To abide by all legal requirements and property security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal, and/or, in some instances, complete a criminal background check.
Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.
Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
« You agree to be bound by our rental terms and conditions.
« You acknowledge that you will be required to provide a copy of a valid government-issued ID prior to check-in.
« You acknowledge that you may be required to undergo a background check if mandated by the property management company or the owner, as stated in accordance with your rental agreement and condition of the booking.
« You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.

- Some areas of the complex are restricted to guests (and not listed as amenities), please message us prior to booking to confirm
- We would love to welcome guests who book our apartment the same day of their arrival, but please be aware that your check-in may be a bit delayed (to as late as 7 pm) as we rush to prepare the unit for your arrival. Guests who book more than 24 hours in advance will be able to check-in by 4 pm.
- We provide all of our guests a starter kit of consumables such as toilet paper, paper towels, laundry pods, dishwasher pods, etc. Guests can purchase any additional consumables from nearby grocery stores that you think you might need during your stay beyond what's included in the starter kit.
- The apartment complex may run maintenance or clean the gym, and other shared amenities as they see fit at any time. Please be aware.
Getting Around
We recommend that guests rent a car during your stay in Austin as many of Austin’s best attractions and fun things to do are scattered around the city and much more convenient when accessed by car. While there are certainly public transportation options such as buses and individual transportation options such as scooters/bikes/mopeds, these options are mainly convenient and readily available around the downtown Austin area and quickly becomes sparse even a couple miles outside of city center. Rideshare apps such as Uber and Lyft are also great options but expenses can quickly add up as Austin rideshare rates are on the higher end and can surge very high during busy times, such as 2AM on weekends and during large events such as SXSW, conferences, F1, etc.
Staying Rules
1. Guests will be charged in full for any damages or for any violations of the house rules below.
2. Check-in is at 4 pm. Checkout is at 11 am. Early check-in or late checkout may be available upon request for a fee. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses.
3. Smoking, parties, and excessive noise are not allowed, including on balconies and in shared spaces. Smoking violations are subject to a $1,000 fine, which includes the cost to clean, deodorize, and repair damages.
4. Commercial business work without written consent, illegal activity, and possession of firearms are strictly prohibited.
5. Overnight guests that exceed the number stated in the reservation are not allowed.
6. Pets are not allowed. Violation of our pet policy may result in a fine totaling $1,000. We encourage guests with service animals to contact us before their stay.
7. Guests are responsible for covering the cost, which is $150 per item, to replace lost keys, key cards, fobs, or parking passes.
8. We may use video surveillance in public areas. Noise detecting technology may be used inside the property in non-private spaces to monitor excessive noise levels. Noise detecting technology does not record audio. Tampering with these devices is strictly prohibited.
9. Guests take full responsibility for loss, injury, or damages that occur on the premises and its facilities. Guests must report any property damage to customer service.
10. All guests must complete our verification process using our verification portal prior to checking in.
11. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
