It's a domestic four-star hotel. The foreign man at the front desk has very poor service! He didn't even give me water! I've never seen anything like this! Bath salts cost 10 Australian dollars, and there were no toothbrushes or cotton pads! Breakfast was a single order! There was a Malaysian girl at the front desk who was very nice.

We are a family of 5 and we booked 3 rooms for 3 nights. The hotel did not give us rooms on the same floor. They said they had no idea that we were traveling together as I did not tell them we were traveling together. I answered the reservation of the 3 rooms was made under ONE booking, does it tell you we are traveling together or I was just booking the other 2 rooms for strangers .....The receptionist was speechless then, but nothing she could do as the hotel was fully booked she said.
We showed up after the check in time of 2pm, but one of the rooms was not cleaned up yet and hence not ready, the other room had AC problem and also not ready. We spent 30 minutes in the reception trying to check in....
The room was noisy, after midnight bid noise came from the main door and toilet area basically every hour, waking us up in the middle of the night a few times. First I thought it was someone banging at the door, or a cleaner cleaning in the lift lobby. I opened the door but found nobody. The noise was consistent for the whole 3 nights.
Other than the above, the hotel is well located and the price is reasonable. The staff at the reception are basically nice and helpful.
This was my second time staying at the Lincoln Inn on my return trip, and the experience was just as good. The supermarket across the street is incredibly convenient. It was a lifesaver during my stay. The room was comfortable, and the temperature was just right that day, so I didn't even need to use the air conditioning.

This hotel is clean and situated on the outskirts of the CBD, in a tranquil environment. There is a large park across the street, and it takes just 10 to 20 minutes to walk to BB. For further travel, it's only a 4-minute walk to the train or bus station. The location is very convenient, offers great value for money, and I highly recommend it.
We love the location! It is so close to the bay. We can easily walk to shops, restaurants, playgrounds, and the jetty. We definitely enjoyed the breakfast and will come back in spring.

Really welcoming and friendly staff who were eager to help wherever they could. We arrived here at the end of our trip from Melbourne along the Great Ocean Road to Adelaide, so the comfort was very much appreciated after spending nights sleeping and living in a campervan.
The hostel itself is very clean and maintained. There are multiple TV rooms, a massive chill-out area, and bathrooms that feel more like a hotel than a hostel. We booked a private room with shared bathroom. The room was a good size, with a balcony, a desk, and 2 large, comfortable double bed. It was also air-conditioned.
The kitchen is large and well equipped, with multiple fridges and stovetops, as well as a microwave, cleaning products, and recycling facilities. The only downside is that some guests could be tidier and put their things away after washing up / cooking.
The location is excellent — right in the centre of the city. You can walk everywhere: the bus station, supermarkets, China/Asian town, restaurants, and Adelaide Central Market are all just minutes away.
Overall, I would definitely recommend staying here and would happily stay again.
The resort is great, with a limited number of rooms but a quiet environment. Check-in was quick. We even saw a giraffe in our room! The space is very open, and the breakfast is plentiful. Definitely worth experiencing.

Great hotel, pool wasn’t that warm when me and my partner stayed so it wasn’t that enjoyable. It was also quite small more of a lap pool than anything. Our fan above the shower was quite dusty they sent someone in the room to clean it when we left and they did. Claimed that the fans are cleaned weekly but I beg to differ. The room was quite small for the price as well our sink had to be closed almost the whole time because it stunk out the room so badly. Didn’t get that well or a view from our room either. Beds are comfy and feel good. Shower was great we didn’t have a bath in our room.
Overall I wouldn’t spend that much for that room again cause it wasn’t that worth it

The two most important things for me in any hotel are a comfortable bed and a good shower.
the bed was great but the water pressure in the shower was very poor.
Aside from that, there were other issues that I would not expect from a hotel of this standard, carrying the prices it does.
The TV power button did not work, neither did any of the top buttons on the remote.
Once I turned the TV on at the GPO and then on the actual TV itself, I was unable to use the connected DVD player as the buttons to switch to it on the remote did not work.
Breakfast was quite poor. Basically cereal or scrambled eggs with a few other options such as fruit cups, yoghurt and biscuits.
It served my purpose being close to the convention centre, but I doubt I'd stay there again.
SSHANThe location is near the vineyards of the winery, the environment is not bad, the overall is not very big but the layout is very good. There are sheep, goats and chickens and ducks raised by the owner in the Park. The host and aunt are very kind and very nice, the service is very attentive, and the price is very high
GGuest UserWe arrived on a very hot day and the air-con was already on, which is a big plus. Although the room is rather basic, it is very clean and the bed comfortable. Location at Nuriootpa is central for visiting different places in Barossa.
GGuest UserWe stayed at the hotel for my husband's birthday and had a great time. Loved the heated pool and jacuzzi. Room was very spacious and comfortable. Breakfast was a bit disappointing, very cramped and staff were struggling to keep up, did not feel like a five star experience. Balcony really tiny with no view, so not one you could actually use. Service was excellent and staff were very friendly.

While the hotel is a bit dated, it's clean and the rooms are spacious.
Breakfast was average, with limited food choices, although the view from the breakfast area was quite nice.
The paid parking isn't in the hotel building itself; it's across the street, a mere 30 steps away, so be prepared to carry your luggage.

AAnonymous UserWe stayed at Franklin Apartments twice during our trip to Adelaide. The location is convenient with restaurants on Leigh Street to the north and China Town to the south both easily accessible within a 10 minute walk. It has a Rose Bagels restaurant on the Ground floor accessible from the lobby which is highly regarded and was taken over by new owners during our stay in November 2025. Entrance to the hotel is from Bentham street which has a few on street parking spots which are great if you can get them for free overnight parking. The apartments are spacious with a full kitchen, living/dining areas and laundry facilities. The first apartment we stayed at also had a separate study area which was great for getting some work done.
AAKwokThe hotel's design is very colorful and youthful, a refreshing change from the usual dull hotel aesthetics. It felt very new and unique. You can request various services and amenities, like different pillows, through the app and they arrive in about 10 minutes, which is quite efficient. We booked a twin room, and both beds were double beds, very comfortable. It's incredibly close to the must-visit Central Market, just across the road, making dining super convenient – no need to even book breakfast at the hotel. The air conditioning was excellent, so the summer heat wasn't an issue at all. Highly recommend!
GGuest UserThis hotel is located in the heart of Adelaide, South Australia's capital. While it's not a five-star, it's definitely a top-tier four-star. The location is excellent, with a McDonald's right across the street and major supermarkets like Coles nearby. It offers fantastic value for money, especially during holidays. There's also a gym and a swimming pool on the first floor of the hotel.

Lovely stay, comfy bed, quiet'ish - the toilet sounds like a water pump everytime it fills up. Bathroom/shower is a little dated but functional.
Parking is 30$ per day (reasonably priced - unlimited entry during the stay)
Overall a great stay!! Will definitely comeback!!!
