"i didnt have high expectations coming here but i cant forgive neglected room with no maintenance. the room and toilet are dirty. There's rubbish and dirt in front of our door. bunch of lizards dropping near bed and sofa. mold spot in toilet and dont let me start with the disgusting toilet sit covered with lots of black spots and stains. we can clearly see yellow stain on rim of blankets too. some yellow stains at pillowcases. they dont have phone to call receptionist. the furniture are good though its not the old type of furniture and the room are huge.
Overall if you are quite picky with hygiene and cleanliness i wont suggest. But if you can close one eyes and ignore all those, sure can consider coming here"

Toilet very old and not clean, dont have sink , towel hanger and mirror..
Second night elevator breakdown.. As i'm staying with elders they cant use stairs have to change to other hotel on that night..
With the price we paid totally not recommended.."

"We had a bad experience staying here because of the water supply is on , off and even no water at night and in the morning. The Person in charge promised that the problem will be solve but when we woke up early in the morning , still no water supply. Too bad they only provide us 2 medium bottles of water and 1 box of small mineral water for usage of 8 persons. We left the place early and have to pay another hotel to get shower. The PIC not even apologize to us."

Stayed 3 nights at Payang Hotel. Location is excellent—walking distance to Pasar Payang and nearby attractions. Parking is limited and shared with the public, so it can be a bit of a challenge, but I managed to get a spot daily.
Room layout is a bit odd with the sink outside the bathroom, which causes water to splash. Toilet and shower are separated with glass doors but not much space to hang toiletries. Bed, pillows, and towels were super comfy. However, the lack of a mini bar was really felt, especially with the hot weather—would’ve been great to have a fridge.
Security could be better as the hotel can be accessed freely through the café/restaurant with no keycard control. On the bright side, food at the restaurant was tasty and the staff were all friendly and helpful.
Overall, good stay for the price and location. Just needs a few upgrades for a more complete experience.

PPurpleZaiThe location of the hotel is very strategic as it's just within 2-3 minutes walk to KTCC and the beach. The sea view at the family room is calming. Breakfast is okay - not too shabby with different main menu each day. The staff are polite. Restaurants, cafes and laundry shops are also within walking distance. The bed sheet and carpet in the toilet can be cleaner. Places of interests are not too far off either.

- Check-in process was smooth and fast
- Room was clean, tidy & spacious, enough space for muslims to pray comfortably, and could accommodate an extra single bed
- The smart tv has netflix installed so we had a great time chilling & watching movies
- Strong water pressure
- Adequate variety of food for breakfast, nasi kerabu was delicious
- Swimming pool was clean & well-maintained
Bad:
- Shower cream was very watery like it has been diluted, had to use the provided bar soap for better lathering
- bath tub’s plug was very loose, luckily i brought my own plastic cover to fill in water for warm bath

1. The room with 3 single bed are quit small for my families.
2. The bathroom water was very hot if pull to hot side. Becareful next time.
3.The TV was very bad I tough I saw a 1980's channel. The should upgrade the TV channels.
4. Breakfast need more variety of choice. 2 or 3 more menu would be better

SShwu ChinIt was an awesome stay at Arena Boutique Hotel. The room is clean and comfortable. They also provide water dispenser. The location is also good, there is a restaurant just beside the hotel and it is walkable distance to Pulau Warisan & Chinatown.

AAnonymous UserThis hotel is outdated, need to refurbish. The pool however is great for kids, have playground and access to the beach(cannot swimming). They serve nasi dagang in their buffet breakfast but the coffee machine is not functioning well. Hotel need to consider to repair it. The staff is friendly and very helpful.
