It was a lovely stay at civico13! Bruno was very helpful and responsive, and the location is fantastic - walking distance from spaccanapoli, and 1min away from Duomo metro. Definitely would recommend to stay here if you are able to climb 4 floors.

Everything went well with civico 13; the room was clean and well-located. The host even recommended a bar where we could watch a football match.
The only downside, as often mentioned in reviews, was the rather unappealing and run-down entrance hall, and the four long flights of stairs to climb to reach the accommodation.
Otherwise, the accommodation is very close to the ferry to Ischia, which is very convenient.

Great location. Bruno, the owner of the apartment, is very kind and welcoming. There was delicious coffee in the room. One thing, a high floor without an elevator, but this was brightened up by a beautiful view of Vesuvius and the sea.

Very clean, no foul smells. You feel completely safe in the courtyard. Everything you need is there. The owner is very kind.

We were lucky; we only stayed two nights, and even then we only went to Rome for one day. There might be help with lifting luggage (there's a winch), but we were alone and it's not guaranteed that the winch belongs to the hotel. We didn't see anyone. An introvert's dream!
The mattress sags in the middle. I recommend upgrading. But my wife and I lay and cuddled all night!
Overall, it's perfect for a night or two if you don't have luggage. Great value for the money.

Excellent property located near the city center. The metro station is just steps away, very convenient. The room is on the fifth floor of a building, very clean and equipped with everything you need for a stay. Our arrival at the B&B was far from welcoming. After being dropped off by our transfer, we were led through a series of alleyways to an inconspicuous entrance — a large steel door with a buzzer system shared by other private residences. The surrounding area and entrance felt more like a construction site than the start of a relaxing holiday. Fresh plaster, drying walls, and a large “Do Not Enter” sign near a gaping hole left us wondering if we’d been scammed. Upon arrival, there was no response from the B&B through the buzzer, and after waiting 20 minutes and trying again, we began to worry. Attempts to contact the holiday company yielded no results. We eventually managed to find a phone number and email for the B&B — again, no response. It was only when a man, seemingly uninterested in our presence, arrived with a delivery and we pointed to the B&B sign that he acknowledged us. He led us up at least six flights of stairs, mentioned a local tourist tax we had to pay in cash, and handed over the keys. After climbing more stairs to the top floor, we reached our room. The room itself was decent, though the bathroom could use some maintenance. The communal terrace was a redeeming feature, offering pleasant views of the dock. A nearby supermarket was also convenient. However, the so-called reception was just a desk, chair, and a guestbook — no staff, no amenities. Most disappointingly, there was no breakfast provided despite it being a key reason we chose the B&B. When we raised this with the owner he sent us vouchers(business cards of the b&b with a signature on the back and paid written on it), there were no breakfast room and the reviews of the cafe/breakfast bar were ver similar to that of the ,b&b disappointing. While the location is central, the overall experience was disappointing. The building resembled a derelict site more than a guesthouse, and the lack of communication and hospitality left a lot to be desired.

An honest review you don’t see on any booking sites including *********** & Love Holidays, who refuse to acknowledge the issue As soon as you arrive you feel you’ve been scammed. There is no reception or even indication you are at the right place apart from a small plaque. No one was there to greet us & there was no number to call. We waited & the guy finally turned up to let us in, he only did so as I asked him to find the B&B which he initially ignored me & then said it was him. If we hadn’t of waited we’d be sleeping somewhere else as no number to call to gain access to the B&B, Love Holidays didn’t want to know. He took us up a 5 floor steep stone stair cases (which one one on any site tells you about! They are hard & steep not suitable for a young children or anyone with mobility or if unfit) The room itself is nice enough. Only 3 rooms in total at the B&B. No indication of breakfast even though we paid for breakfast, no obvious breakfast room. The outside & inside is a dump! Not sure how this place has got amazing reviews as it’s not worth it. We here right now!

Positive: The room was fine, and the location near the historic center was great. We walked everywhere from here. Check-in was easy; we received a code and further instructions. Negative: Parking: The website states they have a parking garage arrangement for 20 euros per day. We arrived at 4 p.m., but it turned out the garage was full and we had to return in 2 hours. When we returned at 6 p.m., there was luckily space, but the rate was 25 euros. According to the garage, they had no arrangement with Civico or any other hotel/B&B. Breakfast: The website states breakfast is included (it is a B&B, after all), but when we asked (via WhatsApp) where it was, we were told there was no breakfast. When we showed a screenshot of the website, we were eventually given breakfast vouchers for a bar within walking distance. The breakfast there was nothing special: a cup of coffee and one sweet roll. Dilapidated Bed and Breakfast, outside and inside. Four floors without lift (about 100 steps height of about 30 cm), absolutely impracticable. Location: Decent, a couple of kilometers from Piazza Plebiscito/the seafront. Cleanliness: Good. Owner: Very friendly. Agreement with underground parking open 24 hours a day. Room: Equipped with a mini-fridge, air conditioning, shower, toilet (no bidet). Ideal as a base for a single or young couple without children.
