Chiara, you can walk and visit the beautiful Assisi. It has a comfortable parking (price not included) . At the upper floor there is a terrace and a living room available for everyone. The room was very nice and noisy, but if the windows were closed, the room was very noisy, and the shower was very spacious and clean enough. Breakfast: there is a little of everything, it's a pity that all drinks (including various types of coffee) are provided by the machines thousand “smack”. Good cakes made at home. nice staff and available. Recommended!

Central, modern hotel in a very old building. Reasonable choice at breakfast. No lift and there were 5 flights of stairs to our room. The room initially LOOKED very good, recently renovated, everything white, comfortable bed - however..... there was no chair, just a stool and a bench or the bed. It was very warm for March, so we wanted a cool room but the air conditioning was centrally controlled and temperature couldn't be reduced (even by the staff). The shower, which had a clear glass door - so absolutely NO privacy - was in the corner of the bedroom and as the shower drenched everything inside (the control to change from overhead to handheld shower didn't work), including the towel rack, there was nowhere to have a dry towel, except outside the shower, so you had to dry yourself outside the shower. There were 3 steep tiled steps, down into the bedroom - SO dangerous! The toilet and sink were in a separate small room on the other side of the bedroom (the toilet roll holder was coming away from wall). The room looked out onto a dirty courtyard, with a washing machine and air conditioning units, and there was a distinct smell of 'drains' after using the shower. We stayed 2 nights, if it had been any longer, we would have asked to move to another room. This was an expensive hotel, but there were no tissues in the room and not even a bottle of water provided, I would not stay here again.
